Driveways and patios in Bere Regis

Drives, tracks and terraces built from the bottom up, with the water sorted before the surface is even chosen.

The site visit is free and so is the written itemised quote. Thomas Hannen prices every job himself.

At Bere Regis the answer is almost never the surface you pick. It is how deep the dig goes, where the water is allowed to end up and what holds the edges in. Get those three right and gravel outlives a badly built block drive.

People ring us from Bere Regis for three sorts of job. A track or shared access that has potholed and rutted until it rattles the car. A cottage frontage with nowhere to park and a hard surface that has been patched so many times the levels have gone. Or a garden terrace that has sunk at one end and turned into a step you catch your foot on.

All three want somebody standing on them with a level and a spade, because this village changes underfoot from one plot to the next and nobody can price ground they have not opened. We come out, dig a hole, tell you what is down there and what it means. That visit costs you nothing and it is the part that decides the job.

The work

Cottage frontages, farm tracks and ground that changes plot to plot

Tracks and shared accesses. A long private access is a different animal from a domestic drive. It carries heavier vehicles, gets no maintenance until it is bad, and potholes in the same two places: where water collects and where the wheels turn. The repair that lasts is a dig to firm formation, a geotextile separation membrane so the stone cannot pump down into soft ground, and a graded sub-base compacted in layers rather than tipped and rolled once, finished in bound gravel, tarmac or crushed stone, with a crossfall built in so the rain leaves sideways instead of running the length of it.

A lot of the older houses in the village open more or less onto the lane, so the surface has to work as a path, a parking space and a threshold at once, and access dictates the method. No lorry can stand there, so material comes in by barrow and the spoil goes out the same way, or a grab lorry works from the nearest passing place. Setts, natural stone flags on a full mortar bed, gravel over a bound base and small unit block paving all suit these frontages better than large slabs, because they take an awkward cut without looking cut, and the edgings get haunched in concrete so nothing creeps. Where a joint has emptied, a re-sand with kiln dried sand puts it right before the blocks work loose and weed takes the jointing.

Drainage before surface, every time. Rain has to be dealt with on your own land: a soakaway where the ground will take it, a permeable build up where it will not quite, and a positive outfall where infiltration is hopeless. The government flood risk service will tell you in a minute whether your plot is in a flood zone, and if it is, digging a soakaway is the wrong answer before we even test it. Forty three listed entries sit in and around the village, so on those addresses what the frontage looks like is part of the question too.

How it runs

From your call to a written price

Dorset Council are the planning authority and the highway authority for the village, so both sides of this go through one place. Paving in front of a house is permitted development as long as the rain stays on your land, through a permeable surface or a fall into a soakaway or a border, and the Planning Portal sets out the front garden rule: more than five square metres of hard surfacing draining onto the road needs planning permission. A vehicle crossing over the footway is applied for separately and is worth starting early. If the house is one of the listed ones, consent comes before the work rather than after. The quote is itemised, and what comes out of the ground leaves with us.

Cost

What decides the price of a driveway

Half the frontages in the village are tight to a lane, so how the material gets in is a real cost here: barrow runs, a grab lorry standing in a passing place, and a longer day than the same job on an open estate. We are fifteen miles out, which shows in deliveries rather than in any rate. Under the surface, ground conditions and dig depth decide more than the paving does, and so does where the water is allowed to go. Ask any quote for the dig depth, the sub base, the drainage and who takes the spoil away, because the muck away and its disposal are a real part of a job on a lane like this.

If it is urgent

A trip hazard, or a drive that floods

Resin, laid to fallFree draining, no loose stone, level at the threshold.

On a track, tell us where the water comes from as well as where it stands, because a pothole at the bottom of a lane is usually made somewhere near the top of it. A lifted flag at a doorway, a sunken bay that ponds, or a gully that has stopped taking water is a phone call rather than the form. We make it safe and get the water moving first, then price the rest.

The one local thing

There are dozens of listed buildings around the village, and that reaches the garden

Edged and restrainedWithout an edge restraint a drive spreads and the edges go first.

There is no conservation area over Bere Regis, so for most houses the appearance of a drive or a patio is nobody's business but yours. What there is instead is a lot of listed fabric, upwards of forty entries in and around the village, and listing does not stop at the front door. A boundary wall, a gate pier, an outbuilding or a set of steps in the garden can be covered by the listing of the house they belong to.

Where that is the case, work that would be entirely ordinary anywhere else can need listed building consent as well as anything the planning side wants. It takes one call to check and it is a bad thing to find out afterwards, so check before you order materials rather than after.

The practical half matters more than the paperwork. Old cottages here were built without a damp proof course, and a solid wall of brick, flint or cob stays dry by letting moisture evaporate out of its face at ground level. Lay a sealed patio hard against that wall, or raise the level by two courses because it saves a step, and you have shut off the only way the wall had of drying.

The damp turns up inside a year or so later and gets blamed on everything except the paving. The detail that avoids it is simple enough: keep the finished level well down, fall away from the building, and run a gravel margin or a French drain between the paving and the wall so the last few inches stay open. It costs very little at the time and it is close to impossible to add later.

Questions

Bere Regis questions we get asked

Bere Regis has 43 listed entries. Does that reach my garden?

It reaches you only if your own building is one of them, or your garden sits inside its curtilage. Bere Regis carries 43 listed entries, the parish church of St John the Baptist among them, and the village has no conservation area of its own, so most households here are dealing with ordinary permitted development. Where a wall or an outbuilding is listed, the paving detail against it becomes a consent question and that gets checked before we quote.

Does Poole Harbour nutrient neutrality hold up a patio here?

No. The Poole Harbour designation only engages where a scheme adds overnight accommodation, so it catches a new dwelling or an annexe and has nothing to say about paving a garden or a drive at Bere Regis. The phrase gets repeated far more widely than it applies. Ordinary surface water drainage is what actually constrains the work, and that comes down to where water can realistically go on your plot.

How do you stop water running off a slope into the house?

With a level change and a channel, not by steepening the paving alone. On the ground at Bere Regis a cross fall running away from the wall deals with rain landing on the patio, but water arriving from the garden above has to be intercepted before it gets there. That means a slot drain or a shallow swale across the slope with somewhere real to discharge to. Both get set out with a laser at the visit and written on the quote.

Bere Regis is fifteen miles out. Do you work here regularly?

We do. Bere Regis is around fifteen miles from us, which is a straightforward run, so Thomas comes out to measure and price without charging for the visit. Village work tends to get booked as a continuous block rather than half days, because moving a machine back and forth wastes more time than it saves. If you want something at the front and the back, doing both on one mobilisation makes far more sense than splitting them.

Can we keep using the front door while the path is out?

For most of the job, yes. The work runs in sections so there is always a route in, anything freshly laid at the threshold gets boarded, and the muck run is kept to one side of the plot. At a Bere Regis property with a single entrance there is normally one day when the doorstep itself is open and you use the back, and you are told which day that is at the start rather than on the morning.
