Kinson
Post-war semis and bungalows, and the jobs that come with their age
Most of Kinson was built in a short run of years after the war, much of it as council housing, so the work it needs now arrives street by street: mortar ridges letting go, felt flat roofs on the back extensions, the second round of fascias, and chimneys shared between two halves of a pair. All of it can sit with one firm, on one written quote.
The trouble on Kinson houses of this kind comes in three shapes. A ridge tile in the front garden after a windy night. A stain on a bedroom ceiling under a bungalow dormer that went in years ago. Or a pair of semis where one owner wants the roof, the roofline and the render sorted and would like to know whether next door should do the same.
If rain is getting into a room now, ring 07435 839745 and say which room, then keep people clear of that side of the house if a tile has already come down. For everything else, Thomas comes out, looks from the roof and from the loft, photographs what he finds and writes an itemised quote, with repair and replacement priced side by side where both are fair options.

The housing
Pairs, short terraces and a lot of bungalows
Semi-detached houses are the most common home in Kinson, with short terraces, low blocks of flats and a good number of bungalows around them. The biggest building wave came in the late forties and fifties, and the estates kept growing into the sixties, much of it put up by the old Bournemouth council to meet the housing shortage. A newer layer of houses and flats since the eighties sits on the edges.
In Kinson that age tells you a lot about the building before anybody climbs a ladder. The early post-war roofs are mostly cut timber, built on site, with purlins and struts rather than factory trusses, and covered in concrete tile over bitumen felt. Ridges and verges were bedded in sand and cement and nothing else. Walls are brick, sometimes rendered or pebbledashed, with a cavity that may or may not have been filled since. Round the back there is usually a kitchen extension, porch or garage under a flat roof.
- Owners, tenants and leaseholders on the same road. Many council houses here were bought by their tenants and have been sold on since, so one street can mix owners, council tenants and leaseholders. If you own the house, you instruct the work. If you rent from the council, report repairs to BCP Council rather than booking a builder. If you own a flat in a block, the roof and outside walls are normally the freeholder's, and a big job reaches you through the service charge after consultation under section 20.
- A semi is half a building. The chimney usually sits on the party line, the ridge runs across both halves and the render meets at a join on the front. Rebuilding a shared stack is work to a party structure, and the Party Wall etc. Act 1996 expects notice to next door. Where both owners want the work, one set of access does both, and we price each half separately so each owner sees their own figure.
Planning
No conservation area, a small cluster of listed buildings, and ordinary permitted development
None of BCP Council's conservation areas covers Kinson. You can check the council list for yourself. For almost every house here that means the normal householder permitted development rules: re-covering a roof in a similar looking tile, replacing fascias and gutters, repointing and patching render need no application.
The exceptions are worth knowing before any work is booked.
- The old village. Kinson was a village long before Bournemouth reached it, and a small part of it is still there. Historic England lists St Andrew's Church at Grade II*, and at Grade II the house called Pelhams with the wall along the road beside it, Kinson Vicarage, the Dolphin Inn, The Thatched House and a pair of cottages on Manor Farm Road. Work that affects the character of any of them, repairs included, needs listed building consent, and a change of mortar on a listed wall counts.
- Flats and roof shapes. Permitted development does not cover a building containing flats, so a new rooflight or a change of covering on a block usually needs an application. On a house, the roof guidance sets the volume limits for a rear dormer, and a dormer on the front slope facing the road always needs permission.
- A new drive onto a main road. A new or wider access for a house on an estate road usually needs only the council's dropped kerb consent. Onto a classified road such as Wimborne Road through the middle of Kinson, planning permission is needed as well, so the design starts with how the car will turn and leave forwards.
The one local thing
Your neighbours' roofs were built the same week as yours
Estates like Kinson went up fast, with the same tile, the same felt, the same timber fascias and the same mortar ridge used on house after house. Fifty to seventy years on, they are wearing out together. That is why one storm can take ridge tiles off half a dozen roofs on the same road, and why a whole row of rooflines can go brittle and chalky within a few years of each other.
It is useful information. If the house joined to yours has just had its ridge rebedded, look at yours, because it was bedded in the same way at the same time. On a re-fix we follow BS 5534 and hold every ridge and verge tile mechanically, usually with a dry ridge and dry verge, so the mortar that failed is not simply put back. On a roofline, ask whether a quote strips the old boards or caps over them, because capping hides rotten timber rather than fixing it.
Kinson also has a lot of green space among the houses. Kinson Common, a council nature reserve of heath, wet ground and woodland, has gardens backing straight onto it, and there are mature trees around Pelhams Park and down towards the Stour. Gutters on those plots fill with leaves faster than on an open road, so two clears a year, late autumn and spring, suit them better than one. Where a garden backs onto the common, wash water and biocide are kept off the heath.

