Most roof problems in Westbourne are repairs, not new roofs: a slipped slate on a Victorian villa, a lead valley behind a shop parapet, or a ridge that has let go. We look from the roof and the loft, then put a written, itemised price in front of whoever is paying for it.
Westbourne roofs give trouble in a few recurring places. A stain on a top floor ceiling in a converted villa, where the leaseholder below the roof is the one who notices and the freeholder is the one who pays. Slates sliding down onto a path after a windy night. Or water coming through above a shop on Poole Road or Seamoor Road, where the roof is hidden behind a parapet and nobody has looked at it in years.
We come out, get up to it properly, photograph what we find and tell you whether it is a morning's repair or something bigger. If water is coming through a ceiling in your Westbourne flat or house right now, ring 07435 839745 and tell us which room it is under and whether there is a flat above you.
The work
Slate, parapets and blocks: the roofs in BH4

Slate on the villas. The big late Victorian and Edwardian red brick houses that give Westbourne its character are often roofed in natural slate, on hips, gables and bays. Slate outlasts the nails that hold it.
When the nails rust through, slates slip a course at a time, and a roof can look fine from the road while dozens are hanging on by one fixing. We refix singles with copper or stainless clips, and when enough have gone that patching stops being honest, we talk about stripping a slope, re-using the sound slates and making up with a matched reclaimed or new natural slate.
Re-covering properly. A full re-roof means stripping to the rafters, replacing soft timber, and going back on breathable membrane and new treated battens. The old bitumen felt under most Westbourne roofs is usually brittle at the eaves. Ridges and hips go back mechanically fixed in line with BS 5534, instead of relying on mortar bedding alone. A straightforward slope is a few working days once the scaffold is up. A villa with bays, dormers and several hips is longer, and we tell you that at the quote. If it is one slipped slate, a split valley or a drip over a single flat, that belongs on our page for roof repairs in Westbourne.
Lead and the junctions. Most leaks we trace start at a junction rather than in the open slope: chimney flashings and soakers, lead valleys between hips, and the abutment where a later extension meets the old wall. Code rated lead is cut in lengths that can move without splitting. On the Westbourne shop parades, the roofs behind the parapets often drain through a lead or asphalt box gutter to a hopper at the back, and when that silts up the water goes into the wall.
Blocks and later roofs. The post-war and more recent blocks carry concrete interlocking tile on shallow pitches, or flat roofs in felt, GRP fibreglass or EPDM rubber. Those are usually managed by an agent, and we price them in a form the agent can put to the leaseholders. Clay plain tile turns up on some of the Edwardian houses in Westbourne, and a tile that has delaminated gets matched rather than swapped for whatever is to hand.
When we would talk you out of it. A slate roof with a dozen slipped slates and sound timbers does not need replacing. Nor does a concrete tile roof with a failed ridge. Moss looks alarming and rarely lets water in on its own, though it does block gutters and downpipes.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Replacing slate with slate is maintenance. Most of the shopping streets sit in the Westbourne Conservation Area, and there a new dormer is a planning question, and a change of covering or a rooflight on a front slope is worth checking with the council first, and flats have no permitted development rights anywhere. Planning Portal guidance sets out the general rules, and the council keeps the list for BCP. Where more than half of a roof is renewed, building control applies too, because the insulation has to come up to standard.
Cost
What decides the price of a roof

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.
Getting to it. A slated villa split into four flats, a shop with two storeys of flats above it on a pavement frontage, and a purpose-built block with a lift overrun on the roof are three different set ups, and the pavement ones need a council licence for the scaffold under section 169 of the Highways Act. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.
Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.
Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.
If it is leaking now
Water coming in today

Ring rather than use the form, and tell us where the water is showing. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.
In a converted house or a block, tell your managing agent as well as us, because the roof is almost certainly theirs, and we will send them the photographs. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Slate roofs in the conservation area stay slate

The heart of Westbourne, the shops along Poole Road and Seamoor Road with the listed Victorian arcade between them, is the Westbourne Conservation Area. A conservation area controls how buildings look from the street. Taking off old natural slate and putting back slate that matches it in size, colour and thickness is repair.
Swapping it for concrete tile, or a cheaper imported slate that weathers to a different colour, changes the roofscape, and that is what the council takes an interest in.
So on any address inside the boundary, get the covering written into the quote by name, not just the word slate. Ask about the ridge and the lead too, because they show from the pavement. We will check whether the address falls in the boundary before we price it, and on anything visible from the street we would rather re-use sound slates than replace them. The same goes for the few listed buildings nearby, where even a like-for-like job can need listed building consent first.

Planning at a glance
Do you need planning permission in Westbourne?
Most repairs in Westbourne need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions
Questions about roofing in Westbourne
I rent or own a flat. Can I book a roof repair myself?
A flat owner usually cannot book it alone. The roof of a converted house or a block belongs to the freeholder, so the managing agent instructs it. We will still come and look, and put what we find in writing for you to send them.
Can slipped slates be refixed, or does the roof need replacing?
If the slates are sound and it is the nails that have gone, they can be refixed with clips. We suggest stripping a slope only when so many have slipped that patching would keep failing.
Is the scaffold included in the price?
Yes, it is a separate line on the quote. On a pavement frontage along the shopping streets it also needs a council licence, which we apply for.
How long does a re-roof take?
A plain slope on a house is a few working days once the scaffold is up. A villa with hips, bays and dormers takes longer, and we give you the timetable with the quote.
Do you work on roofs in winter?
Yes. Repairs go ahead in most weather, and a stripped roof is never left open overnight. We sheet it and pick up again when the rain stops.
