Needles, not leaves. The properties out this way sit against heath and conifer plantation, and pine needles behave nothing like leaf fall in a gutter: they drop all year, they slip straight through a leaf guard, and they knit into a dense mat that water will not shift.
That single fact changes how often a run out here needs looking at and what is worth fitting to it. A house under broadleaf trees fills in a fortnight each autumn and then stops. A house under pine takes a steady fall twelve months a year, so the run is never quite clear and the outlet is where it all ends up.
Properties here also tend to have more roof than a street house: a garage, a workshop, a stable block or a barn, each with its own run and outlet. We look at the lot on the free visit and send a written itemised quote with every building listed separately.
The work
Needles, heath litter and a lot of low roof
What is in the gutter decides how long it takes, so it is worth knowing what you have.
Clearing. Needles, heath litter, moss off the tiles, roofing grit and the silt and sludge they compact into, scooped out by hand from a ladder and bagged, or lifted with a vacuum on a reach pole where the ground is too soft to foot a ladder safely. It leaves in the van rather than going on a heap by the drive.
Why needles are worse than leaves. A leaf is broad and light and it either sits on top or lifts out whole. A needle is thin, stiff and small enough to pass any guard fine enough to be worth fitting, and thousands of them lock together into a felted mat that holds silt and water. That mat then packs solid into an outlet, where a hand will not reach it, and it is why so many runs out here are clear along their length and completely blocked at the corner.
Outlets and downpipes. Every outlet cleared, every downpipe flushed through with water while you watch, and a rod or a camera down anything that will not run. On a property with no public surface water drain it is worth watching where the shoe discharges too, since a gully or soakaway that has stopped taking water backs the whole system up from below.
The outbuildings. Garages, workshops, stables and long low ranges often carry more roof between them than the house. The run over a stable door or a workshop window is the last thing anybody clears, and an overflow there soaks the brickwork, leaves green staining across the render and rots the fascias and soffit behind.
Repairs. Sagging between brackets, a union with a perished seal, a length blown out of fall, a bracket into rotten timber. Photographed and priced, then we refix, realign, re-hang or replace once you have agreed it. On a long low range we would rather realign a sound run than renew it.
How it runs
From your call to a written price
Same team from first visit to last, one person to ring, and no sub-contracting your work out to somebody you have never met. The quote is itemised, not a figure on the back of a card: access, the length of run, the number of outlets and downpipes, any repair, and where the debris goes on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
None of it needs permission. There is no conservation area here and nothing listed, so clearing, repairing or replacing rainwater goods is ordinary maintenance with no planning application and nothing for building control to sign off, which Planning Portal guidance sets out. That is not the case in every village near here, so we still check an address first.
Cost
What decides the price of a gutter clean
No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.
Getting to it. A house set back behind conifers, a long stable range on soft ground, and a two storey elevation needing a tower or a scaffold are three different jobs. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.
What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.
Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.
Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away. Two quotes for the same job are usually two different jobs.

Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect, so a blocked outlet in a wet week goes to the front of the queue. We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. A packed outlet on an exposed site here will not clear itself, and it will not wait for the autumn either. Worth knowing
Under pine there is no right month to book
Broadleaf trees give you a season. They drop their leaves over a few weeks in late autumn, you clear the run once the fall has finished, and that is the year dealt with. Conifers do not work like that. Needle drop is continuous, heaviest in late summer and autumn but never stopping, so there is no point after which the gutter stays clear. That is why the standard advice about clearing after the leaves are down does not really apply to a property backed onto plantation.
Two things follow. The first is that frequency here is set by the outlet rather than the run: a needle mat can sit harmlessly along a gutter for a year and then block the corner in a week, so an annual or twice yearly check of the outlets and downpipes is worth more than a full clear on a fixed date. The second is that leaf guards are a poor investment on this kind of property. A guard coarse enough to let water through will pass a needle, so it keeps the material out of a place you could reach and delivers it to a place you cannot. Are leaf guards worth fitting under conifers?
Generally not. A guard coarse enough to let water through will pass a pine needle, so all it does is move the material from the run, where somebody can reach it, into the outlet, where they cannot. We would rather book you a short check of the outlets than fit something that makes the job harder.
Why is our gutter clear along its length but still overflowing?
Because the blockage is at the corner. Needles knit into a mat that travels along the run and then packs solid where it drains, so the visible part looks fine from the ground while the outlet is completely stopped. That is the normal pattern on this kind of property.
How often should a house backing onto plantation be done?
There is no single right month, because needle drop never really stops. What works is checking the outlets and downpipes once or twice a year and doing a full clear only when the run genuinely warrants it. We would rather look and tell you than sell you a schedule.
Do you clear stables, workshops and garages too?
Yes, and on a property with a yard they usually need it more than the house. Those buildings often carry more roof between them than the house does, and the run over a door is the one nobody has ever looked at. They go on the quote as separate lines.
Can you work where there is no hard standing for a ladder?