What we do in Kinson
Every trade, for the houses that are here
Each trade has its own Kinson page. These are the short versions, with the fault we would look for first on post-war housing.
Roofs and flat roofs
Ridge, hip and verge repairs on concrete interlocking tile, slipped tiles traced back to rusted nails or soft battens, lead flashings at the stack, and full re-covers on breathable membrane and new treated battens. Flat roofs over kitchens, garages and bungalow dormers re-covered in GRP fibreglass, EPDM rubber or torch-on felt, with the deck checked first.
Roofing in Kinson Flat roofing in KinsonFascias, soffits and gutters
The second round of rooflines: old uPVC and capped timber stripped back, rafter feet repaired where they have rotted, and new fascias, vented soffits, gutters and downpipes fitted. Gutter clearing by hand for Kinson houses near the common and the parks.
Fascias and guttering Gutter cleaningBrickwork and repointing
Shared chimney stacks rebuilt or taken down with next door's agreement, garden walls, piers and new openings. Repointing in a matched cement, lime and sand mix on the post-war houses, and in lime on the few older buildings round the church.
Bricklaying in Kinson Repointing in KinsonRender and plastering
Blown pebbledash and cracked sand and cement render cut out or stripped, and re-rendered on stainless or uPVC beads, stopping neatly on the party line of a semi. Inside, skimming, patching and ceilings put back once the leak above them is fixed.
Rendering in Kinson Plastering in KinsonDriveways and patios
Block paving, resin bound and tarmac drives on a proper sub-base, and patios in porcelain or sandstone. A new front drive over five square metres must be permeable or drain to a border, and a bungalow patio can be set up for a level way out of the back door.
Driveways in Kinson Patios in KinsonCleaning and insulation
Soft washing of roofs, render and paving with a biocide finish. Loft insulation on the cut roofs of the early Kinson estates, laid without touching the struts and purlins, and cavity walls checked with a borescope before anyone fills or refills them.
Exterior cleaning Insulation in Kinson Loft insulation Wall insulationHow we work
From the first visit to the last sweep
Thomas visits, gets into the loft as well as looking at the outside, and writes the quote himself, with the scaffold or tower as its own line. Where a repair will do, that is what we price. Where a roof, a roofline or a flat roof has reached the end, the photographs show you why.
Once work starts, one person is your contact throughout. A roof is only opened as far as it can be made watertight that day, the site is swept each evening and the waste leaves with us. If opening up finds a soft deck, a rotten rafter foot or a cracked lintel nobody could have seen, we stop, photograph it and price it in writing before carrying on.
On a pair of semis, if next door wants their half done too, tell us at the visit so the access and the ridge can be shared. While a roof is open is the cheapest moment to insulate, and Approved Document L sets what a renovated roof should reach.
Reviews
What customers said
A new roof and a resin driveway with a patio, both written by the customer after the work was finished.
I am really pleased with our new roof. The team were friendly and professional and kept up good communication with us through the week. We had no issues and I'd definitely recommend to anyone…
Bournemouth Roofing and Building completed a beautiful resin driveway, patio, and decking area for us. The job was quite complex and far from straightforward, but they handled everything with professionalism and skill…

Most repairs in Kinson need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about building work in Kinson
Is Kinson in a conservation area?
No, none of BCP Council's conservation areas covers Kinson. There is a small group of listed buildings around the old village, including St Andrew's Church, Pelhams and the Dolphin Inn, and those need listed building consent for changes. For the post-war houses the ordinary permitted development rules apply.
Next door has had their ridge redone. Should I do mine?
It is worth a look. On a pair of semis the ridge was bedded at the same time on both halves, so if theirs had cracked, yours is likely to be close behind. We check each tile, and if most are still holding we say so and price only the length that needs it.
Our chimney is shared with the house next door. Can you rebuild it?
Yes. Half the stack is yours and half is your neighbour's, so rebuilding or taking it down means giving them notice under the Party Wall Act. Most neighbours are happy to share the cost of a stack shedding bricks onto both roofs. We price it as one job and can split the figure between you.
I rent my house from the council. Can I book you?
For repairs, report them to BCP Council as your landlord first, because the roof, walls and gutters are theirs to fix. If you want an improvement, the council's permission usually comes first. Owners of former council houses instruct us directly.
Do you cover all of Kinson?
Yes. The old village, Bear Cross, West Howe, Ensbury Park and Northbourne are all in our working area, across BH10 and BH11, with BCP Council for planning and building control.
Kinson is at the northern edge of Bournemouth, above the Stour. Our Bournemouth page covers the rest of the town, from Moordown and Winton down to the centre and the coast.

Each trade the job needs is priced on its own line of that written quote.
There is a verified customer's 10 out of 10 on our Checkatrade profile. The site visit is free and so is the written itemised quote. Scheduled work runs Monday to Friday, 8am to 6pm.
