Growth comes back quicker in Highcliffe than it does inland, and that is worth knowing before you pay anybody. Salt air keeps a surface damp between showers, so a wash on its own buys you a season. A wash with a proper treatment behind it buys you years.

Roofs from the great post-war build. Most of Highcliffe went up between the late forties and the early eighties, with the busiest years around the turn of the sixties, and a lot of it is bungalows. That means big areas of low pitched concrete interlocking tile sitting close to the ground where you can see every bit of it. Concrete tile of that age is porous and moss roots into the face, so a roof clean means scraping the bulk off, clearing what has washed into the laps and the valley, and then a biocide treatment that kills the spores rather than just moving them. A pressure washer on those tiles strips the surface, exposes the aggregate and hands the next generation of moss a better hold. It will also blow out a mortar bedded ridge in seconds.

Two hundred metres from the water, salt sits on a wall and holds moisture on it long after the rain has stopped, and the elevation facing the sea always looks worse than the one behind it. Painted render, pebbledash and bare masonry all get the same approach: low pressure, an approved product used at the strength on the label, and time for it to work. Where paint is already flaking we will say so before we start, because cleaning it will lift more of it and that is a decorating job.

Bungalows have long gutter runs and short downpipes, and both silt up with washed off moss. Clearing means the debris comes out rather than being flushed into the outlet, then water goes down to prove the run works. Small flat roofs over a porch, a garage or a bay collect the same material and hold it, so they get brushed off and the outlet cleared while we are up there.

Drives, patios and communal parking here are block paving, concrete slabs and tarmac, plus the shared parking areas and bin stores at the blocks of flats, which grow a black film that becomes genuinely slippery in winter. Nearly four in ten dwellings in Highcliffe are flats, and the outside of a flat belongs to the freeholder and is managed out of the service charge, so it is worth knowing who can instruct the work before anyone quotes it. Block paving gets a re-sand once it is dry, because open joints let the blocks move and the weeds straight back in.

Fascias, soffits and the bits nobody looks at. The white plastic goes green on the shaded side and comes up with a soft wash and a brush in the same visit as the gutter. It is the cheapest thing on this page to include and the one that makes the most difference from the pavement.

About a third of the homes in Highcliffe are flats or maisonettes, and that changes the first question we ask rather than the way we clean anything. The outside of a flat, the roof above it and the walls around it are almost always the freeholder's, looked after through the service charge and managed by an agent.

I rent a flat here. Can I book the outside cleaned?

Not on your own. Flats and maisonettes are 38.2% of the dwellings in Highcliffe, and the outside of a flat, roof and gutters and render alike, belongs to the freeholder and is paid for out of the service charge. The person to ask is the managing agent or the residents company. We are glad to look and put a written itemised quote in front of them, but the instruction has to come from the owner of the fabric.

We are 0.2km from the sea. Does that change anything?

It changes what you are cleaning and how long it stays clean. At 0.2km the salt never really leaves the surface, and salt holds moisture, so render and paving sit damp between showers instead of drying out. Growth returns on a damp surface far quicker than on a dry one. That is why the biocide matters more than the wash here, and why rinsing the salt off matters more than scrubbing.

The bungalow roof is very shallow. Is that a problem?

It is a working restriction rather than a problem. Highcliffe is mostly post-war stock, 64.1% of it built between 1945 and 1982 with the peak in the late 1950s and early 1960s, and those bungalows carry long shallow pitches. A shallow pitch sheds water slowly, so moss holds and the laps stay wet. We work off a pole or a tower rather than loading the tiles, because a low pitch tile breaks under a boot more readily.

Highcliffe Castle is listed. Does that reach the streets nearby?

No. There are 18 listed entries in the area, the Castle and Greystones among them, and living near one carries nothing at all. No conservation area covers Highcliffe or Walkford either, so an ordinary wash needs no permission from Bournemouth, Christchurch and Poole council. The only time it comes up is where a boundary wall or an outbuilding forms part of a listed entry, because a listing follows the curtilage as well as the building.

What happens to the sand in the block joints?

It gets replaced. A wash lifts the top of the jointing sand out along with the weed and the silt, and leaving it out lets the blocks start to rock under a car. We brush kiln dried sand back in once the surface has dried, tamp it down, then top up where it settles. At 0.2km from the front there is wind blown sand in those joints too, so more comes out than people expect.
