Two hundred metres from the sea, the thing that fails first in a rainwater system is rarely the gutter itself. It is the screws, the brackets and the seals holding it up.

The calls follow a pattern. A run sagging in the middle of an elevation facing the water. A steady drip off one union onto a conservatory roof. Or a gutter that overflows on the seaward side and nowhere else, which usually turns out to be the fixings rather than the debris.

Salt air is why. It keeps everything slightly damp between showers and it works on metal from the edge inwards. So a clear here is a clear plus a proper look at what the run is hanging on. The clearing is the same everywhere. What is different here is what we check afterwards.

What comes out. Less leaf than inland, more of everything else: moss off the tiles, fine grit, wind-blown sand, and on the roofs near the cliff a fair amount of gull mess that sets hard and does not float. It is scooped out by hand as a wet sludge and bagged, not hosed along the run into the outlet.

The outlets and the downpipes. Every outlet is cleared and then water is run through and watched coming out at the shoe. Where a downpipe is backing up it gets rodded and flushed. Hoppers on the older properties collect everything and are checked as a matter of course.

The fixings, which is the local part. Screws into a fascia go rusty here far sooner than they do a mile inland, and once a screw has gone the bracket lets go, the run drops, and you have a dip that holds standing water. We check every bracket by hand along the run, refix into sound timber and realign the whole length to a fall rather than nurse one sagging section.

Seals and unions. A union seal that has hardened will weep. Near the sea it also picks up a salt crust on the outside that tells you where the leak is before you get up there. Replacing a union takes minutes. Waiting until the water has left green staining on the render, damp on a ceiling and rot in the soffit and fascias does not.

Cast iron, where it survives. A few of the older buildings still carry it. Cast iron rusts from the back of the gutter, where nobody looks, and the bolted joints go first. Clearing it, wire brushing the inside and getting a coating back on it buys years. Where a section has rusted through we would rather replace that section than the whole elevation.

How we reach it. Ladder with a stand-off for most of it, a vacuum on a reach pole with a camera head where a conservatory rules a ladder out, and a tower on the taller blocks. A scaffold is almost never needed for clearing.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Clearing gutters is maintenance, so there is no planning application in it and nothing for building control to sign off. Two things can bite. There are eighteen listed entries here, and on a listed building the rainwater goods are protected fabric. There is also a conservation area boundary in this corner of the coast, and while clearing is never controlled, changing the appearance of a frontage can be. the council keeps the list for both, and we check an address before quoting any replacement.

What decides the price of a gutter clean

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.

Getting to it. A seafront flat with a shared run over four dwellings, a 1960s bungalow set back behind a hedge, and a chalet with a balcony in the way of the downpipe are three different jobs before anyone counts the metres. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.

Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.

Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away. Two quotes for the same job are usually two different jobs.

Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect, so a blocked outlet in a wet week goes to the front of the queue. We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. In an onshore blow the rain arrives almost sideways, so a run that copes all year can go over in a single afternoon. Worth knowing

The salt gets into the fixings long before the gutter

This is about as close to the water as our patch gets, and it changes what you should be asking for. Salt-laden air keeps surfaces damp between showers instead of letting them dry, and it attacks steel from any cut or scratched edge inwards. A gutter bracket is a steel screw through a plastic or metal bracket into timber, which is exactly the sort of detail that suffers.

What that means in practice is that a run on a seaward elevation often fails from the fixings while the plastic itself is still perfectly good. You get sagging first, then standing water in the dip, then a blockage that comes back a few weeks after every clear. Clearing it again solves nothing. Refixing with stainless screws and realigning the run to a proper fall solves it for years.

So when you get a quote, ask what is happening to the brackets, not just what is coming out of the gutter. On the seaward side we would rather refix and re-hang the run on the same visit than have you book another clear in six weeks. It is also worth doing the seasonal clear in spring as well as autumn here, because salt and sand build up quietly all summer.

Does being near the sea really change gutter work?

It changes what fails and when. The plastic lasts as long as it does anywhere. The steel screws, the brackets and the seals go faster because they never fully dry out. That is why we check fixings along the whole run here rather than just lift out the debris and leave.

Can you get rid of the gull mess in the gutter?

Yes, and it needs doing properly. It sets hard, it does not float, and it will not shift with a hose. It is softened, lifted out by hand and bagged, and the outlet below it is flushed afterwards. On a flat roof it also finds the outlet faster than leaves do, so those get checked at the same time.

How long does a clear last on a seafront property?

About a year for most, so an annual visit after the leaves are down covers it, and the frequency is set by what is around you rather than by the sea. Wind-blown sand and grit build up slowly all summer, so a spring visit is more worthwhile here than it is inland. If you have trees behind you as well, make it twice a year.

Our gutter only overflows on the front. Why?

Usually because that is the elevation taking the driven rain, and because the fixings on that side have had the worst of it. A dip in a run holds water, silt settles in the standing water and the whole thing chokes. It is a fall problem more often than a debris problem, and we would look at the brackets first.
