Exterior cleaning in Sopley

Roof moss, green render, overflowing gutters and slippery paving, cleaned without taking the surface off with the dirt.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

The green on a Sopley roof is nearly always moss on a concrete interlocking tile, and it comes off with a scrape and a soft wash rather than with a jet. Pressure on that sort of tile takes the sand off the face, which is what makes it hold moss twice as fast next time round.

People here ring us for one of three reasons. The north pitch of the roof has gone dark and the moss is now dropping into the gutter and the borders. The gutters themselves have started running over the front door in heavy rain. Or the drive, the path and the patio have gone green and slippery and it is no longer a thing you can walk on in ordinary shoes.

We price it surface by surface. What is growing, what it is growing on, which way that elevation faces and whether the paint or the render underneath is sound enough to be cleaned at all. Some of it washes off the same morning. Some of it needs treating and then a few weeks to die back before it looks like anything. You get a free site visit and a free written itemised quote with the method written against every line on it.

The work

What actually needs doing on a house in the village

Roofs, nearly all of one age. Three quarters of the housing here went up between the war and the early eighties and the peak of that was the seventies, so most of what we clean is concrete interlocking tile laid within a few years of itself. Moss sits in the channel of that tile and packs into the lap where one course covers the next, and once the lap is full the water goes sideways rather than down. It is a dry scrape and a brush, then a soft wash at low pressure through a wide nozzle with a biocide behind it. The older cottages towards the church and the mill are clay plain tile and slate, and those get less pressure again, because the force gets under a lap, works at nail heads you cannot see and washes out the mortar bedding under the ridge, which is usually the oldest thing on the building.

One continuous gutter, not your ten metres of it. Getting on for half the houses here are terraced, so a run of them shares a single gutter and a single roof slope. Clearing your length and leaving the rest is a short lived result. There are big mature trees through the village and along the river, so the gutters take leaf litter as well as roof moss: clearing is by hand or by vacuum, every outlet and downpipe is flushed through with water to prove it takes it, and the valley between two pitches is done at the same visit. On a terrace we would rather look at the whole run, and speak to the neighbours, than quote your section blind.

Render, pebbledash and painted masonry green on the sheltered and the north facing sides first, while the south west elevation takes the driven rain. We test the paint before we touch it, because masonry paint that has gone chalky comes off in sheets under a lance and hands you a redecoration, so that is a soft wash and a rinse in clean water. Algae is a film and goes quickly. Black spot and lichen are rooted into the surface and need a biocide and several weeks, not a bigger machine.

Drives, paths and patios are tarmac, slabs and block paving, with a few shared parking areas. A driveway in block paving comes up with a rotary surface cleaner and is then re-sanded, because the wash lifts the kiln dried sand out of the joints along with the weed. A patio or a path in the shade of a hedge is a safety job, not a cosmetic one. White fascia, soffit and gutter that has gone grey and streaked, and conservatory and porch glass, clean up off the same reach pole set up while we are there.

Planting below is sheeted and watered down before anything is mixed, every gully and drain in the fall of the work is covered, and anything we spray goes on at the strength on the label, which is the plain version of what the biocides regime the HSE administers asks of whoever is holding the lance.

How it runs

From your call to a written price

One team throughout, and Thomas Hannen comes out to price it himself, itemised by surface with protection, access and run off on separate lines. Washing a surface is maintenance and there is nothing to apply for. Sopley has a conservation area of its own and there are twenty-six listed entries in and around the village, the parish church among them, and that matters for what you might do after a clean rather than for the clean. Painting a wall that was never painted, or rendering over brick, is a change of appearance, and the Planning Portal sets out where that needs consent. The National Park Authority's property map is the quickest way to see which of those lines cross your address.

Cost

What decides the price of a clean

No rate by the area, because what is on the surface decides the hours. Access is the first line: a terrace where the van pulls onto the front is one job, a cottage down a lane with a narrow gate and a hose run through the garden is another, and a farmhouse with outbuildings on three sides is half a day before a surface is touched. work at height rules decide what comes off a pole and what needs a tower. Getting the method wrong takes the surface off with the dirt, which is the expensive kind of clean.

If there is a date

A viewing, a visit or a deadline

Ring rather than use the form. Sopley is under six miles from us, so a short notice date is often possible: if it is a letting changeover, a valuation or a sale, tell us the day rather than the week and we will say straight away whether it can be done properly by then. Outside Monday to Friday, 8am to 6pm, by arrangement.

Worth knowing

Why a whole row tends to go at once

Grey porcelain patio slabs photographed wet
Paving brought backCleaned and re-jointed rather than replaced.

The housing here went up in a tight run of years, most of it between the war and the early eighties and a good chunk of that in the seventies. That means whole streets carry the same tile, the same render and the same rainwater goods, all put on within a season or two of each other and all weathering at the same rate ever since.

It is why the moss arrives on your neighbour's north pitch the same year it arrives on yours, and why one house on a row can look neglected when nothing has been neglected at all. Aspect does the rest. The elevation that faces away from the sun stays damp for hours longer after rain, and algae and lichen ask for very little beyond a surface that stays wet.

Two practical things follow, and close to half the homes around here are terraced, so they come up a lot. First, a terrace has one continuous gutter along the back and often along the front as well. A blockage two doors up puts water down your wall, and clearing your own length of it fixes nothing.

Getting the run done in one visit is quicker and cheaper per house than three separate call outs, and we will still quote each address separately so everybody pays for their own. Second, cleaning one roof in a row makes the two either side look worse than they did the day before. That is worth a conversation over the fence before you book, not after.

Questions

Sopley questions we get asked

Sopley is a conservation area. What can we not do outside?

You can wash it. Appearance is what the designation controls, so cleaning brick, render, tile or paving back to its own colour sits on the safe side of that line. Where it bites is a change of material or finish: rendering a brick front, coating a tiled roof, painting stone that was never painted. The village has 26 listed entries as well, the Church of St Michael and All Angels among them, and those need the method agreed first.

Nearly half the village is terraced. Do neighbours need to join in?

It helps, and on a terrace it sometimes decides the job. Terraced houses are 48.3% of Sopley, so the gutter is often one continuous run over several homes, and clearing your length while the next stays blocked achieves very little. We are happy to price each house separately so everybody pays for their own, then do the whole run in one visit. Getting to a rear elevation usually needs the neighbour's say so too.

Why does the south west wall green over worse than the rest?

Because it takes the weather. The most exposed elevation in Sopley faces south west, so that wall gets the driven rain and stays wet longest after a front goes through, and growth follows the water. The same wind works at the edges rather than the middle, so you see it worst around window reveals, along the verge and on the bottom course. We treat that elevation on its own timetable and often leave the sheltered sides.

Our roof went on in the seventies. Is it safe to clean?

Yes, if the ridge is sound. Three quarters of Sopley was built between 1945 and 1982 and the largest block, 46.6%, went up in the 1970s and early 1980s. Those are concrete interlocking tiles, which clean well provided the ridge and verge hold, because they were bedded in the same mortar at the same time and it has aged the same way. If the bedding is loose, that is the job, not the moss.

How quickly can someone look at it from your yard?

Sopley is under six miles out, so it is normally a day or two for a look rather than a week. Thomas Hannen comes himself, walks the outside, and writes up an itemised quote that is yours to keep whether or not you use us. Where the property is one of the listed ones, or the rear access is awkward, he will say on the visit what that adds before it turns up in writing.
