Wall insulation in Tolpuddle

Finding out what you have. A camera through a drilled hole in a mortar joint settles whether the outside wall is a cavity or a solid nine inch wall, how wide any gap is and whether it is clean and dry. That survey is free and everything else depends on it.

Cavity fill where there is a cavity. A Tolpuddle cavity wall is drilled to a pattern, the material blown in and the holes pointed up. Bonded bead suits a narrow or partly blocked cavity and does not settle later. Blown mineral wool suits a clean, wide, sheltered one. Both are a day's work from outside, and on a cottage like this the cut in heat loss is the quickest payback you will get. Part L sets what the finished wall should reach.

The party wall, and the Act. In a terrace the shared wall is often uninsulated on both sides and open at the top into the loft, so it acts as a chimney for warm air. Sealing and insulating the head of it makes a real difference. Plugs and screws for a lining are not usually notifiable, but where the shared wall is cut into, section 3 of the Party Wall Act asks for written notice to the neighbour, and it is easier to give it than to explain it later.

Solid outside walls. Nine inch brick, cob and flint rubble walls in Tolpuddle all have nothing to fill, so they take internal wall insulation or external wall insulation instead. On a mid terrace, EWI is awkward because it has to stop at the boundary and leaves a step in the elevation, so IWI is usually the realistic route, and the U value you end up with is set by how thick a board the room can spare.

Internal linings. Insulated plasterboard on a batten or stud frame, PIR such as Celotex or Kingspan on a sound modern Tolpuddle wall, wood fibre and lime on an old one that must stay breathable. Joints taped, a continuous vapour control layer, sockets and radiators brought forward onto the new face. Drylining workmanship follows BS 8000-8.

Where the insulation stops. Every place a Tolpuddle lining ends is a cold bridge waiting to happen: the window reveal, the threshold, the floor junction, the joist ends and the return onto the party wall. We run insulation 400 to 600mm along the party wall and down past the skirting so the cold spot has nowhere to sit. That returning strip is the single detail most quotes leave out.

Getting the moisture out. In a Tolpuddle house, trickle vents, an extract fan that actually shifts air in the kitchen and bathroom, air bricks left open and the worst of the draughts sealed. Approved Document F gives the rates. A terrace cottage with new windows and an insulated wall and no ventilation is a condensation trap.

Fill that has gone wrong. In a Tolpuddle wall, slumped mineral wool with an empty top metre, a wet cavity, bead escaping through a hole in the inner leaf. It has to come out and the wall dry before anyone can say whether refilling is worth it.

Thomas starts by working out what the wall actually is. Where there could be a cavity, a borescope through one small drilled hole settles it. On the written quote you will see the survey and borescope check, then the insulation system with its thickness, making good at window and door reveals, any ventilation, and disposal, each priced separately. Any cavity fill needs a registered installer and a CIGA certificate.

Tolpuddle rooms being lined are cleared and covered, dust is kept in, and waste goes away with us daily. If opening a wall shows damp or rotten timber, you are shown a photo and given a price, and work pauses until you decide.

On a listed building, work inside as well as out needs consent, and Dorset Council holds the designation records. Changing the outside face of a wall inside the Tolpuddle Conservation Area, which covers the village, is an application. Internal insulation on an unlisted house is not development, per the Planning Portal's insulation guidance, though regulation 23 still brings a wall up to standard once more than half of it is renovated.

Ring rather than use the form. If damp patches or black mould appear on an outside wall after cavity fill or internal lining, something is moving moisture where it should not. Often it is rain crossing a filled cavity, or warm room air meeting a cold spot at a reveal or a junction.

Mould gathered in a corner where two walls meet usually means a cold bridge, and it is worth telling us that on the phone. We inspect before removing anything, since the cure is different for each. Much of the old village is built in attached rows, and that changes a wall job. The arithmetic is simple: a mid terrace cottage has two external walls instead of four, so there is less wall to insulate and the money goes further per room. The party wall itself is less obvious. Heat crosses a party wall, so how warm your cottage feels partly depends on whether the house next door is heated at all.

That is why we treat the party wall as part of the job rather than somebody else's business. Sealing the head of it where it opens into the loft, insulating the first half metre of it either side of the outside wall, and closing the gap under a suspended floor all matter more in a terrace than they would in a detached house. Where a neighbour's cottage sits empty and cold, that returning strip is the difference between a dry corner and a black one.

It also means talking to next door. Cutting into a shared wall brings the Party Wall Act into play, and scaffolding or access for external work almost always needs their agreement. We would far rather that conversation happened before the quote is accepted than on the morning the van turns up.
