Exterior cleaning in Mudeford is mostly green render, algae on paving and moss on roofs, all of it helped along by damp sea air. We soft wash walls and roofs with an approved biocide at low pressure, and keep the pressure washer for hard paving, where it belongs.

In Mudeford, streaky render, mossy concrete tile and slippery paving usually mean it is time for a clean. A painted or rendered bungalow that has gone streaky green on the side that gets the weather. A concrete tiled roof on a seventies house with moss in every lap and bits of it washing into the gutters. Or a block paved drive and patio that turned slippery over the winter, with weed coming up between the joints.

Thomas comes out, looks at what is growing and on what surface, checks where the rinse water will go, and gives you a free written itemised quote that says which method goes on which part.

The work

Green render, mossy tiles and slippery paving

Render and painted walls. Green and black staining on Mudeford render is algae and lichen, and a jet wash is the wrong tool: it drives water into hairline cracks and can strip a painted or thin coat finish. We soft wash instead.

A biocide treatment goes on at low pressure, is left to work, and the dead growth breaks down and rinses off over the following weeks. It kills the spores in the surface, so regrowth is slower than after a jet wash.

Pebbledash and brickwork. Pebbledash holds algae in every stone. It is soft washed and rinsed gently so loose stones are not knocked out. Brickwork takes a biocide and a low pressure rinse, kept off soft mortar joints so the pointing is not washed out.

Roof cleaning. Moss on concrete interlocking tiles is scraped off by hand from the roof, never blasted, because a lance forces water up under the laps and can damage the tile surface. Then a biocide goes on to kill what is left and slow the regrowth. We clear the moss out of the gutters, valleys and downpipe outlets as we go, because that is where it ends up. We look at the ridge and any cracked tiles and photograph anything we find.

Driveways and patios. On a Mudeford drive, block paving, concrete and porcelain take a pressure wash with a rotary surface cleaner, which keeps the spray down and the finish even. Block paving then gets fresh kiln dried sand brushed into the joints, and a seal if you want one to slow the weed and algae coming back. Sandstone is washed at a lower pressure and treated, because too much force opens up its surface.

Gutters and fascias. The outside of white plastic gutters and fascias goes grey and green, and we clean it with the walls. Clearing inside the gutters is its own job on our gutter cleaning page for Mudeford.

Protecting what is round it. Planting and ponds are sheeted or wetted first, windows and doors are rinsed down afterwards, and cars are moved.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: the method for each surface, protection, access, and where the water and residue go on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Exterior cleaning in Mudeford needs no planning permission. Biocides are regulated, and only products approved under the biocides regime the HSE administers are used, at the rate on the label. We follow the rules on water pollution for what goes into drains, which matters here for the reason set out below.

Cost

What decides the price of a clean

Paving brought backCleaned and re-jointed, with no new slabs needed. Photo from one of our own jobs.

No rate per square metre, because the same square metre can be twenty minutes or two, depending what is growing on it.

Getting to it. A single storey bungalow reached from a ladder, a three storey town house that needs a tower, and a drive and patio with a side path between them are three different jobs before any water is used. Ground level off a lance is one thing, a second storey or a roof slope is another. Reach poles do a lot of it, some of it wants a tower, and the work at height rules decide which.

The surface decides the method. Render, painted masonry, old brick, block paving and a tiled roof all want different pressure, and some want no pressure at all. Getting that wrong takes the surface off with the dirt, which is the expensive kind of clean.

How bad it has actually got. A light film comes off quickly. Years of organic growth needs treating, and often needs a second visit rather than more pressure.

Comparing quotes? Ask what method is being used on each surface, whether any treatment is included or just a rinse, whether a second visit is part of it, and where the run off is going. The method matters as much as the figure.

If there is a date

A viewing, a visit or a deadline

Ring rather than use the form. This is not emergency work, but it is often work with a date on it: a property going on the market, a letting inspection, a visit, or scaffolding coming down.

Tell us the date when you ring and we will tell you honestly whether it can be done properly by then, rather than book it and rush it. If a sale or a letting inspection is close, tell us which part people see first, usually the front wall and the drive, so that gets done first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

The one local thing

Rinse water and the harbour

Mudeford sits between the sea and Christchurch Harbour, with Stanpit Marsh nature reserve on the harbour side. Road gullies take surface water, not sewage, so whatever goes down them is not treated on the way. This close to the harbour, a biocide rinsed off a roof or a drive into the road gully is a straight line to water where birds feed and fish breed, and putting it there is an offence.

So on a Mudeford job the rinse water is managed. Biocide goes on at the label rate and no more, with no overspray onto the road. Gullies near the work are covered, and the rinse is directed onto lawns and borders where the soil breaks it down. Where a drive falls straight to the road, we wash it in sections and collect the dirty water, and skip the biocide on the lowest strip. It takes a little longer. If another quote does not mention where the water goes, ask.

Questions

Questions about exterior cleaning in Mudeford

Why not just jet wash the render?

High pressure can strip paint and thin coat render and push water into cracks. A soft wash with a biocide kills the growth at the root and lasts longer.

How long does it stay clean?

Longer than after a jet wash, because the spores are killed, not blasted off. Near the sea, north facing and shaded walls green over first.

Will the roof clean damage my tiles?

Not the way we do it. Moss is scraped off by hand and treated, with no high pressure water on the tiles.

Is the biocide safe for my garden?

Plants are sheeted or wetted first, and the product is an approved one used at the rate on the label.
