Repointing in Canford Cliffs
Chimneys, garden walls and the elevations that face the sea, raked out and repointed in a mortar matched to the brick.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Repointing in Canford Cliffs is usually a chimney, a garden wall or the one elevation that takes the weather off the sea, rather than a whole house. We rake the failed joints out, match the mortar to the brick, and price each face separately.
A Canford Cliffs wall usually tells you it needs repointing through the chimney, the garden wall or a damp bedroom. The mortar on the chimney has washed out and a brick or two has come loose. A garden wall has joints you can push a key into, with sand trickling out of them. Or a bedroom on the seaward side of the house has a damp patch that appears after a wet, windy week and dries out again, and the joints outside are open.
We look at every elevation, not just the worst one, because the wall facing the weather is usually a long way ahead of the others. You get a price for the faces that need doing and an honest word on the ones that do not.
The work
Which walls need it here, and how we point them

Flats in blocks, and large detached houses. Most homes in Canford Cliffs are flats, with large detached houses between the blocks, and much of the brick is laid in a cement based mortar. On a block the freeholder or managing agent orders the work, and a large job may need the leaseholders consulted under section 20 first. These walls rarely need repointing all over. What fails is the exposed face: a gable end, the chimney, and the wall below a leaking gutter.
We rake those joints out to a proper depth and repoint in a mix that matches the original in strength and colour, with the joint finish, flush, weather struck or bucket handle, matched to what is there. One elevation is typically a few days.
The older villas. A small number of houses in Canford Cliffs are earlier, with solid walls and softer bricks laid in lime. Those walls are breathable: they manage damp by letting it out through the joints. Repoint them in hard cement and the moisture leaves through the brick face instead, which blows off in the next frost. On these we use a natural hydraulic lime, NHL, and rake out by hand.
Raking out properly. Joints come out to at least twice their height, back to sound mortar. On soft or old brick that is done by hand with a plugging chisel, because an angle grinder or disc cutter widens the joint and takes the arris off the brick either side. On hard modern brick a disc is fine if the operator is careful. The wall is brushed out and damped down before the new mortar goes in, then kept from drying too fast.
Chimneys and garden walls. These are where joints fail first, because they are wet on both sides. A chimney repoint is a scaffold job, and our roofers can check the flashing while it is up. Garden walls under the pines stay damp and green, and crumbling joints near the top usually mean the coping has failed too. Where bricks have spalled, we cut them out and replace them before repointing.
Matching. Houses in Canford Cliffs come in many shades of brick, often mixed with render. We mix a trial panel so you can see the colour and texture once it is dry, and adjust the sand until it blends with the weathering on the rest of the wall. If a wall needs more than pointing, rebuilding goes on the quote too.
How it runs
From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, raking out, the mortar mix, the area of each elevation, any brick replacement and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Repointing to match is maintenance and needs no application. Parts of Canford Cliffs are in a conservation area and the council keeps the list. Changing the look of the joints there is worth checking first, and a listed building such as St Ann's Hospital on Haven Road needs listed building consent.
Cost
What decides the price of a repointing job

No rate per square metre, because the square metres tell you almost nothing until somebody has looked at what the joints are actually like.
Getting to it. A garden wall you can reach from the path, a gable on a detached house above a sloping garden and the end wall of a block of flats are three very different access jobs. A chimney or a gable wants a scaffold, a boundary wall wants nothing at all. How long the platform stands matters as much as how big it is, and the work at height rules are why it is a priced line rather than something absorbed into a rate.
The joints decide it, not the wall. Raking out by hand is slow, and on soft brick it is the only safe way, because a disc widens the joint and takes the arris off either side. How deep the joints have to come back, and whether the faces have already spalled, sets the hours far more than the area does.
Matching is the part that shows. Too strong a mix is the classic mistake: cement holds water against a soft brick and the face blows off in the first hard frost. Lime is slower to work and slower to cure, and it is the right answer on most pre-1919 walls in Canford Cliffs.
Comparing quotes? Ask how deep the joints are being raked and whether by hand or by disc, what the mortar mix is and whether it has been matched to what is there, how many spalled bricks are being cut out and replaced, and whether the scaffold is in the price. Get those answers in writing before comparing totals.
If water is getting in
Open joints, and water coming through the wall

Ring rather than use the form. A wall with the joints washed out lets driven rain straight through to the inside face, and on a chimney it will find the flashings as well.
We come and look, sheet or temporarily point the worst of it if the weather is against us, and price the full elevation once it has dried out enough to see what is sound. If the damp shows up after rain driven off the sea, note which way the wind was blowing, because it tells us which face to look at first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Rain off the sea, and why the mix matters on that side
The sea is less than a kilometre from the middle of Canford Cliffs, and on high ground above the chines the walls facing south and west take rain driven hard off the bay. Wind driven rain is how water gets through a wall, and BS 8104 is the standard for assessing how exposed a wall is. On the sheltered sides the same mortar can last for decades longer.
So on the weather face we rake deeper and use a slightly recessed or weather struck joint that sheds water, rather than a deep recess that holds it. And we do not reach for a stronger mix to make the joint tougher. Salt carried in the rain crystallises in the wall, and a mortar harder than the brick forces the damage into the brick face. The joint should wear first, because a joint is cheap to replace and a brick face is not.

Questions
Questions about repointing in Canford Cliffs
Does the whole house need repointing?
The whole house rarely needs repointing in Canford Cliffs. The weather face, the chimney and the garden walls usually need it long before the rest. We look at every elevation and quote face by face, so you can do the worst now and the rest later if you prefer.
Will new pointing stop the damp in my bedroom?
If the joints on that wall are open, repointing is part of the answer. We also check the gutter above, the window sills and the cavity, because penetrating damp often has more than one route in.
Will the new mortar look different?
When it is fresh, a little. We mix trial panels to match the colour and texture once they are dry, and the new joints tone in as they weather.
Do you use lime or cement?
Whatever suits the wall. Post-war cavity brick takes a matched cement based mix. Older solid walls and soft bricks get lime, because the joint must be softer than the brick.
