A flat roof in Canford Cliffs that leaks can usually be repaired or re-covered without rebuilding it, as long as the deck underneath is sound. We lift a corner to find out, then quote EPDM, GRP or felt for what the roof actually is.
Canford Cliffs flat roofs usually need looking at over a garage, a parapet or a terrace. Water is dripping into a garage or a rear extension on a detached house and the felt above it is blistered and split. A top-floor flat has a stain spreading from the corner where the roof meets the parapet. Or a balcony or roof terrace over someone else's living room has started to let water through, and two households now have an interest in the answer.
Each one needs the covering, the deck and the edges looked at together, because the place water shows is rarely the place it went in. If it is coming through a ceiling today, ring 07435 839745 and tell us which room, instead of waiting on the form.
The work
Garages, extensions, terraces and the roofs on the blocks

Garage and extension roofs. Most of the detached houses in Canford Cliffs have at least one: a double garage, a kitchen extension, a porch or a dormer cheek.
Plenty in Canford Cliffs are still on built up felt from when they were first put on, and the signs of the end are the same everywhere: blisters, splits at the upstand, and standing water in the middle where the deck has sagged. A small garage re-covered in EPDM or GRP is one of the shorter jobs. If the chipboard or OSB deck has been wet for years, overlaying it is a waste of your money and we will tell you so.
What goes on. EPDM rubber is a single ply sheet, bonded down with the seams kept to a minimum, and it forgives a bit of movement. GRP fibreglass is laid wet over a ply deck and suits a roof you will walk on, a terrace or a roof with awkward shapes. Torch on felt in a three layer built up system with a mineral cap sheet is still a sound choice on a plain garage. We say which we would use and why, rather than quoting whatever we happen to have on the van.
Falls, outlets and the pines. A flat roof lives or dies on its fall. Canford Cliffs is thick with pines, and needles collect at the outlet and the edge trim, so a roof that drained fine for years starts to pond. Where the falls were never right we correct them with tapered firrings on the joists before the new plywood deck goes down, and we fit a rainwater outlet that can be cleared, with the hopper and downpipe below it checked so the water has somewhere to go.
Warm roof or cold roof. Most re-covers are the chance to insulate. A warm roof puts PIR boards above the deck on a vapour control layer, which keeps the timber on the warm side of the dew point and stops interstitial condensation forming inside it. Approved Document L sets what a renovated roof should reach, and BS 6229 is the code of practice we detail it to.
Blocks, balconies and rooflights. Several of the post-war blocks of flats in Canford Cliffs are flat roofed behind a parapet. The membrane is often fine and the failure is at the abutment: a cover flashing come out of its chase, a cracked coping, a missing cavity tray, or lead that has split at the apron. Rooflights and skylights, lanterns, hatches, soil pipes and vent pipes are the other usual entry points. On a terrace over another flat, the build up, the drainage and the upstand at the door threshold all have to work, and we look at them together. Pitched roof trouble on the same building goes to our roofing side.
How it runs
From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Re-covering an existing flat roof like for like needs no application, and the Planning Portal guidance explains when a change of height or a new rooflight does. Parts of Canford Cliffs are in a conservation area and the council keeps the list, which matters if a roof can be seen from the road.
Cost
What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.
Getting to it. In Canford Cliffs, a garage roof reached across a garden, a two storey extension over a sunroom and the roof of a block of flats behind a parapet are three different access problems, and on the block the materials have to be lifted up the outside. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.
The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.
The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.
Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.
If it is coming through
Water through a flat roof
Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.
The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If the roof is over a flat, let the managing agent know as well, and if it is a terrace, tell the neighbour underneath before they find it themselves. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
On a block, the roof is not yours to order
Most homes in Canford Cliffs are flats, and in almost every block the roof belongs to the freeholder. It is repaired through the managing agent and paid for out of the service charge. That means the person living under the leak usually cannot sign the job off, however obvious the fault. Ring us anyway: we will look, photograph it and write a quote the agent can work from.
Where the cost to any one leaseholder is going to pass the statutory limit, the freeholder has to consult everyone first under section 20 of the Landlord and Tenant Act 1985, which adds weeks before a re-cover can start. A temporary repair to stop the water is normally fine in the meantime. Roof terraces are the grey area. Some leases give the terrace surface to the flat and the membrane under it to the freeholder, so check your lease before anyone lifts a tile or a paving slab.

Questions
Questions about flat roofs in Canford Cliffs
Can you repair it or does it need re-covering?
If the leak is at one split or one failed upstand and the deck is dry, a repair makes sense. If the covering is blistered all over or the deck gives underfoot, a patch only moves the leak, and any failed seam or lap tells you the rest are close behind. We lift a corner and show you before recommending either.
Which is better, EPDM, GRP or felt?
It depends on the roof. EPDM suits most garages and extensions, GRP suits anything you walk on and complicated shapes, and a three layer felt system is still fine on a simple roof. The quote says which, and why.
How long does a flat roof take?
A garage or a small extension is one of the quicker jobs once it starts. It takes longer if the deck has to be replaced or the falls rebuilt, and GRP needs dry weather to cure.
I rent a flat on the top floor. Who do I tell?
Your landlord or the managing agent, in writing, with photographs. They instruct the repair. We are happy to give them a written quote once they ask for one.
Will you make a mess of the garden?
Old felt and deck come off into bags or a skip and leave with us, and the site is swept at the end of each day. Where the pines drop needles on the new roof, we clear the outlet before we go.
