Loft insulation

What a Boscombe roof space usually needs

Most roof spaces in Boscombe sit above flats, so the first question is who controls the void and the second is how much is really up there. The usual answer is a clear out and a top-up to about 270mm of mineral wool, laid in two directions, with the eaves left open to the air. For walls and floors, see insulation in Boscombe.

In Boscombe the problem nearly always sits at the top of a building. A top floor flat in a converted villa where the bedroom ceiling is cold to the hand by December. A landlord or managing agent told the roof space has to be done before the next EPC. Or a house owner further back from the sea who has finally lifted the hatch and found a grey, flattened layer barely level with the joists, which is most of the heating bill going straight up through the ceiling.

We go up and look at a Boscombe loft before anything is priced. We measure the depth in several places rather than guessing from the hatch, check the eaves and the underside of the slates or felt, and find out where the void starts and where it stops. The visit is free and the quote is written and itemised, laid out so a freeholder or an agent can follow it without ringing us to ask what a line means.

The work

One void over several flats. The big Victorian villas of Boscombe near the chine and along the roads off Christchurch Road were mostly split into flats, and the roof over each one usually stayed as a single space reached through one hatch on the top landing.

In a Boscombe villa we insulate the whole of that ceiling, not the strip over one flat. The landing and stair carpet are sheeted, the old material is bagged in the loft and brought down sealed, and the new rolls go up the same way.

What comes out first. Old wool in a Boscombe loft has usually settled and compressed, is patchy where cables were run, and leaves a gap at every edge. Some is contaminated with droppings from pigeons that got in under a slipped slate. Dry, sound material stays and is built over. If we find loose grey or gold granules that could be vermiculite, we stop and have a sample tested before anyone disturbs it.

Two layers, crossed. Glass wool roll goes between the joists first, then a second layer is cross laid over the joists at right angles so the timber stops acting as a thermal bridge. In the older hand-cut roofs in Boscombe, where no two bays are the same width, rockwool batts cut to fit do a neater job. When a loft is renovated, Approved Document L asks the ceiling to reach a U-value of 0.16, and that is where the 270mm comes from.

Slate roofs with no felt. Plenty of the older roofs in Boscombe are slate laid straight onto battens with no underlay at all. They are draughty, and that cross ventilation is why they rarely suffer condensation, but blown rain can reach the top of the wool. A roof that was later refelted in old bitumen felt is the opposite: tight, and wet on the underside in cold weather. We check for daylight and wet patches before laying, and keep the insulation back from the slates rather than stuffing it up into the eaves.

Everything that lives up there. Recessed lights get fire rated downlighter covers, wiring is lifted clear and clipped, the tank gets a jacket and the pipework is lagged. The hatch is insulated on its back and draught sealed. Where a loft is boarded for storage, a raised floor on loft legs keeps the full depth underneath, and a loft ladder goes in if the hatch needs one.

The top flat that is in the roof. Some Boscombe villas put the top flat into the roof itself, with a sloping ceiling and a dormer to the front. There is no loft floor to lay on, so the work moves to the rafters: PIR board such as Celotex cut tight between them with an air gap kept above, a second layer under the rafters, and a vapour control layer before new plasterboard, so interstitial condensation cannot form. At rafter level the renovation target is 0.18. It means replastering, so it suits a flat being redecorated anyway.

When we would talk you out of it. If the top flat sits under a flat roof on a back addition, there is no loft to fill and the job is a flat roof one. If the void is wet, the leak or the ventilation comes first.

How it runs

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the survey, clearing and bagging whatever is up there now, the material and its depth, keeping the eaves clear, the hatch and any pipework, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Insulating a loft is not development, so there is no planning application and no permitted development right is used, as the Planning Portal page on insulation confirms. Where more than half of a roof is being renovated, regulation 23 brings in building control, and in Boscombe that is BCP Council. Energy saving materials fitted in a home are zero rated until 31 March 2027 under HMRC notice 708/6, and we are not VAT registered, so there is no VAT line on our quote at all.

