Roofing in Tarrant Monkton

Roof repairs, clay tile and slate re-covering, leadwork, flat roofs and gutter work in Tarrant Monkton and up the Tarrant valley.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

The whole of Tarrant Monkton sits in a conservation area, so the covering you take off is very largely the covering that has to go back on. That is settled before a price means anything, which is why we check the address first and quote the matched material.

It is a small village of old buildings along the valley, and the calls are the ones old roofs make. A slipped slate after a gale. A stain spreading on a bedroom ceiling beside a chimney. A gutter overflowing quietly for two winters that has taken the fascia with it.

We come out, get on the roof, put our head into the loft and photograph what we find. You get told which of three things you have: a repair that will hold, edge work that will buy you years, or a covering that has finished. If your roof is thatched we say so and tell you what we will and will not touch. Site visit and written itemised quote both free.

The work

We do the tiled half and the lead at the junction

Membrane and battensThe part nobody sees, and the part that decides how long it lasts.

The tiled half, and the lead at the junction. Thatched roofs are part of the village, and a good many have a tiled rear addition or a brick chimney rising through. We are not thatchers and will not pretend to be. What we take on is the tiled or slated part and the leadwork at the junction between the two, which is where those roofs almost always let water in, and we say that on the first visit rather than after a scaffold has gone up. Leadwork is the bulk of the repair work in a village like this: chimney flashings, soakers, valleys and the abutments where one range meets another, in code rated lead cut short enough to move without splitting. A valley between two ranges of different heights is the leak that gets blamed on the tiles for years.

Repairs and re-covering. The cottages here are plain clay tile or natural slate laid straight on battens, with later houses in concrete interlocking tile. On an old clay or slate roof the covering usually outlasts its fixings, so a run of slipped units across one course is a nail problem, not a tile problem. Where mortar bedding has cracked, a dry fix system with dry ridge and dry verge units screwed onto a ventilated roll is the mechanical fixing BS 5534 expects, but on a prominent slope in the Tarrant Valley Conservation Area the appearance of that detail matters, so we choose the system that keeps the look rather than screwing a white plastic verge onto a clay tile roof and hoping. On a re-cover, sound clay tiles and slates are sorted and re-used, with matched second hand units making up the shortfall, which is what the conservation area expects. Trees along the valley fill the gutters every autumn, so clearing that debris out, and the algae off a slope that never dries, is annual work. Where a downpipe or a rainwater head overflows the soffit goes soft before anything shows inside. Insulation, and the eaves ventilation that stops it turning into condensation, cost far less with the covering off, and Approved Document L sets the standard a renovated roof is expected to reach.

How it runs

From your call to a written price

The quote is itemised line by line, so you can hold it against anyone else's. Dorset Council handles planning and building control here, and the village is inside the Tarrant Valley Conservation Area. A like for like re-cover and a repair are maintenance and need no application, within the limits Planning Portal guidance sets out, but a change of covering is a change of appearance and does. Twenty seven entries in the parish are listed, which is a lot for a village this size, and on a listed building consent covers the work itself, so we check the address before pricing rather than after.

Cost

What decides the price of a roof

No rate per square metre. Fourteen miles out along the valley, down lanes with no pavement and a village street where a lorry has nowhere to sit, so unloading and where the platform stands are settled before the day rather than on it. Work at height is not optional, and work at height rules are why the platform appears as its own line. Comparing quotes, ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, and who pays for the skip.

Ring rather than use the form. Anything letting water in goes to the front of the queue, and the first visit is about making it safe. Look along the ridge and the verges from the ground for cracked bedding and missing tiles, and put a torch into the loft to look for daylight. If the water is coming through thatch, ring a thatcher first. The phone is answered 24 hours for emergencies; scheduled work runs Monday to Friday, 8am to 6pm.

Worth knowing

The roof you take off is the roof that goes back on

Twenty seven entries in this parish are listed and the whole village lies inside the Tarrant Valley Conservation Area, with the Cranborne Chase National Landscape around it. In a place this small that means the odds your address is affected are high, and it is worth knowing before you compare two quotes rather than afterwards.

What a conservation area controls is appearance. Repairing a clay tile roof with clay tile, or a slate roof with slate, is maintenance and needs no application. What is not allowed to happen quietly is a change of material, so the cheap quote that puts a concrete interlocking tile onto a clay tile cottage is the one that gets stopped, and the saving was never real.

On a listed building consent covers the repair itself. Send us the address, we check it against listed building consent before pricing, and where the covering is controlled we price the matched material and the salvage of what comes off.

Questions

Tarrant Monkton questions we get asked

Is the whole village inside the Tarrant Valley conservation area?

The designation is the Tarrant Valley Conservation Area and Tarrant Monkton sits within it, though a boundary in a valley like this tends to follow the older core rather than take in every outlying property. Dorset Council can put your address on the map in a minute. Inside the line appearance is controlled, so the same tile back on is repair and a change of material is not.

The lane is narrow. Where would the lorry and scaffold go?

That gets worked out on the visit, before anything is ordered or delivered. On a narrow village lane we run scaffold across the frontage only, strip through a chute into a bag rather than a wide skip, and clear the material at the end of each day instead of leaving it standing. Where there is no frontage room at all, deliveries are timed so the lane is clear afterwards.

Does Cranborne Chase affect the colour I can put back?

It affects anything that reads from a distance. The village lies inside the Cranborne Chase and West Wiltshire Downs landscape designation, which brings design scrutiny to what is visible, and with the conservation area sitting over the same ground the two work together on colour and profile. A weathered tone close to the existing roof is the straightforward answer here. A bright modern tile invites a longer conversation.

If my cottage is listed, can you still replace broken tiles?

Straight replacement of a few broken tiles with the same tile is repair, and repair on a listed building rarely needs consent, though the council is the one to confirm that for your address. There are 27 listed entries around the parish, the Church of All Saints among them. Where the work would change how the roof looks, the consent comes first and the tiles wait until it is through.

Where does the old covering end up?

On our transport and away, not in a heap against the wall. Tiles worth keeping get sorted and stacked for reuse on the same roof. The rest, along with the battens and the old felt, goes back to base about fourteen miles off and on to a licensed transfer station. Nothing is burnt on site, and the ground is swept and run over with a magnet before we leave.
