A flat roof in Branksome is usually worth repairing while the deck under it is still dry and firm, and worth re-covering once it is not. We lift an edge, test the boards and tell you which it is before anyone talks about EPDM, GRP or felt.
In Branksome, BH12, where a flat roof sits decides how it is reached. On the back of an Edwardian or inter-war house, over a kitchen, a bathroom or a garage added decades later. As a dormer on a loft conversion, where the only way up is through the house or over the main roof. And across the top of the blocks built in the 1960s and 70s, where one tired covering serves every flat underneath it.
If water is coming through a ceiling today, ring 07435 839745 and put a bucket under it. Tell us whether the roof above you is a house extension or part of a block, because that changes who we need to speak to.
The work
Extensions, dormers and the roofs of the blocks

A sound roof gets patched. Blisters, a split at a lap, or a seam lifting at the upstand can be cut out and repaired in the same material, as long as the deck is dry. We look hardest at the edges, because that is where most flat roofs leak: the edge trim and drip over the gutter, where the downpipe or hopper takes it away, the upstand against the house wall, the lead cover flashing above it and the outlet.
Stripping and re-covering. When the deck gives underfoot or the covering has failed in several places, it all comes off. Rotten chipboard is replaced with new OSB or plywood, and firring pieces or a tapered board restore the fall, so water runs to the gutter or outlet instead of ponding in the middle. Then the covering: an EPDM rubber membrane bonded down in one sheet, GRP fibreglass laid on a new deck, or a torch on felt system with a cap sheet. We tell you which suits your roof and why. A single storey extension is often two or three working days.
Rooflights and lanterns. A skylight, a Velux style rooflight or a glazed lantern on a Branksome kitchen extension sits on a timber kerb, and the membrane has to be dressed up and over that kerb with no gaps at the corners. When a lantern leaks it is usually there, not the glass. Replacing one at the same time as the covering is far simpler than trying to seal round an old one.
Dormers. A dormer roof in Branksome is small but awkward, reached from the main roof or from a scaffold, with a lead or membrane detail where it meets the tiles. Leaks there often show up as a stain on the stairs rather than in the room itself.
Warm roofs. Many older extension roofs in Branksome are cold roofs with little insulation and poor ventilation, and condensation on the underside of the deck rots it from below. Re-covering is the time to put PIR insulation board above the deck, under a vapour control layer, so the timber stays warm and dry. Replacing a whole covering brings in building control and Approved Document L, and we handle that.
Block roofs. The larger roofs on the post-war Branksome blocks carry parapets, copings, several outlets, soil and vent pipes and often a hatch or a tank room, and each one is a detail to seal. We survey them in writing, section by section, and separate what has failed from what can wait.
When we would talk you out of it. A roof that is ten years old with one lifted seam does not need replacing. A roof with a wet deck does not want a patch, because a patch traps the water in. We will say which you have.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Re-covering a flat roof on a house is normally permitted development, and Planning Portal guidance covers the exceptions such as a raised roof or a new rooflight. Flats have no permitted development rights, and near County Gates the Brunstead Road Conservation Area is worth checking against the council keeps the list. We detail every roof to BS 6229.
Cost
What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.
Getting to it. A garage roof behind a semi near the recreation ground, a dormer on an Edwardian house with no side access, and the whole roof of a block of flats off Poole Road are three very different jobs to reach. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.
The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.
The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.
Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.
If it is coming through
Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.
The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. In a block, the flat at the top is the one that gets wet, so tell the managing agent the same day and let us send them the photographs. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
The one local thing
Block roofs from the 1960s and 70s
A fair part of Branksome was built between the 1950s and the 1980s, and many of the blocks of flats from that time went up with flat roofs. Most of those roofs are now on their second or third covering, and the problem is rarely the covering alone.
It is the parapet copings letting water into the wall behind the upstand, outlets that silt up and leave standing water, and a deck that has been re-covered over twice without anyone checking what was underneath.
If you are a leaseholder in one of the Branksome blocks, the roof belongs to the freeholder and the work is paid through the service charge. A full re-cover usually triggers consultation under section 20 of the Landlord and Tenant Act 1985, which takes weeks, but a temporary repair to stop a leak does not have to wait for it. What helps most is a survey that separates the two: the repair to do now, and the re-cover to plan for. We write it up with photographs of the outlets, the copings and the deck, so the agent and the residents can see the same thing we saw.

Questions
Questions about flat roofs in Branksome
Can my flat roof be repaired, or does it need replacing?
If the deck is dry and firm, a repair is often fine. If it is soft or wet, it needs stripping and re-covering. We lift an edge and check before we quote.
Which flat roof covering is best?
EPDM suits a simple roof with few openings, GRP suits a new deck with plenty of detail, and felt suits a roof that takes foot traffic. We explain the choice on the quote.
I own a flat in a block and the roof leaks. What do I do?
Tell the managing agent straight away and ring us. The roof is the freeholder's, but a temporary repair can go ahead while the permanent job is agreed.
How long does a new flat roof take?
A small extension or garage roof is often two or three working days. A block roof takes longer, and the quote sets out the timetable.
