Gutter cleaning in Boscombe mostly means tall converted villas and blocks of flats, where the gutter is two or three floors up and the outlets clog with pine needles and gull debris long before anyone notices from the ground.

Most people in Boscombe find out their gutter is blocked from the inside. A patch of damp on the top floor ceiling of a converted flat, a green streak down the side wall of a villa, or a downpipe that roars in a shower and then spills over the hopper halfway up. From the pavement a gutter three storeys up looks fine until it is not.

We are based on Wolverton Road, so a look costs nothing and takes no planning on your side. We check every run, outlet and downpipe, not just the one you rang about, and send a written price with each part on its own line. If water is already coming through a ceiling, ring 07435 839745 and tell us which floor, so we know what access to bring.

The work

Converted villas. Much of Boscombe's housing is big Victorian and Edwardian houses that were split into flats a long time ago. They carry long runs of gutter, bays with their own short lengths, and often a valley gutter between two roof slopes where one house was extended into another.

We clear the lot, scooping the silt and moss out by hand from a ladder or a tower, then flush every outlet and run water down each downpipe until it comes out clean at the shoe. Where a pipe will not run, we rod it or put a camera down to find the blockage instead of guessing. A straightforward Boscombe villa is a morning. One with a valley gutter and four downpipes takes longer, and we tell you that on the quote.

Purpose-built blocks. Newer blocks in Boscombe tend to have plastic gutters on a plain eaves, which are the easiest to reach with a vacuum pole from the ground. Older blocks are more likely to have a box gutter behind a parapet, which the pole cannot see into, so somebody has to get up to it properly. A parapet gutter that backs up puts water under the roof covering, not over the edge, and the first sign is usually a stain in a top floor flat.

Over the shops. Along Christchurch Road most shopfronts have flats above them and a gutter at the top of the building, over the pavement. Access there is about the street as much as the roof: we work early, keep a clear zone below, and use a tower where a ladder would sit in the way of people walking past.

What we find in them. Needles from the pines around the chine and the older gardens mat together into something close to felt, which slides along a run and packs hard into an outlet. Moss off old slate and concrete tiles adds weight. Near the cliff there is often nesting material and droppings at the outlets and in valleys.

When clearing is not the answer. A gutter that still drips after it has been cleared has a problem that is not debris: a union seal that has perished, a length that has sagged between brackets so the fall runs backwards, or cast iron rusted through at a joint. We can reseal a joint or refix a bracket while we are up there. Re-hanging a run, or replacing rotten boards behind it, is fascia, soffit and gutter replacement in Boscombe, and we photograph and price it separately first. We will also tell you plainly when a run is so far gone that paying to clear it again is money wasted.

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of run, the number of outlets and downpipes, any repair, and where the debris goes on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Clearing a gutter needs no planning or building control, and nor does resealing a joint. Boscombe has five conservation areas of its own, and on a listed building or inside one of those areas swapping cast iron for plastic is a different matter, the council keeps the list. Any change to where a downpipe discharges falls under Approved Document H.

Cost

What decides the price of a gutter clean

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.

Getting to it. A two storey house near King's Park comes off a ladder, a three storey villa by the chine usually needs a tower on the side path, and a gutter above a shop on Christchurch Road has the pavement to think about. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.

Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.

Comparing quotes for a Boscombe gutter clear? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away.

If it is overflowing now

Water coming over the gutter in heavy rain

Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect.

We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. In a flat, tell the managing agent in writing as well, and do not lean out of a top floor window to reach a gutter yourself. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Half a mile from the sea, the gulls get there first

Boscombe sits a little over half a kilometre from the beach, and the gulls treat its flat-topped blocks, valley gutters and parapets as cliff ledges. Nesting material and droppings build up in exactly the places that carry the most water: the outlet at the end of a run, the valley between two roofs, the box gutter behind a parapet.

The salt air also keeps those deposits damp between showers, so they rot down into a sludge that sets like mortar and eats at any metal joint it sits against.

That changes when you should book. Once birds are nesting, the nest is protected by law while it is in use, and nobody can simply clear it out until the young have left. A blocked outlet with a nest on it can sit there through a whole wet summer. So on a Boscombe building near the seafront the sensible time for a clear is late autumn or winter, after the leaves are down and before the gulls come back in spring. If you manage a block, put it in the diary as a yearly job rather than waiting for a leak to prompt it. If there is already a nest in your gutter, ring us anyway: we can tell you what can be done around it and when.

Questions

Questions about gutter cleaning in Boscombe

I live in a top floor flat and the gutter above me overflows. Can I book you?

Usually the gutters belong to the freeholder, so the booking has to come from them or the managing agent. Report it in writing with the date, and ask that we are invited to price it. We will quote the building, and list any gutter that is yours alone on a separate line.

How often should gutters be cleared near the seafront?

Once a year is right for most buildings in Boscombe, done between late autumn and early spring so the leaves are down and the gulls have not started nesting. A run under pine trees can need it twice.

Do you need scaffolding for a three storey villa?

Rarely for a clear: a vacuum pole reaches a lot from the ground and a tower covers most of the rest. Scaffold only comes in for a box gutter behind a parapet or a run we cannot reach safely any other way, and then it is priced on its own line.

Will you make a mess of the communal path?

No, the debris goes into bags as it comes out, the path and steps are swept before we leave, and the bags go with us. Downpipes are flushed into the drain, not across the path.
