A newer house does not mean a clear gutter. On the estates built in Three Legged Cross since the 1980s the run is usually sound and the outlet is usually the problem, because the trees planted with the houses have grown up over the roofs.

Access decides how each run is reached. On a bungalow most runs are reached from a ladder or with a vacuum pole from the ground. A two storey house or a block of flats with a long communal gutter needs a tower. We scoop out the gutter, clear each outlet, then run water through every downpipe to prove it flows. Moss and silt are bagged and taken away, not tipped in your borders, and the paths are swept. A leaking joint or a failed bracket is photographed and priced for you, and fixed only if you say yes.
No permission is needed to clear or repair gutters. No conservation area covers Three Legged Cross. If your house is an older one, check the Historic England list for your address, because changing the material on a listed building needs listed building consent first. How high, and how many. A bungalow with a gutter all the way round is quick to reach but has a lot of corners and several downpipes. A two storey semi needs a longer ladder or a tower. A terraced row can share a run with next door, and a block of flats may have one long gutter to do from a tower. The work at height rules are why access is a line on its own.
What is in it. Loose leaves come out in minutes. Moss that has washed off concrete tiles packs into a wet mat and has to be dug out. Silt that has settled behind a hedge for years is heavy and slow. The outlets are where it all packs tight, so their number matters more than the length.
Clean or repair. A sagging length, a joint that drips once water flows, or a downpipe blocked at the bend is repair work. It is priced separately, so you can decide on it.
Before you book anybody, ask whether every downpipe is flushed or just the gutter scooped, whether the joints are checked for leaks while the water runs, and whether the moss and silt go with them.

Give us a ring rather than using the form. When water sheets over the front of a gutter it soaks the brick underneath, then splashes back off the ground and wets the foot of the wall as well.
Mention it if the overflow is above the front door or a porch, since that is where it gets into the house soonest. The houses got newer, the trees got bigger
A large part of Three Legged Cross was built between 1983 and 2008, which by the standards of our patch is very recent. People with a house of that age often assume gutter clearing is something that happens to old properties. The guttering agrees with them. The trees do not.

The practical version: judge the frequency by what is above the roof rather than by the age of the house. If there is anything overhanging, an annual clear in autumn after the leaves are down, and a seasonal second visit in spring where the fall is heavy. If it is genuinely clear above, you can often go two years and just have the outlets checked. And where a long front run drains to a single outlet, have that outlet checked at every visit, because the whole roof drains through it.
