Out here there is nothing to apply for on a like for like flat roof. No conservation area, nothing listed, so the covering is your decision and the only formality is a building control notice where the insulation is being renewed.

Matchams is a scatter of addresses on the heath rather than a village, and the flat roofing reflects that: big detached garages, workshops, stores, garden rooms and single storey extensions, most of them under pine. The calls are usually one of two. Something has torn or split and water is getting in. Or the roof is holding water long after the rain has stopped and somebody has finally looked at it. We come out, get on it, check the falls and the outlet, feel the deck, and put photographs and a written price in front of you.

Garages, workshops and stores. The bread and butter here, and usually the largest flat roofs on the plot. Most are a three layer built up felt under a mineral cap sheet that has weathered and split at an edge. If the deck is dry we strip and re-lay: EPDM rubber for a plain rectangle, GRP fibreglass where there are kerbs and detail, a modern torch on system on a big straightforward span, and single ply welded at the laps where the area is genuinely large.

Garden rooms and extensions. A lot of garden buildings out here were put up quickly, with a deck laid dead level and a covering turned over the edge with no trim. That gives you standing water in the middle and a lifted or failed seam at the corner within a few years. Put right, it means firrings to create a fall, a proper edge trim and drip, and upstands taken high enough where the roof meets a wall.

Debris, and why the outlet is the weak point. Pine litter does not wash through. It packs into a rainwater outlet, a hopper or a downpipe and stays there, and resin sets the mat solid, so the roof fills before anybody notices. A blocked outlet is behind more ponding on this stretch than bad falls are. We clear the outlet, run water through the downpipe to prove it, and fit a guard where it is the sort of roof that will do it again.

What is under the covering. Plywood, OSB or chipboard on joists. Chipboard that has been wet swells and stops holding a fixing, and it has to come off. Above the deck a warm roof takes PIR over a vapour control layer, so the timber never sits at the dew point. A cold roof puts the insulation between the joists and has to be ventilated properly, or condensation and interstitial damp ruin the decking without a leak ever happening. BS 6229 sets out both, and tapered insulation is how you fix a fall when you cannot raise the joists.

The details. Blisters and bubbles, a split or crack in a brittle covering, and the apron where a roof runs into a wall are the usual repairs. At an abutment the wall is chased out and lead is dressed down over the upstand rather than sealed with mastic, and a parapet gets its coping and cavity tray looked at. Openings mean a rooflight, a lantern or a Velux on a formed kerb, plus any soil pipe or vent pipe through the deck.

The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

This is one of the few addresses on our patch where the planning answer is simply no. Nothing here is listed and no conservation area covers it, so a repair, a like for like re-cover, new rainwater goods and in most cases a rooflight all sit inside ordinary permitted development, within the limits Planning Portal guidance sets out, and there is no planning permission to get. Building control is the one exception. Renewing a covering across most of a flat roof is treated as renovating a thermal element, so it has to be notified and the insulation brought up to Part L in Approved Document L.

What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. A double garage on an open plot, a workshop at the bottom of a garden and a flat roofed extension on a heath edge bungalow are three different jobs, and only one is easy to get materials to. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price. Two quotes for the same job are usually two different jobs.

Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops. The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. Nothing to apply for, which is rare round here

Most places we work carry some sort of heritage constraint. Matchams does not. There is no conservation area over it and there are no listed buildings in it, so the questions that slow a flat roof down elsewhere, whether a rooflight will be allowed, whether a membrane is the wrong colour, whether a parapet can be altered, simply do not arise. The covering is your choice.

Two things follow. Because you are not waiting on anybody, work can be booked for the weather rather than around a decision, which matters for GRP fibreglass in particular. And because Green Belt covers this ground, the freedom stops at repairs and re-covering: a new outbuilding is a different conversation with the council, even though re-roofing the one you have is not.

Matchams questions we get asked

Do you always want to re-cover the whole roof?

No. If the deck is sound and the fault is local, a cut out and a welded or bonded patch is the honest answer and that is what we will quote. A re-cover is for a covering that has gone brittle all over, or a deck that has been wet long enough to fail.

The roof holds water for days. Is that ruining it?

It shortens its life. Standing water works on every lap and seam it sits over, and on felt it takes the granules off the cap sheet. Sometimes it is just a blocked outlet. Sometimes the roof was laid without a fall, and then firrings or tapered insulation are the fix.

Can you add a rooflight to a garden room while re-covering?

Yes, and it is much cheaper done then than afterwards. The kerb is built off the deck, insulated and dressed so the membrane runs over it. With nothing listed and no conservation area out here, it is not usually a planning question either.

How long does a garage roof take?

Most are a day. Add new decking, firrings, a warm roof build up and fresh trims and it is two working days, three at a push. We give you the run of days on the free site visit rather than on the morning we turn up.