Cost

What decides the price of a loft

Lined, then tapedWhere the loft becomes a room, the boarding and the joints come next. Illustrative photo.

No rate per square metre, because the floor area is the easy part and the awkward edges are where the time goes.

Getting to it. A hatch on the top landing of a converted villa near the chine, a small loft above a flat over a shop on Christchurch Road, and the loft of a terraced house towards Pokesdown are three different starts. A hatch on a landing you can stand a ladder under is one job. A hatch over a stairwell, a crawl space you can only move through on your knees, or a loft full of boarding that has to come up and go back, is time before any material is laid.

What is up there now, and what it is sitting on. Old material that has to come out, be bagged and taken away is a cost before anything new goes down, and so is a loft full of boxes that has to be emptied and put back. Joists at 400 centres with a flat run across them is a different afternoon from a trussed roof full of bracing.

Ventilation, and the edges nobody reaches. Insulation stops at the wall plate and the eaves have to stay clear, or you trade a warm bedroom for a wet roof. Getting depth right into the corners and around the hatch, boxing over downlighters and lagging anything that now sits in the cold, is most of the labour. Approved Document L sets what the work is expected to reach.

Comparing quotes? Ask what depth is actually being laid and in how many layers, whether the old material is coming out or being covered over, whether the eaves are being kept clear, what happens to anything you store up there, and whether the hatch and the pipework are included.

If the loft is wet

Water running off the felt, or mould on the underside

Ring rather than use the form. Droplets on the underside of the felt, black mould spreading across the roof timbers, or insulation that is visibly damp are all telling you the same thing: warm wet air is getting into a space that cannot breathe.

That does not wait, because it is the timbers that pay for it. We look before anything is added, because putting more insulation into a loft that cannot ventilate makes it worse. In a villa split into flats, the wet often comes from a top floor bathroom fan that blows into the shared void instead of outside, so tell us who else lives under that roof. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Vents on a period roof in a conservation area

Boscombe has five conservation areas of its own: Boscombe Spa, Boscombe Manor, Churchill Gardens, Knole Road and Undercliff Road. Laying insulation inside a loft in any of them needs no consent, because nothing shows. The ventilation that should go with it can show. Slate or tile vents in the slope and a vented dry ridge change how a roof looks, and on a front slope in those streets that is a question for BCP Council before anything is fitted.

So we work in a set order. First we open the eaves from the inside with vent trays, which is invisible and often enough on its own. Then we look at the rear slope, which the street does not see, and at the soffit where the villa has one. A vent on a front slope is the last option, and we would ask the council first. Boscombe has listed buildings too, and on a listed house consent covers work inside the roof as well, so we check the listing records before quoting.

Questions

Questions about loft insulation in Boscombe

Our top floor flat shares a loft with the flat next door. Who arranges it?

Whoever holds the roof space under the lease, which in most converted villas is the freeholder. We will look, photograph the void and write a quote they can put to everyone. If the cost goes through the service charge, the freeholder may have to consult first under section 20.

Is there any VAT on loft insulation?

Not from us. We are not VAT registered, so our quotes carry no VAT. If you are comparing a quote from a firm that is registered, insulation fitted in a home is zero rated until 31 March 2027, so check it has been treated that way.

There is loose granular fill in our loft. Can you lay over it?

Not until we know what it is. Some older lofts were filled with vermiculite, which can contain asbestos. We stop, have a sample tested, and only then decide whether to lay over it or have it removed by a licensed firm.

How long does it take, and what about the shared stairwell?

A house loft is usually half a day to a day. A void over a whole converted villa can run to two. We sheet the common stair, bag everything in the loft, and sweep the landing before we leave each day.

Will insulating the loft stop mould on the top floor ceiling?

If the mould follows the edges of the ceiling, a cold patch where the wool stops short is a common cause, and filling it helps. If it is over the bathroom or the kitchen, ventilation is the likelier culprit, and we sort that first.
