Driveways in Mudeford

New drives and honest repairs in front of Mudeford's bungalows and houses, BH23.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

Many Mudeford driveways are still the original drive of a post-war bungalow or house, much of it built in the seventies, and some frontages have room for a second car. Block paving, resin, tarmac or concrete, on a base built for the ground, with the fall and the kerb dealt with first and the price in writing. For back gardens, see patios in Mudeford.

On Mudeford frontages the work is a tired estate drive, a lawn wanted for a second car, or a shared bay on a short terrace. A block paved or concrete drive laid when the estate was new, now sunken in the wheel tracks and green along every joint. An open plan front lawn that the owner wants to park a second car on. And a shared driveway or parking bay in front of a short terrace, where one neighbour wants theirs done and the edge between the two has to be worked out.

Thomas measures the frontage, watches where the rain runs off the roof and the road, and lifts a few blocks or a corner of concrete to see what is underneath. The written itemised quote is free, and where relaying a sunken patch will do, that is what gets priced.

The work

A sunken block drive can be relaid. A lot of block paving from the seventies and eighties went down on a thin sub-base, and forty years of cars have pushed ruts into it.

Blocks are forgiving: they come up, the bedding sand and the base below are made good, and the same blocks often go back down if they are sound, which keeps the cost and the waste down. If the base was never deep enough, it is dug out, a geotextile membrane goes down, and a new sub-base is laid and compacted in layers.

New block paving. Blocks are laid on screeded sharp sand inside an edge restraint haunched in concrete, compacted with a plate, and filled with kiln dried sand that is topped up after the first few weeks. Permeable block, with wider joints and a free draining base, lets the rain soak in where it falls and keeps the frontage within the rules for front gardens.

Resin, tarmac and concrete. Resin bound is porous and tidy on a level frontage, laid in one go over a sound, dry base. Tarmac takes a turning wheel well and is quick to lay. Concrete, plain or pattern imprinted, is hard wearing but cannot be patched invisibly, and it sheds all its water, so the fall and a channel drain have to be designed in from the start.

Parking a second car. Turning a Mudeford lawn into drive is mostly digging: turf, topsoil and roots out, spoil away by grab lorry or skip, and the new surface kept below the damp proof course of the house. Widening where you cross the pavement means a bigger dropped kerb, which is an application to BCP Council as highway authority, and the footway is rebuilt to their specification. We sort the order so you are not left with a drive you cannot drive onto.

Shared frontages. Where two Mudeford homes share a drive or a parking court, we agree the line with both neighbours before we dig, lay a clean border where one surface meets the other, and make sure the new levels do not send water onto next door.

Low ground near the harbour. Parts of Mudeford sit low beside Christchurch Harbour, and on those plots it is worth checking the flood risk for your address on the government flood map before choosing a surface, because it changes where the water from a new drive should go. There a permeable block or resin over a free draining base is usually the better answer than a sealed surface with a channel drain, and we set the levels so nothing runs towards the house or the garage door.

Repairs. A sunken bay by the garage, a cracked kerb, ponding against the house, oil staining or weed in the joints. These are often a day or two, and we will say so rather than sell you a new drive.

How it runs

From your call to a written price

One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: excavation, muck away, the sub base, edgings, the surface itself and the drainage on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Paving a front garden is permitted development for a house if the surface is permeable or drains onto your own ground, and needs planning permission if more than five square metres of sealed surface runs to the road. Flats have no such rights. Mudeford Quay has its own conservation area, where taking down a front wall needs its own check, which we cover below.

Cost

What decides the price of a driveway

No rate per square metre, because what is under it decides more of the cost than what goes on top.

Getting to it. An open plan Mudeford bungalow frontage with room for a machine, a town house with a shared parking court, and a detached house behind a wall and gate pillars could hardly be more different before any digging starts. Everything arrives and everything leaves by the same route. A drive you can back a lorry onto is cheaper to build than one where every barrow goes through a side gate.

The sub base. The part you never see is the part that decides whether the surface is still flat in ten years. Ground conditions, how deep it has to be dug and how much muck goes away are the real variables.

Water, and where it is allowed to go. Surface water has to be dealt with on the property rather than run into the road, which means a permeable surface or somewhere for it to soak away. That is a design decision with a cost, not an afterthought.

Comparing quotes? Ask how deep the dig is and what sub base is going in, where the surface water is going, whether the edgings are haunched, and who takes the spoil away.

If it is urgent

A trip hazard, or a drive that floods

Ring rather than use the form. A lifted slab, a sunken bay by a doorway or a gully that has stopped taking water are the ones that will not wait, because somebody falls or water ends up against the house.

The first visit is about making it safe and getting the water going somewhere, and we quote the permanent work once the ground can be opened up. If water is standing against the house or running into the garage after rain, clear the gully and send us a photograph, because that is the part to fix first. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.

The one local thing

Taking out a front wall near the quay

Much of the road running along the front towards Mudeford Quay sits in the Mudeford Quay Conservation Area, with several listed houses along it. Laying a permeable drive there follows the same rules as anywhere else. What changes is the boundary.

Knocking down a front wall, gate pier or railing that is over a metre high and faces the road needs planning permission inside a conservation area, under the demolition rules. Outside it, you could usually take the wall down without asking.

That matters because most new drives start by opening up the front boundary. So if your Mudeford house is in the conservation area, we check it with BCP Council before quoting, design the opening to keep as much of the old wall, piers and planting as the car allows, and reuse the bricks or stone to rebuild the returns. If the house is listed, the wall probably is too, and that is a separate consent. For the seventies estates back from the front, none of this applies.

Planning at a glance

Do you need planning permission in Mudeford?

Most repairs in Mudeford need no application at all. What decides whether a change to the outside of your house does is who the council is, whether a conservation area or a listing applies, and whether the place sits in a protected landscape.

Questions

Questions about driveways in Mudeford

Can you reuse the blocks from my old drive?

Often, yes. If the blocks are sound and it is the base that has failed, they come up, the base is rebuilt, and they go back down.

Do I need permission to pave my front garden?

Usually not, as long as the new surface lets water through or drains onto your own garden. Permission is needed where more than five square metres of sealed paving would send its water to the road. Inside the Mudeford Quay conservation area, removing a front wall can need the council's view too.

How long does a new drive take?

A typical frontage is a few days to a week, depending on the dig and the surface. A new dropped kerb adds the council's own lead time.

Can you do half of a shared drive?

Yes. We agree the dividing line with both neighbours first, lay a clean border, and keep the levels so no water runs onto next door.
