A loft is the cheapest part of a house to put right and the part most often left half done. Two layers of mineral wool, the second cross laid over the joists, the eaves left open and the hatch sealed. That is the whole job, and most of what we find in Bryanston is missing two of those four.

The calls come in three shapes. A bedroom nobody can get warm without leaving the heating on all evening. A loft somebody has just looked into properly for the first time and found thin, patchy or trodden flat. And a house where the bills have gone up faster than anyone can explain and the ceiling is the obvious place to start.

Depth, the run of the joists, the state of the edges, whether the roof can still breathe and what is stored on top of it all. What is up there now. Old insulation is rarely just thin. It has settled into a mat, been compressed under boards or knees, gone missing in patches where cables and aerials were run, and stopped short of the wall in every direction. Sometimes it is contaminated with droppings or has been wet under a slipped tile. Contaminated and damp material is bagged and taken away. Sound material stays and gets covered.

Two layers, laid the right way. Depth on its own is not the answer. A single layer sitting between the joists leaves every joist exposed at the top, and timber conducts heat far better than the wool beside it, so the ceiling is striped with cold bridges. The first layer goes between the joists, the second over the joists at right angles, to roughly 270mm finished. Mineral wool roll is the standard answer, glass wool or rockwool depending on the bay widths, batts where the roof is chopped about, and loose fill for the corners a roll cannot reach. Approved Document L sets the U value the finished ceiling is expected to hit under Part L.

Ventilation, before depth. The moment the ceiling is insulated properly the roof above it gets cold, the dew point moves up into the timbers, and any warm vapour leaking out of the house condenses on the underside of the felt. The defence is air movement. The insulation stops on the wall plate, vent trays keep an unbroken air gap at the eaves, and cross ventilation carries the moisture away. Where the eaves are boxed in tight, ridge vents or vent tiles do the same job. Approved Document F covers the principle, and we would rather fix the ventilation and lay less than lay more and create black mould on your rafters.

Lights, cables, tanks and the hatch. Recessed lights get proper covers, not wool pushed round them. Cables are lifted clear of the insulation and clipped up, because buried wiring runs hot and has to carry less. A cold water tank and its pipework end up on the cold side of the job, so lagging and a tank jacket go on the same day the insulation does. The hatch gets a board of insulation on its back and a draught seal round the frame.

Storage and sloping ceilings. If the loft holds half the house, boarding on loft legs gives you a raised floor above the full depth instead of crushing it, and the loft ladder can be reset to suit. Where there is a room in roof, a dormer or a sloping ceiling, the insulation belongs at rafter level: rigid PIR board between the rafters with a clear gap left under the underlay, a second layer under, taped joints, and a warm roof build up that keeps interstitial condensation out of the timber.

Building control is the part to watch, since regulation 23 brings a whole element up to current standard once you renovate more than half of it. The Blandford St Mary and Bryanston Conservation Area does cover part of the area, and listed building consent matters if your house is listed, because consent there covers internal work as well as the outside. No rate per square metre, because the floor area is the easy part and the awkward edges are where the time goes.

Getting to it. A modern estate house with a hatch on the landing, an older terrace where the hatch is above the stairwell, and a flat conversion where the roof space runs over more than one home are three different mornings. A hatch on a landing you can stand a ladder under is one job. A hatch over a stairwell, a crawl space you can only move through on your knees, or a loft full of boarding that has to come up and go back, is time before any material is laid.

What is up there now, and what it is sitting on. Old material that has to come out, be bagged and taken away is a cost before anything new goes down, and so is a loft full of boxes that has to be emptied and put back. Joists at 400 centres with a flat run across them is a different afternoon from a trussed roof full of bracing.

Ventilation, and the edges nobody reaches. Insulation stops at the wall plate and the eaves have to stay clear, or you trade a warm bedroom for a wet roof. Getting depth right into the corners and around the hatch, boxing over downlighters and lagging anything that now sits in the cold, is most of the labour. Approved Document L sets what the work is expected to reach.

Comparing quotes? Ask what depth is actually being laid and in how many layers, whether the old material is coming out or being covered over, whether the eaves are being kept clear, what happens to anything you store up there, and whether the hatch and the pipework are included. If the loft is wet

Water running off the felt, or mould on the underside

Ring rather than use the form. Droplets on the underside of the felt, black mould spreading across the roof timbers, or insulation that is visibly damp are all telling you the same thing: warm wet air is getting into a space that cannot breathe. That does not wait, because it is the timbers that pay for it. We look before anything is added, because putting more insulation into a loft that cannot ventilate makes it worse. Worth knowing

Where the heat is bought by the unit, the ceiling earns more

Close to a third of the households around Bryanston heat with electricity rather than mains gas, on panel heaters, storage heaters or a heat pump. That does not change how a loft is insulated. It changes how much the same loft is worth to you. Every unit of heat that leaves through the ceiling in an electrically heated house has been bought at the dearest rate on the meter, so the same 270mm saves more here than in the gas heated house next door.

It also changes the order of work. In a house on electric heating we would do the ceiling and the draughts first and everything else afterwards, because those two cut the demand rather than move it around. Seal the hatch, get the depth right out to the wall plate, and stop the air leaking up through the loft trap and round the light fittings. If you are on a heat pump the same argument is sharper still, because a heat pump wants a building that holds its heat at a low flow temperature, and a leaky ceiling is exactly what stops it doing that.

How long does the work actually take?

Most lofts are half a day to a day. The variable is what has to come out first. Bagging old material, emptying a loft used for storage and lifting boarding that has to go back afterwards is where the time goes, and it is priced as its own line rather than hidden in a rate.

Our house is in the conservation area. Does that stop us?

Not for anything inside the roof. Conservation area control is about what the street can see, and a roll of mineral wool over your ceiling is invisible. Where it can matter is if the roof needs extra ventilation and the only route is vent tiles on a slope facing the road. We would raise that with you before specifying it.

Is there any point insulating if we have storage heaters?

There is more point, not less. The heat is the most expensive kind there is, so anything the ceiling lets out is money at the worst rate. Full depth over the ceiling and a sealed hatch cut what you have to buy, which is the only saving that works whatever the tariff does next.

Can you sort the loft ladder and boarding at the same time?

Yes, and it is worth doing together. Boarding laid straight on the joists crushes the insulation and throws away most of what you have paid for, so the boards go on loft legs with the full depth running underneath. We board the area you actually use and leave the rest at depth.
