Ashley is postwar single storey housing on the edge of the forest, so most of what we clean here we can reach off a pole from your own lawn. That keeps the access cheap. What it does not do is make every surface safe to pressure wash, and on this stock two of them never are.

People ring us here for three reasons. The roof has gone green and thick enough that clumps of moss are ending up on the path after every gale. The gutters are overflowing down the wall in heavy rain and leaving a dark stain behind them. Or the drive, the path and the patio have gone slippery, which on a bungalow matters more than it does elsewhere, because everybody who lives there walks that ground every day.

What we do about it starts with a free site visit and a look at what you actually have, not at what we would like to sell. We test a small area where a surface is doubtful, get the gutters checked rather than guessed at, and put the method in writing per surface: what gets a pressure wash, what gets a soft wash, what gets treated and left to die back, and what we will not touch at all. The postwar bungalow roofs. Half the stock here went up between 1945 and 1982, with the peak in the late fifties and early sixties, so the common roof is plain or interlocking concrete tile with long hips and a lot of ridge for the size of the house. At 41.8% bungalows that is a great deal of edge and very little height. Moss sits in the lap, holds water against the tile and washes down until the gutter outlet stops taking anything. We take it off dry, scrape by hand where it is thick, and treat the rest with a biocide so the spore is killed rather than knocked off. The saving grace of a single storey roof is access: a reach pole does much of it from ground level, so there is often no tower on the quote at all. Pressure still never goes on concrete tile: it strips the cement face and leaves the tile more porous than we found it.

The old garage and outbuilding roofs. Ashley has a lot of them, and on property of this age the corrugated sheet on a detached garage, a workshop or a lean to is often cement sheet containing asbestos. That is the one surface where the right answer is to leave it alone. Never jet wash it, never scrape it and never let anyone brush it down: the force breaks the surface and puts fibres into the air and onto your garden. We will clear the gutter that runs off it and tell you plainly that the roof itself is not a cleaning job.

Sand and cement render, some of it pebbledash, painted masonry on porches and bay walls, and plain brickwork on the later infill all get a soft wash at low pressure through a wide nozzle, sometimes with no pressure at all. Force on old render finds the weak mortar first and opens it up. North and east elevations here carry the worst of the green, because they sit in the shade of mature planting.

The forest fringe means leaf litter as well as moss, so gutter clearing here is a twice a year job. We clear by hand and by vacuum and flush every run to the outlet. Block paving on the later drives takes a genuine pressure wash and fresh kiln dried sand swept back into the joints, and black spot lichen on concrete slabs is a treatment job with patience, which we say before you pay for it.

Cleaning the outside of an ordinary house is maintenance, so there is nothing to apply for and New Forest District Council does not need to hear about it. Two things are worth checking first. What decides the price of a clean

Two identical bungalow roofs can be a morning apart, so the area on its own tells you nothing. A single storey bungalow with the eaves inside pole reach off the lawn, a chalet bungalow with a dormer and a steep front pitch, and a detached house with a garage roof between you and the back elevation are three different jobs before any water is turned on. Some of it comes off a pole, some of it wants a platform, and the work at height rules make that call rather than us. Ask which surfaces are treated and which are only rinsed.

Living on the forest fringe fills your gutters, not just your roof

The thing that separates Ashley from housing a couple of miles inland is what falls on it. Mature trees, hedgerow and heath around the edges of the settlement mean the roofs here collect leaf litter, needles and seed as well as moss, and all of it ends up in the same place.

A gutter packed with leaf mould holds water permanently, which feeds the algae on the fascia below it, keeps the top of the wall damp, and eventually finds a way over the back edge and down the render. Where a roof has a valley, that is where the debris arrives first and where the trouble starts. If you are only going to buy one thing here, buy the gutter clearing, and buy it in late autumn once the leaves are actually down rather than in September when they are not.

The second half of it is where the debris and the water go afterwards. What comes off a roof clean is silt, dead moss and treated water, and on this side of New Milton a lot of it heads for a surface water gully or a ditch rather than a main sewer. We bag the solids and take them with us, keep the run off away from any ditch, pond or open watercourse, and use products at the dilution printed on the label, because a biocide is a regulated product under the biocides regime the HSE administers rather than a bucket of something strong.

Our bungalow has more roof than wall. Does that matter?

It changes the shape of the job rather than the method. Bungalows are 41.8% of the stock in Ashley, and a bungalow carries roughly twice the roof area of a two storey house on the same footprint, with far more ridge, hip and verge to go at. More of that surface sits within reach of a fed pole though, so the access side is simpler than the size makes it sound.

Which elevation do you start on and why?

The exposed face in Ashley is the south west one, and it takes the driven rain off the open ground beyond. Wind and rain work at the edges and the openings rather than the middle of a surface, so the render under the eaves, around the window heads and at the external corners gives up first. Where the other three walls are sound we price that single elevation on its own.

What is actually written on the quote?

Should the gutters be done at the same time?

Usually, and on a bungalow they are the part that suffers most, because everything off the roof lands in them and the runs are long with one outlet. With woodland and heath close to Ashley they fill with needle and leaf litter as well as dead growth. We clear them at the start so the outlets are open before anything else happens on the roof above.

The render is painted. Is washing it safe?

Softened water through a low pressure lance will not strip sound paint, but it will find any coat that has already lost its key and take that off along with the algae. Better to know that before we start than after. On the late 1950s and early 1960s houses around Ashley the paint has often been built up in layers, and it is the coats underneath that let go.
