Mudeford

Seventies bungalows, older cottages by the quay, and the sea in between

Most homes in Mudeford went up in the seventies and early eighties, a lot of them bungalows, and almost all of them sit within a short walk of the harbour or the bay. So the jobs here are the ones that wind and salt bring on early: ridges and verges lifting, the seaward walls losing their pointing and render, and felt flat roofs on dormers and blocks of flats. The lot goes on one visit and one written quote.

In Mudeford the trouble is usually wind on a bungalow roof, a leaking dormer or an old cottage by the quay. A south westerly has lifted a verge or a run of ridge tiles on a bungalow. A dormer built to get a bedroom into the roof has started to leak into that bedroom. Or the owner of an older cottage near the quay wants a repair done properly and needs to know what the conservation area allows.

If rain is coming in now, ring 07435 839745, say which room and whether that side of the house faces the water, and keep clear of the garden below any tiles that are still moving. Otherwise Thomas comes out, looks at the roof and the loft, photographs what he finds and prices each part of the job on its own line.

The housing

Bungalows, short terraces, low blocks and a few very old cottages

Mudeford is mostly post-war, with the biggest building wave in the seventies and early eighties. Bungalows make up a big share of it, many since extended into the roof, alongside detached houses, short terraces and low blocks of flats from the same years. Near the quay there is a much older layer of cottages and houses, several of them listed.

The newer housing is concrete interlocking tile, mortar bedded ridges and verges, timber or early plastic rooflines and brick or rendered cavity walls. The older buildings by the quay are soft brick in lime mortar, clay plain tile or natural slate. The two want different materials and different thinking, and we price the one you have.

  • Dormer bungalows. Plenty of bungalows here have had a flat-roofed dormer built across the back to make a bedroom in the roof. The felt on top, the cheeks and the lead where it meets the tiles are the weak points, and a failure shows as a stain over a bed rather than in a garage. We check the covering, the edge trims and the room below for condensation, then say whether it wants a repair now or a warm roof re-cover when it is due.
  • One roof over a block of flats. Many of the low blocks share a single flat roof. If you own a flat, that roof is usually the freeholder's or the residents' company's, and a full replacement needs the leaseholders consulted under section 20 first. That takes weeks, so it pays to survey the roof before it fails.
  • Sea walls wear unevenly. Rain driven off the water soaks the south and south west walls and leaves salt in the joints as they dry. BS 8104 is the method used to rate that exposure. We price each elevation separately, so you are not paying to repoint or re-render sheltered walls that are still sound.

Planning

A conservation area at the quay, and around twenty listed entries

Mudeford Quay is a conservation area, and it takes in the older cottages and houses around the quay rather than the estates. The edge of the Stanpit and Fishermans Bank conservation area also reaches a little way in, though most of that one lies in Stanpit. BCP Council keeps the list and maps, so check your address before changing a material.

Inside the conservation area, like-for-like repairs are normally fine. What needs care is anything that changes the appearance.

  • Eaves, render and coverings. On the older buildings the painted timber fascias, simple soffits and cast iron gutters are part of what the area protects. A deep plastic fascia or a concrete tile on a slate cottage changes its look, and so does cladding a wall, as the Planning Portal guidance on external walls explains. Some conservation areas also carry an Article 4 direction removing particular permitted development rights, so ask the council what applies to your address.
  • Listed buildings and walls. Historic England lists around twenty entries in Mudeford, among them Gundimore, Sandhills, Mudeford House, the Avonmouth Hotel and All Saints Church, and even a pillar box and a K6 telephone kiosk. Some boundary walls are listed on their own entry, including the walls at Scotts Cottage and The Anchorage and the gate piers at Sandhills. Almost any work to them beyond like for like needs listed building consent, and rebuilding a listed wall without it is an offence.
  • Everywhere else. Outside the conservation area, re-covering a house in a similar tile, renewing the roofline and repointing are normally permitted development. Replacing more than half of a roof still brings in building control, because the loft insulation has to come up to standard.

The one local thing

Gulls, sand and salt: the gutters and outlets take it first

On this bit of the Mudeford coast, the roof edge collects more than leaves. Gulls nest on flat roofs, in valleys and on the tiles just behind the gutter from spring into summer, and the nest material, feathers and droppings end up in the gutter and the top of the downpipe.

Wild birds and their active nests are protected by law, so once a nest has eggs or chicks in it, work beside it waits until the young have gone. A blocked outlet next to a nest can overflow down a wall all summer.

So timing matters more in Mudeford than inland. Have gutters and flat roof outlets cleared in late autumn or winter, well before the nesting season, and ask for a look in early spring if gulls used your roof last year. On a dormer or a block, a blocked outlet means ponding, and ponding is what finally splits old felt.

The salt matters too. Galvanised gutter brackets, render beads and nails rust years early within reach of the water, so on the exposed elevations we fit stainless or plastic fixings and beads, and hold every ridge and verge tile mechanically in line with BS 5534. And on low ground by the harbour, check the flood risk for your address before choosing a surface for a new drive or patio, because it changes where the water from it should go.

How we work

From the first visit to the last sweep

Thomas comes out, looks at the roof, the walls and the loft, and writes the quote himself. The scaffold or tower, the strip out, the materials and each junction are on separate lines, and where a wall or a slope is more exposed than the rest, it is priced on its own.

Once work starts, one person is your contact throughout. A roof is only opened as far as it can be made watertight that day, the site is swept each evening and the waste leaves with us. If stripping a dormer finds a soft deck, or raking out a wall finds soft brick, we stop, photograph it and price it in writing first.

Near the quay, parking is tight in summer, so we agree where the scaffold lorry and any skip will go before the day. On a building in the conservation area, or a listed one, we write up what we would do in a form the council can read. And while a roof is open, Approved Document L sets what the loft insulation should reach.

Questions

Questions about building work in Mudeford

Is Mudeford in a conservation area?

Part of Mudeford is. Mudeford Quay is a conservation area covering the older cottages and houses around the quay, and the edge of the Stanpit and Fishermans Bank area reaches in by the harbour. The estates further back are outside both. Check the council map for your address before changing a material.

The flat roof on my dormer is leaking. Repair or re-cover?

One split can be patched. If the felt is cracked across the surface, water sits on it, or the deck feels soft, it needs stripping and re-covering, ideally as a warm roof with insulation above the deck, because there is a bedroom directly underneath.

Gulls are nesting on my roof. Can you clear the gutters?

Not beside an active nest: Wild birds and their nests are protected, so work near one waits until the young have left. Book the clear for late autumn or winter, before the nesting season starts.

Does my cottage near the quay need lime mortar?

If it is built in soft brick with lime mortar, yes. Cement pointing traps moisture and salt, and the brick face breaks up instead of the joint. If the building is listed, a change of mortar can need consent as well.

Do you cover all of Mudeford?
