Most homes in Canford Heath went up in the 1970s and early 1980s, and inside many of them the walls are plasterboard stuck to blockwork, not solid wet plaster. So a lot of plastering here is taping, skimming and fixing loose boards, plus the textured ceilings of that era. We look first, then price it in writing. The outside walls have their own rendering page for Canford Heath.
A few faults are typical of the estate houses in Canford Heath. A crack along a ceiling joint that opens every winter. A wall that sounds hollow when you knock it and the owner worries it is coming away. A swirled Artex ceiling that has dated the lounge for forty years. Or a kitchen and bathroom refit that has left holes, chased walls and patches where tiles came off.
Thomas comes out, knocks along the walls, looks at the ceiling from the loft where he can, and tells you which of those needs plaster and which just needs a skim. The quote says what is being done room by room.
What we plaster
Boards, skims and seventies ceilings

Skimming over plasterboard is what most walls on the estate need. The old surface is filled, the joints taped with scrim, a PVA or bonding primer goes on, and two coats of multi-finish are trowelled flat and polished. New angle beads go on the corners and window reveals. An average bedroom is a day, and we tell you when it is dry enough for a mist coat.
Ceiling cracks along the board joints. Ceilings in Canford Heath are plasterboard fixed to trussed rafters, and the joints often crack where the boards meet, because the timbers move with the seasons. Filling the crack alone rarely lasts. We screw the board edges back to the truss, tape the joint with mesh and skim the whole ceiling so the tape is buried.
Artex and textured ceilings. Swirls and stipples were everywhere in Canford Heath houses of this age. Skimming over them is the tidy answer: the high points are knocked back, a bonding coat goes on, then a finish. Some textured coatings from before 2000 contained asbestos, so we will not sand or scrape one until a sample has been tested.
Replacing damaged board. After a leak from a tank, a burst pipe or a bath overflow, the wet section of ceiling is cut back to the nearest joists, new board is screwed up, and the patch is skimmed into the old so it does not show under paint.
Rooms rebuilt from scratch. Stud partitions for a new en suite, a garage turned into a room, or an outside wall dry lined with insulated plasterboard. We board, tape and skim, or tape and joint if you want a painted finish without wet plaster. Moisture resistant board goes in bathrooms, and tiling goes on board, not a fresh skim.
Solid plaster where it is still used. Some of the earlier houses on the Canford Heath estate have a sand and cement or gypsum backing coat on the blockwork rather than boards. Where that has blown, it comes off back to firm edges, a new backing coat of bonding or hardwall is floated flat, and the room is finished with a skim.
Coving and stairwells. Plaster coving can be kept and plastered up to, or replaced to match. A stairwell is plastered off a tower or a boarded platform, and that access is priced as its own line.
When we would talk you out of it. A hairline crack at a board joint in a new extension is settling, not failure. Leave it a year, then decorate. We will not sell a full replaster where a patch and a skim do the job.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: protection and prep, how many coats, the area of each wall and ceiling, beads and stop ends, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Plastering inside a house needs no planning permission. Dry lining an outside wall so that more than half of it is renewed can bring in the thermal standard of Approved Document L, and we tell you at the visit if yours does. Canford Heath has no conservation area and nothing on the list, which you can check on the council's heritage pages, so there is no heritage consent to think about for work inside.
Cost
What decides the price of a plastering job

No rate per square metre, because two rooms of the same size can be a day apart once you have seen the walls.
Getting to it. A two storey terraced house with a narrow stairwell, a detached house with a double height hall, and a first floor flat reached by a shared staircase each need reaching and protecting differently. Ceilings and stairwells need a platform, and a room you are still living in needs protecting rather than emptying. Where the work is at height the work at height rules apply just as they do on a roof.
What is behind it. Skimming over sound plaster is a different job from taking a wall back to brick, and you often cannot tell which you have until something is tapped. Lath and lime, old bonding, dot and dab and bare block all take different preparation and a different number of coats.
The awkward parts. Reveals, beads, stop ends, arches, curved walls and getting a flat finish where an old ceiling has dropped. The middle of a wall is quick. The edges are where the day goes.
Comparing quotes? Ask how many coats are included, whether the walls are being skimmed or taken back, whether beads and making good are in the price, and who moves and protects the furniture.
If a ceiling has gone
A ceiling down, or plaster off a wall

Ring rather than use the form. A ceiling that is sagging, cracked in a line or dropping dust is the one thing here that will not wait, and nobody should be under it.
The first visit is about getting what is loose down safely and the room usable, and we quote the making good once we can see how far the failure goes. If a ceiling has gone soft or is bowing after a leak from the loft, turn the water off at the stopcock and keep everyone out of that room until it has been looked at. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing here
A hollow wall is often normal in a house this age

Many houses built in the 1970s and 1980s, which is most of Canford Heath, were finished inside with plasterboard stuck to the blockwork on blobs of adhesive, known as dot and dab, rather than plastered solid. Knock on it and it sounds hollow between the dabs. That is how it was built, not a sign it is coming away, and it does not need replastering on that account.
It does change how the work is done. Heavy shelves, a TV bracket or kitchen wall units need fixings made for hollow walls, or a fixing into the block behind. Sockets and switches sit in dry lining boxes. And a wall that really has failed shows it: a board that moves when pressed, a crack that runs round the edge of a board, or a bulge. That board is cut out, the wall behind checked for damp, and a new board is dabbed and skimmed. If yours sounds hollow but is firm and flat, a skim is all it needs.

Questions
Questions about plastering in Canford Heath
My wall sounds hollow when I knock on it. Is the plaster failing?
The plaster is probably not failing. Many houses in Canford Heath were dry lined with plasterboard on adhesive dabs, which sounds hollow by design. It only needs attention if the board moves, cracks round its edges or bulges.
Can you skim over my Artex ceiling?
Yes. We knock back the high points, apply a bonding coat and skim. If it is to be scraped or sanded instead, it gets tested for asbestos first.
Why does the same ceiling crack keep coming back?
Usually it is a board joint moving with the roof timbers. Screwing the board edges back, taping with mesh and skimming the ceiling stops it better than filler.
How long does a room take?
A skim on a bedroom is usually a day. Replacing a ceiling or boarding a wall adds a day or two, and new plaster needs several days to dry before painting.
