Flat roofs in Mudeford are mostly on garages, single storey extensions, dormers on bungalows and the roofs of low blocks of flats. Most of them fail because the felt has blistered or split with age. We find where the water gets in, tell you whether the deck is sound, and price repair or replacement in writing.

The usual story in Mudeford is a stain on the ceiling of a back extension after heavy rain, a garage roof that has been sagging in the middle for years and now holds a puddle, or a leak into a bedroom under a bungalow dormer. On a block of flats it is often the top floor flat that notices first.

We come out, look at the covering, the edges and the outlet, and check the deck from underneath where we can. If water is coming in now, ring 07435 839745 and tell us whether it is dripping from the middle of the ceiling or down a wall, because that tells us a lot before we arrive.

What we do

Garages, dormers, extensions and flat roofed blocks

Felt roofs coming to the end. A lot of the flat roofs in Mudeford are the original felt from when the houses and extensions went up in the 1970s and early 1980s, or a later layer of torch on felt laid over the top.

Old built up felt on a Mudeford roof blisters, cracks along the laps and lets go at the edge trim. One split or blister can be cut out and patched, and we will do that where the rest of the roof still has life in it.

Replacing the covering. When the felt has failed in several places we strip it back to the deck. A rotten chipboard deck is replaced with plywood or OSB, the firring pieces are checked so the roof has a proper fall to its outlet, and the new covering goes on. That is usually EPDM rubber in a single sheet, a GRP fibreglass roof, or a three layer torch on felt system with a mineral cap sheet, laid to BS 6229:2025 on flat roofs. We tell you which suits the roof and why. A garage or a small extension is typically two to four working days.

Edges, upstands and outlets. Most flat roof leaks start at a detail rather than in the middle. The upstand against the house wall, the lead cover flashing chased into the brickwork above it, the drip edge over the gutter and the rainwater outlet are where we look first, and where we spend the time on a new roof.

Dormers on bungalows. On a Mudeford bungalow, a dormer's flat roof is small, high and awkward, and it often drains onto the main tiles. We renew the covering, dress the lead apron where it meets the tiles, and check the cheeks while we are up.

Warm roof or cold roof. Many older flat roofs in Mudeford have no insulation, or a thin layer between the joists with no vapour control layer, which leads to condensation. Replacing the covering is the time to fix that with PIR insulation boards laid on top of the deck as a warm roof, and building control applies when you do, because of Part L. A rooflight or a lantern is easier to reseal or replace at the same time.

When we would talk you out of it. A roof with one split and a sound deck needs a repair, not a new roof. Ponding on its own is not always a leak either, and we would say so.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Re-covering a flat roof like for like needs no planning permission, and most rear extensions and garages fall under permitted development. In the Mudeford Quay conservation area, any change that can be seen from the road is worth checking first against the council keeps the list.

Cost

What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. In Mudeford, a garage at the end of a drive, a dormer on a bungalow that needs a scaffold on the tiles, and the roof of a block of flats reached through a shared stairwell are three very different jobs. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price.

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops.

The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. If water is pooling on a flat roof above a room, do not climb up to sweep it off. Old felt and a soft deck can give way underfoot. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

When the flat roof belongs to a block

Part of Mudeford's housing is flats, many of them in low blocks from the same years as the houses around them, and a lot of those blocks have one flat roof over everybody. If you own a flat, the roof is usually the freeholder's or the management company's to repair, and the cost comes back through the service charge. Before you book anyone, check your lease, and tell the managing agent if water is coming into your flat.

For the managing agent or the residents' company, a replacement over the whole block normally needs leaseholders consulted under section 20 of the Landlord and Tenant Act 1985 once any one leaseholder's share passes the threshold. That takes weeks, so it pays to have the roof surveyed well before it fails. We provide a written, itemised quote that can be shared with every leaseholder, with photographs of the covering, the outlets and the edges, so the decision is made on what the roof actually needs.

Questions

Questions about flat roofs in Mudeford

Can my flat roof be repaired or does it need replacing?

If the deck is sound and the trouble is one split, blister or edge, a repair. When the felt has failed in several places or the deck is soft, a new roof is better value. We show you photographs either way.

Which is better, EPDM, GRP or felt?

All three last well when laid properly. EPDM suits simple shapes, GRP suits roofs with foot traffic or lots of detail, and felt suits roofs with awkward abutments. We explain the choice for your roof.

How long does a new flat roof take?

A garage or a small extension is usually two to four working days, longer if the deck needs replacing. The roof is covered every night.

Can you quote for our block's roof for the managing agent?

Yes. We give a written, itemised quote with photographs that the agent can circulate to leaseholders during consultation.
