Roofing in Mudeford
Ridge and verge repairs, slipped tiles, lead and re-roofs on Mudeford's bungalows, houses and cottages, with fixings that stand up to the sea air.
The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Most Mudeford roofs are on bungalows and houses built in the 1970s and early 1980s, a short walk from the harbour or Avon Beach, and most of the damage comes from wind: ridge tiles lifted, verges opened up, tiles slipped after a south westerly. We look from the roof and the loft, then price the repair in writing.
In Mudeford the weather gets the better of roofs on bungalows and old cottages alike. A ridge or verge that has come loose after a blow off the sea, with bits of mortar on the drive. A damp stain spreading across a bungalow ceiling where nobody can see the roof above it. Or an older cottage nearer the quay where the roof has been patched so often that the patches now need patching.
We get up to it safely, go into the loft, photograph what we find and tell you plainly whether it is a repair or a new roof. If rain is already coming through, ring 07435 839745, say which room it is in and whether the house faces the water, and we will talk you through what to do first.
On the roof
Bungalows, 1970s houses and cottages by the harbour

Ridges and verges. A lot of the roofs in Mudeford went on within a few years of one another, and the ridge, hip and verge tiles were bedded in mortar alone. Forty and fifty years of wind off Christchurch Bay cracks that bedding, and the next gale lifts the tiles.
We strip the loose ones, clean them and refix them on a dry fix system, with a dry ridge and a dry verge mechanically fixed in line with BS 5534. On a bungalow that is often a day's work.
Concrete interlocking tiles. Most Mudeford roofs of that age are concrete interlocking tile. They are tough, but the surface wears and moss and algae take hold on the shaded slope. A cracked or slipped tile is lifted out and replaced with a matched one, clipped as well as nailed, because a single missing tile on an exposed roof lets the wind get under its neighbours and turns into storm damage over a winter.
Clay, slate and the older cottages. Nearer the quay in Mudeford there are older houses and cottages with clay plain tile or natural slate. Those are repaired in the same material, with copper or stainless nails and slate hooks, and the lead to chimneys and abutments is checked while we are up there. A worn flashing or soaker at a chimney is behind a lot of the leaks we trace.
Re-roofing. When tiles are slipping across the whole slope and the old felt under them has rotted at the eaves, a re-roof is better value than more repair. We strip to the rafters, check the timbers, and go back on a breathable membrane, new treated battens and the right fixings for the exposure. A bungalow or a small house is usually a week or so once the scaffold is up.
Dormers and flat sections. Plenty of bungalows in Mudeford have had a dormer added to get a bedroom in the roof. The cheeks, the felt flat roof on top and the lead where it meets the tiles are the usual weak points, and they are easiest to put right while access is up anyway.
When we would talk you out of it. A roof with a loose ridge, a few slipped tiles and sound timbers does not need replacing, and moss on its own is not a reason to re-roof. We would rather fix what is wrong and show you the photographs. A single slipped tile, a lifted hip or a leak beside a dormer is covered on our page for roof repairs in Mudeford.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: scaffold, the strip out, battens and membrane, the covering, each junction and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Like-for-like tile repairs need no planning permission. Mudeford Quay is a conservation area, so a change of roof covering, a new rooflight or a dormer facing the road there needs checking first against the council keeps the list and Planning Portal guidance. Where more than half of a roof is renewed, building control applies too, because the loft insulation has to come up to standard.
Cost
What decides the price of a roof

No rate per square metre, because the square metres are the easiest thing to measure and the least useful thing to know.
Getting to it. A single storey bungalow on a quiet close, a terrace where the scaffold has to cross a neighbour's frontage, and a house near the quay where parking is tight in summer all price differently. Some roofs come off a tower, most want a scaffold, and how long it stands matters as much as its size. This is work at height and the work at height rules are why the platform is a priced line rather than an optional extra.
Junctions and substrate. Chimneys, valleys and abutments are priced one at a time, because that is where the leadwork hours go. Battens, membrane and fixings are the part nobody sees and the part that decides what a re-cover costs.
Comparing quotes? Ask whether the scaffold is in the price, whether battens and membrane are renewed or covered over, what grade of lead is going on the chimney, and who pays for the skip.
If it is leaking now
Water coming in today

Ring rather than use the form. Anything letting water in goes to the front of the queue. The first visit is about making it safe and watertight so nothing gets worse while you decide, and we quote the permanent repair once the whole of it can be seen.
If tiles are still moving in the wind, keep people and cars away from that side of the house until the weather drops. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Salt air changes the fixings

Much of Mudeford is within a few hundred metres of the sea or the harbour, and salt carried on the wind settles on roofs all year round. It does not hurt a concrete or clay tile, but it does attack the metal that holds the roof together.
Ordinary galvanised nails and clips rust through years early on the seaward slope, and a tile whose nail has rusted is only held by its nib and the tile above. That is why a roof in Mudeford can look fine from the garden and still shed tiles in the first proper gale.
So ask what the fixings are. On an exposed roof we use stainless or aluminium alloy nails and clips, stainless ring shank screws for the dry ridge, and we fix every tile rather than every few courses where the wind load calls for it under BS 5534. Lead flashings stand up to the salt well, but lead should never touch steel or aluminium where water runs off it. If a competing quote does not say what the fixings are, ask before you choose.

Questions
Questions about roofing in Mudeford
My ridge tiles keep coming loose in the wind. Can that be fixed for good?
Usually, yes. The old mortar comes off and the ridge goes back on a dry fix system screwed down with stainless fixings. That stops the cycle of re-bedding the ridge every few winters.
Do I need a new roof or a repair?
If the timbers are sound and the trouble is at the ridge, the verges or a few tiles, a repair. When tiles are slipping all over and the felt under them has perished, a re-roof is better value. We show you photographs either way.
How long does a re-roof on a bungalow take?
Usually about a week once the scaffold is up, longer if timbers need replacing or the weather turns. The roof is never left open overnight.
Is scaffold included in the quote?
Yes, as its own line on the itemised quote. A bungalow sometimes needs only a tower, which costs less.
My house is in the Mudeford Quay conservation area. Can I still have the roof repaired?
Yes. Repairs in matching materials are maintenance. Changing the covering, adding a rooflight or altering a dormer that can be seen from the road is what needs checking with the council first.
