Start with who owns the surface. If it is a Christchurch house, ring us and we will come and look at it. The three calls we get most from Christchurch are a render or pebbledash front that has gone green on the shaded side, gutters overflowing down the wall of a block where nobody is quite sure whose job it is, and a patio or parking bay that has turned slippery. This close to the water everything stays damp longer between showers, so growth comes back faster here than it does five miles inland.

What we actually clean around the town

Communal blocks, walkways and bin stores. Close to four in ten homes in Christchurch are flats, and the blocks throw up their own jobs: a render elevation greening on the side that never sees the sun, concrete stair cores and walkways gone slippery, bin store surrounds, and the parking court underneath it all. This is soft wash work. Low pressure, a biocide left to do the job, and no lance anywhere near a painted surface. It gets scheduled around residents, so walkways are done in sections rather than closing the way in and out of somebody's front door for a day. The outside of a flat belongs to the freeholder and is managed out of the service charge, so it is worth knowing before you ring whether you are the person who can instruct it.
Gutters, downpipes and flat roof outlets. The most common fault we find is not a full gutter, it is a blocked outlet at the head of a downpipe, and on a three storey block that means water down a rendered wall for months before anybody rings. We clear the runs, the outlets, the valleys and any flat roof gully, then run water through and watch where it goes. A quarter of the town is terraced and the gutter is often shared, so doing one house and not the next is money half spent, and we will say if the run wants doing as a whole.
Two kilometres from the coast, salt keeps a wall damp between showers and growth comes back faster than it does inland, which is why the treatment matters more here than the wash itself. Concrete and clay tile out on the eighties estates, some slate closer in. Moss comes off dry with a scrape and a brush, the ridge and the valleys are cleared out, and a biocide goes on so regrowth is slow rather than immediate. No jet wash on a tiled roof: pressure lifts the laps, strips the surface off a concrete tile and forces water where the roof was never designed to take it. Gull mess washes off in the same visit.
Painted render fronts, pebbledash on the older semis and brickwork on the newer estates all get soft washed through a wide nozzle at low pressure, with the treatment doing the work. A fifth of the town predates 1919 and that soft mortar gets no force at all, because a raked out joint costs far more to put right than the cleaning ever saved. Block paving is washed, weeded and re-sanded with kiln dried sand so the blocks stay locked together, slabs are cleared of lichen black spot, and the path by a door is done first because that is where somebody slips. Planting is wetted and sheeted, and every drain and gully in the fall of the water is covered and checked.

What decides the price of a clean
Nothing here is priced by the metre. A surface with years of growth on it is a different job from the same surface carrying a film. A ground floor flat off a shared walkway, a three storey block with the gutters over a parking court, and a terraced house on one of the streets behind the quay all sit at different heights, and work at height rules settle whether a pole reaches or a tower goes up. Two quotes for the same address are usually two different jobs, so ask about method, treatment and run off before you choose.

Use the phone rather than the form. We are only a few miles up the road, so a look before you fix a date is easy. If the deadline is a sale, a check in day or a managing agent's inspection, say so, because that changes which surfaces we would do first if there is not time for all of them. Who can actually instruct the work on a flat

Nearly four in ten homes in this town are flats or maisonettes, and that changes the first question we ask. The outside of a flat is almost never the leaseholder's to clean. The roof, the gutters, the render and the paths are the freeholder's, they are maintained out of the service charge, and the person who has rung us because they are looking at a green wall from their kitchen window often cannot authorise a thing. That is not a brush off. It is worth knowing before you spend a Saturday getting three quotes.
What works is to find out who manages the block, ask for the cleaning in writing, and get a proper itemised quote in front of them early. Where the cost to any one leaseholder passes a set amount, the landlord has to consult the leaseholders before the work goes ahead, under section 20 of the Landlord and Tenant Act 1985.
That consultation takes time, which is why communal cleaning tends to be planned a season ahead rather than booked in a fortnight. Who has to agree to the outside of a flat being cleaned?
The freeholder, or the managing agent acting for them. 39.5% of Christchurch dwellings are flats or maisonettes, and on a leasehold flat the roof, the outside walls and the communal paths belong to the building and are funded through the service charge, so the resident usually cannot instruct it. We will quote for the whole block and send it to whoever holds the freehold. Someone asking on their behalf is entirely normal.
Why does the render here never seem to dry out?
Salt. At 2.0km from the coast there is enough of it settling on surfaces to hold moisture against them long after the rain has stopped, so render, paving and shaded walls stay damp far longer than they would inland. Damp is what algae feed on. That is why a wash on its own disappoints in Christchurch, and why the biocide left behind matters more than the pressure used to strip the film.
We are in Christchurch Central. What is not allowed?
Nothing that we would call cleaning. The Christchurch Central conservation area controls appearance, and taking dirt off does not change how a building appears, it restores it. Coating, sealing or painting after the clean does change it, and that goes past the council first. There are 24 listed entries in the area, and on those we work by hand and keep chemicals off carved stone and old paint.
How do you reach a third floor gutter with no room for scaffold?
From the ground, using a water fed pole with a camera on the head so you can see exactly what we are seeing. On the older terraces near the town centre there is often nowhere to stand a tower and no rear access at all, which makes the pole the only sensible route up. Anything needing hands rather than a brush gets a different plan, and we say so before we start.
Is winter a wasted trip on the coast?
No. The wash works all year and growth in Christchurch is at its softest after a wet autumn, which makes it easier to shift. What winter limits is the treatment, since it has to sit undisturbed on the surface to work, and driving rain or a frost the same night undoes it. We book that part around the forecast and get on with gutters and hard standing regardless.
