Rendering in Mudeford is mostly re-rendering or repairing the render on 1970s and early 1980s houses and bungalows, and rendering over tired brick or blockwork, on walls that take salt and wind off the sea. We tap the old render, find what is hollow, and price repair or a new system in writing.

The usual faults in Mudeford are render that has cracked and started to come away below a window, a gable that has gone green and streaky, or patches that sound hollow when you knock them. Covering the pebbledash on a bungalow with a smooth modern finish is also an option.

We come out, tap the walls over, look at the beads, the sills and the base of the render, and tell you whether it is a patch or a whole elevation. For internal plastering, see plastering in Mudeford.

The work

Patching, re-rendering and new finishes

Patch repairs. Where the render is cracked or blown in a few places and sound elsewhere, we cut the hollow areas back to a clean edge, stabilise the background, and build the patch up in coats to match the old render and texture. On a painted finish the whole elevation is then repainted so the patch does not show.

Hacking off and starting again. When much of a wall sounds hollow, or the render has parted from the blockwork in sheets, patching just moves the problem. We hack off back to the brick or block, clean down, and put a new system on: a sand and cement scratch coat or a basecoat with mesh, new stop beads and a bellcast bead above the DPC, and the topcoat.

Choosing the finish. For most houses in Mudeford we suggest a thin coat silicone render, or a through-coloured monocouche, over a polymer basecoat and mesh. Silicone sheds water and resists algae better than painted sand and cement, and it comes in a range of colours and textures. We bring a sample to the house so you can see the colour in daylight. Traditional sand and cement with a float finish, or a dash finish on houses that already have one, is still an option.

Over pebbledash. Pebbledash on 1970s bungalows can often be rendered over once loose areas are taken back and a primer and mesh basecoat go on. We check how well the dash is keyed first.

Older walls. A few houses near the quay are older solid walls where a breathable lime render is the right answer. Hard cement render on those traps moisture.

How long. One elevation of a house is usually a week or so with drying time between coats, a whole house two to three weeks, depending on the weather.

When we would talk you out of it. Green staining on sound render needs cleaning, not re-rendering.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access and scaffold, protection, preparation of the existing wall, the system and number of coats, beads and stop ends, and making good on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Re-rendering in a similar finish is usually permitted development, as Planning Portal guidance on external walls explains. In the Mudeford Quay conservation area, rendering over brick or changing the colour or finish can need planning permission, so check first, as the council keeps the list. Where more than half of a wall is renewed, building control and Part L can also apply.

What decides the price of a rendering job

No rate per square metre, because the square metres are the easy part; what is already on the wall decides the price.

Getting to it. A single storey bungalow, a two storey house with a garage roof below the wall, and a tall gable on an end terrace all need different scaffold. A bungalow gable comes off a tower, a three storey elevation wants a scaffold, and the platform has to stand for the whole system rather than a day. The work at height rules are why it is a priced line rather than something folded into a rate.

What is already on the wall. Rendering over sound brick is one job. Hacking off blown sand and cement, or a pebbledash that has parted from the background, is another, and it is the part nobody can see from the road. We tap the whole elevation before quoting, because the hollow areas set the hours.

The system, and what the wall behind it needs. Silicone thin coat over insulation, monocouche through-coloured, or traditional sand and cement all price differently and behave differently. On a solid wall that has to breathe, a plastic-rich modern system traps moisture and moves the problem inside, so the right system is a wall decision rather than a colour decision.

Comparing quotes for a Mudeford render? Ask which system is being quoted and how many coats, whether the old render is being hacked off or overlaid, whether beads, bellcast and stop ends are included, whether the scaffold is in the price, and what happens to the existing sills and pipework.

If it has started to come away

Render that has blown or cracked open

Ring rather than use the form. A section that sounds hollow when you tap it, or a crack you can get a coin into, is letting water behind the render and the frost does the rest.

We make the loose area of a Mudeford wall safe, sheet it if the weather is against us, and price the elevation once we can see how far the blown area actually goes. If render has come away over a door or a path, keep people clear of it and do not pull at the loose edges. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Specify render for the sea, not the brochure

Much of Mudeford is within a few hundred metres of the sea or the harbour, so the walls that face it take rain driven sideways on the wind, with salt in it, and sit damp for longer between showers. That changes the specification.

Galvanised beads that would last decades inland rust behind the render in Mudeford and push it off in orange streaks, so we fit stainless steel or uPVC beads on the exposed elevations. The basecoat and mesh matter more than the topcoat, and the render should stop above the DPC with a bellcast bead, not run down into the ground.

The finish matters too. Painted sand and cement on a seaward wall wants repainting every few years and greens over quickly on the shaded sides. A silicone render sheds rain and salt, stays cleaner and dries faster. BS 8104 on exposure to wind driven rain sets out how exposure is judged. If two quotes differ, ask each firm what the beads are made of and what the basecoat is, because that is where the difference lies.

Questions

Questions about rendering in Mudeford

Can you patch my render or does the whole wall need doing?

If only a few areas are hollow and the rest is sound, a patch repair. When large areas sound hollow or have come away, re-rendering the elevation is better value. We tap it over and show you.

Which render lasts best near the sea?

A thin coat silicone render over a mesh basecoat, with stainless or uPVC beads, stands up well to salt and driven rain and stays cleaner.

Can you render over pebbledash?

Often yes, once loose areas are removed and a primer and mesh basecoat are applied. We check the dash is firmly keyed first.

How long does rendering a house take?

A single elevation is usually around a week with drying time, a whole house two to three weeks, depending on the weather.
