Most of the lofts here were insulated once already, when the house was built, to a standard that has moved on twice since. What is up there is usually sound and usually about half of what it should be.

That is why the commonest job in Verwood is not a bare loft but a shallow one. Somebody goes up for the Christmas boxes, sees wool that looks reasonable, and has no way of knowing that it is a third of the depth a loft is now expected to reach.

The other two calls are the cold house that runs its heating all day and still feels it, and the wet loft: material that is damp to the touch, or dark staining spreading along the timbers. The wet one is looked at before anything is added, because depth on a roof that cannot clear its own moisture makes the problem colder rather than smaller.

So we come up and measure instead of guessing from the hatch. How deep it is, whether it reaches past the wall plate, whether anything has been pushed into the eaves, what the joists are, and what has been stored on them. Then photographs, and an itemised written quote covering disposal, trays, the hatch, the boarding, the clear out and the depth. Nothing to pay for the visit, and nothing to pay for the quote.

Judging what is there. A layer put in when a house was built in the eighties is usually still dry and still doing something, and if it is even, lofted and clear of the wall plate we can cross lay straight over it and count the depth. What rules it out is thinning where it has settled, a floor that has compressed it, patchy holes cut round old wiring, droppings from birds that have got in, or a bare foot of plasterboard showing at the wall where the wool is missing. Any one of those and it comes out, into bags at the hatch and away in the van, rather than being sealed under new material where interstitial damp can gather.

Building the depth. The new run is laid across the joists at right angles to whatever is between them, so the timbers stop bridging cold into the rooms below. Two layers, finishing near 270mm. Approved Document L is where that number comes from. The open runs get rolls of mineral wool, whether the merchant sells it as glass wool or as rockwool. Batts drop into the bays that truss bracing creates, loose fill goes where a roll cannot follow, and sheep wool is available if you would rather. The number that matters at the end of it is the U value across the ceiling, which is the biggest route out for heat in a house of this age, and it lands on the heating bill first and an EPC later.

Access is the hatch, everything is fed in from there and worked outwards, and crawl boards move along with us. It is work at height from the first rung of the ladder. The middle of a loft like that is quick and the last two metres into each corner take the time, which is exactly where a hurried job stops short.

Ventilation, and where it comes from. The wool stops dead on the wall plate. The air gap above it is the inlet for the whole roof and vent trays hold it open, so a suitcase pushed into the eaves later cannot close it. Cross ventilation starts there, works its way up the slope and finds its way out under the ridge, faster still where a ridge vent has been fitted. A breathable membrane hands a modern roof a second route out. The bitumen felt underlay on an older one hands it nothing. Insulating the ceiling takes the dew point up into the roof, so eaves that get packed repay you with condensation, wet wool and black mould on the timbers instead of a warm bedroom.

Tank, lights and storage. The cold water tank is lagged and so is the pipework running to it, because the loft is now a colder place than the one the tank has sat in for forty years. Wiring and cables are brought up onto the insulation. Fire rated covers go over recessed lights and downlighters. You keep the storage as well: legs raise the deck above the work, the boarding goes back on top of them, and the loft ladder is set to meet the platform. A rigid board and a draught seal go onto the hatch. Where a garage or a roof has been converted into a room there is no floor to lay on, so that part goes in at rafter level. The rafters take board between them, PIR or Celotex, with a clear run of air kept over the top. Under the rafters goes a second layer, then taped vapour control, and multi-foil quilt only where a sloping ceiling or a dormer cheek is too shallow for anything thicker.

There is nothing to apply for. Insulating inside a loft is not development, which Planning Portal guidance on insulation confirms, there is no conservation area over the town and a rooflight, if you ever wanted one, is normally permitted development on a house. Building control is the part that applies: regulation 23 means renovating more than half of a thermal element brings the whole of it up to the Part L standard, and Dorset Council deal with that. Insulation in a home is also treated differently for VAT from ordinary building work under HMRC VAT Notice 708/6, and the quote says how it has been treated.

What decides the price of a loft

No rate per square metre, because the floor area is the easy part and the awkward edges are where the time goes.

Getting to it. A wide 1980s bungalow with a trussed roof, a chalet bungalow with rooms already in the roof, and a house with a fully boarded loft are three different mornings before any material is opened. A hatch on a landing you can stand a ladder under is one job. A hatch over a stairwell, a crawl space you can only move through on your knees, or a loft full of boarding that has to come up and go back, is time before any material is laid.

What is up there now, and what it is sitting on. Old material that has to come out, be bagged and taken away is a cost before anything new goes down, and so is a loft full of boxes that has to be emptied and put back. Joists at 400 centres with a flat run across them is a different afternoon from a trussed roof full of bracing.

Ventilation, and the edges nobody reaches. Insulation stops at the wall plate and the eaves have to stay clear, or you trade a warm bedroom for a wet roof. Getting depth right into the corners and around the hatch, boxing over downlighters and lagging anything that now sits in the cold, is most of the labour. Approved Document L sets what the work is expected to reach.

Comparing quotes? Ask what depth is actually being laid and in how many layers, whether the old material is coming out or being covered over, whether the eaves are being kept clear, what happens to anything you store up there, and whether the hatch and the pipework are included. Two quotes for the same job are usually two different jobs.

Ring rather than use the form. Droplets on the underside of the felt, black mould spreading across the roof timbers, or insulation that is visibly damp are all telling you the same thing: warm wet air is getting into a space that cannot breathe. That does not wait, because it is the timbers that pay for it. We look before anything is added, because putting more insulation into a loft that cannot ventilate makes it worse. Worth knowing

In a bungalow the ceiling is the whole house

Bungalows are the commonest home in Verwood by some distance, and it changes where the money should go. In a two storey house the top floor ceiling covers half the rooms you heat. In a bungalow it covers all of them, over a footprint twice as wide, and heat leaves upwards. So the same job done in a bungalow saves more than it does next door in a house, and it is the first thing to spend on rather than the last.

There is a catch, and it is at the edges. A wide, shallow trussed roof gives you very little room where the rafters meet the wall plate, which is exactly where you want full depth and also exactly where the air has to get in. Squeeze the wool in tight and you block the eaves. Stop short to keep the airflow and you leave a cold band right around the outside wall of every room in the house.

The answer is neither. Vent trays go in first to hold the air gap open, then the insulation is brought right up to the wall plate underneath them, so you get depth and ventilation in the same detail. There is already insulation up there. Can you just add to it?

Usually yes, if it is dry, even and reaches the wall plate. The new layer is cross laid over the joists so the timbers are covered. If the old material has settled, compressed or been contaminated, it comes out first and we say so at the survey.

How deep should it be now?

About 270mm in two layers. Houses built in the eighties often have a third of that, which was the standard at the time and is not the standard the regulations now expect of a renovated loft.

Why does a bungalow gain more from it?

Because the loft floor sits above every room you heat rather than half of them, so the same depth of wool covers far more of the house.

How long does the job take?

Usually a day. A floor that has to come up and go back, or a full clear out of old material, will stretch it, and you will see which on your quote before we start.

Do I need permission for it?

None at all. Nothing under a roof covering counts as development, so no application arises and no permitted development is used up. Where a loft is being stripped and redone rather than topped up, the regulations decide the finished depth.
