A square metre rate for plastering tells you little, because the wall underneath sets the job. What the wall is. A solid wall under old lime plaster wants lime back on it so it can breathe. A ceiling already overboarded once may need taking down to the joists. A sound gypsum wall just needs a skim. Three rooms in one house can be three different prices.
How much comes off. Hacking off blown plaster is slow and dusty, and the waste is heavy. Once it is off, the backing coat has to build out the hollows before the finish goes on, and on an uneven old wall that takes more than one pass.
Damp. If a wall is wet from outside, from a leaking gutter, open pointing or wet ground against it, new plaster will fail. We find the cause first and tell you if the real fix is outside the house.
Getting in and out. A cottage with the front door on the street and no parking means every bag is carried. A house with a drive by the door is easier and quicker.

Why is the damp worse here in February than August?
Because the water table rises with the winter stream. The North Winterbourne runs within about seventy metres of property here and fills seasonally, and the village sits in flood zones 2 and 3 with a high surface water rating on top of that. We are well inland. Is render still a problem here?
