Fascia, soffit and gutter replacement in Mudeford is mostly on 1970s and early 1980s bungalows and houses whose timber boards and first plastic gutters are now worn out. We strip the old eaves back, check the rafter feet, and fit new uPVC or like-for-like timber and cast iron where the house calls for it.

The usual signs are paint peeling off the fascia and soft wood behind it, a gutter that has dropped at one end so the rain runs over the front, or soffit boards that have come away and let birds or a wasp nest into the roof. Green staining and damp on the brickwork under a gutter joint is another sign. On a Mudeford bungalow the whole run is at eye level, so the tired eaves are hard to ignore.

We come and look along every elevation, push a blade into the timber to see how far the rot goes, and price it in writing. If a failed gutter is sending water into the house, ring 07435 839745 and say which wall it is running down.

The work

New eaves for bungalows, houses and older cottages

Old boards are stripped and replaced. We take off the old fascia, soffit and guttering instead of capping over them. Capping over hides rot at the rafter feet and traps moisture against the timber. With the boards off we can see the rafter ends and the wall plate, cut back and splice any soft timber, and fix the new boards to sound wood with stainless screws.

The felt and the first row of tiles. The bottom of the roofing felt often rots right at the eaves. We fit an eaves felt support tray so any water on the underlay drips into the gutter, and check that the tilt of the new fascia keeps the bottom row of tiles bedded. That detail is covered in BS 5534.

Ventilation. Many bungalow lofts in Mudeford were insulated to the eaves with nothing to let air through. We fit soffit vents or an over fascia vent to keep an air gap at the eaves, which helps stop condensation in the loft.

Gutters and downpipes. New guttering goes up in half round, square, ogee or a deepflow profile, sized for the roof, with brackets close enough to hold it straight and a fall to each outlet. Downpipes are refixed into the existing shoes and gullies, so the rainwater discharge goes where it should. Any moss, debris or blocked outlet in the old run is cleared first. A rafter tail that has dropped shows up in the gutter line, so we set it with a string line.

Bargeboards and verges. Gable ends on the houses have a bargeboard that takes the full weather. We replace them with the verge, often with dry verge units that stop the old mortar falling out.

Materials. White uPVC is the usual choice and needs little upkeep. Black or woodgrain suits some houses. Aluminium gutters are an option, but near the sea they want a good powder coated finish. On older Mudeford cottages timber boards and cast iron gutters may be the right answer.

When we would talk you out of it. If the timber is sound and only the paint has gone, redecorating is cheaper. If one gutter joint is dripping, reseal that union instead of replacing the run.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, the length of each run, stripping the old boards and gutter, the fascia, soffit and any bargeboard, the gutter, outlets and downpipes, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day instead of the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Fascias, soffits and guttering in matching materials need no planning permission. Inside the Mudeford Quay conservation area a change in material or appearance on an elevation facing the road is worth checking first, and the council keeps the list.

Cost

What decides the price of a roofline

Every hip, every runA hipped roof is more eaves per house, and more to hang straight. Photo from one of our own jobs.

No rate per square metre, because a metre of fascia over a bay is not the same metre as one on a straight gable.

Getting to it. A Mudeford bungalow with one low run all round, a two storey house with a flat roofed garage in the way, and an end terrace with a tall gable all take different access. A bungalow run comes off a tower, a two or three storey gable wants a scaffold, and a run over a conservatory or a bay window means building the platform around it. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is behind the boards. Rotten fascia is a symptom. The question is whether the rafter feet and the wall plate behind it are still sound, and nobody knows until the old board comes off. Capping over with plastic hides that instead of fixing it, which is why we take the old boards off rather than clad them.

The run, not the metre. A straight gable is quick. Bay windows, a conservatory in the way, a corner return, a run that has to be worked around a satellite dish or a service cable, and every outlet, hopper and downpipe are priced one at a time. So is putting the fall back: a gutter hung level looks fine and holds water all year.

Comparing quotes? Ask whether the old boards are coming off or being capped over, what happens if the rafter feet or the wall plate turn out to be rotten, whether the gutter, outlets and downpipes are all being renewed or only the fascia, and whether the scaffold is in the price.

Ring rather than use the form. A length of gutter pulled off its brackets, a downpipe snapped at the bend or a fascia soft enough to put your hand through goes to the front of the queue, because the next heavy rain runs straight down the wall and into the brickwork.

The first visit is about getting it supported and discharging somewhere sensible, and we price the run properly once we can see how far the rot goes. If a length of gutter is hanging off or a fascia has come loose, keep people clear of that side of the house. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

Worth knowing

Near the quay, match the eaves, not the catalogue

Mudeford Quay has its own conservation area, and it takes in the older cottages and houses near the quay rather than the estates further back. On those older buildings the eaves are part of what the council is trying to keep: painted timber fascias, simple soffits or none at all, and cast iron gutters on rise and fall brackets.

A deep plastic fascia and a square grey gutter on a Mudeford cottage there looks out of place, and because it changes the appearance of the building it may need permission. There are listed buildings in and around the area too, and on those almost any change needs listed building consent, which the council's listed building records can confirm.

So if your Mudeford house is near the quay, check the council keeps the list before choosing materials, and tell us when you ring. We can replace timber boards in timber, splice new wood into sound old boards, and put back cast iron, or cast aluminium made to look like it, on the front, with plastic only where the council is content. A like-for-like repair is maintenance and can simply go ahead.

Planning at a glance

Do you need planning permission in Mudeford?

Most repairs in Mudeford need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about fascias and guttering in Mudeford

Can you cap over my old fascias to save money?

We strip old fascias off instead of capping them. Capping over hides rot and traps damp against the rafter feet, so the problem is still there, just out of sight.

How long does it take on a bungalow?

Most bungalows are two or three days for the full eaves, fascia, soffit and guttering, depending on how much timber needs repair.

Do I need permission to change my fascias near Mudeford Quay?

Like-for-like replacement is maintenance. Changing the material or look on a building in the conservation area, or any change to a listed building, should be checked with BCP Council first.

Will you take the old guttering away?

Yes. All old boards, gutters and waste leave with us, and the site is swept before we go.
