Up here the wind does the damage, and it does it at the edges. A trim that has lifted, an upstand pulled away from a wall, a lap opened at a corner. That is what we are usually called to and it is a repair. What decides whether the repair holds is the deck underneath it.

The village sits high on the chalk with very little shelter, and it shows on the roofs. Wind gets under an edge trim, works a fixing loose, then lifts a corner of the covering and puts water straight onto the boards. Frost finishes what the wind began.

So the survey starts at the perimeter rather than in the middle. We walk the roof, press the covering, pull gently on every trim, open a small area where we need to, and photograph what is underneath. Both the visit and the written quote are free, and where the answer is a morning's repair the quote will say so.

The perimeter, because that is what lets go. An edge trim is not decoration. It holds the covering down at the one place wind can get a grip on it, and its drip is what throws water clear of the fascia. Where fixings have pulled we renew the trim and fix into sound timber rather than screwing back into the same holes. Upstands are carried high enough that driven rain cannot climb over them, and every open edge is priced on its own.

The abutments and the parapet. An upstand against a wall takes a lead cover flashing dressed into a chase. On the older stone and flint work the chase becomes a lead apron worked over the face instead, because cutting deep into a wall like that costs more than it cures. A parapet gets its coping bedded and a cavity tray put in behind. On nearly every roof we look at up here, this is where the water is getting in.

What goes back over the top. EPDM rubber on a garage or a porch, a single sheet with its laps bonded cold and no heat anywhere. GRP fibreglass laid wet over new ply and curing into one skin, which suits a roof carrying a lot of edges. Built up felt in three layers under a torch on mineral cap sheet, still the toughest surface to walk on. Single ply hot air welded where the area is large enough to be worth it.

The boards, and the fall across them. Chipboard decking that has been wet for years has to come off. Ply that gives underfoot goes with it, and OSB is what most of it goes back in. The joists get checked while everything is open and the falls are put right with firrings or tapered insulation, so water leaves at an outlet instead of pooling. A roof laid with no fall at all is the commonest reason we are standing on one.

Insulation, and anything coming up through it. A warm roof puts PIR above the deck with the vapour control layer under it, holding the dew point out of the timber. A cold roof keeps insulation between the joists and has to breathe, or condensation and interstitial damp rot the deck from below. BS 6229 covers how it is built and Approved Document L what it has to reach, and a re-cover engaging either goes through building control. A rooflight, a lantern, a Velux, a loft hatch, a soil pipe or a vent pipe gets its kerb built up and a collar formed, never a bead of mastic. Then the rainwater outlet, the hopper, the gutter and the downpipe are checked before we price the covering.

The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Cost

What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. A garage roof, a rear extension and a dormer cheek on a cottage are three different jobs before anybody unrolls anything. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price. Two quotes for the same job are usually two different jobs.

Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops. The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. Get a bucket under it, and if a ceiling is bulging with trapped water pierce it in one spot over the bucket rather than wait. An emergency cover up here is usually same day or next. Worth knowing

Inside the conservation area it is appearance, not construction, that is controlled

The village sits in its own conservation area with a couple of dozen listed entries in and around it. None of that stops you having a sound roof. What it controls is what can be seen. Nobody has an opinion about your firrings, your vapour control layer, or whether the insulation went above the deck or below it.

Two things do get looked at. Material, because putting the same covering back is maintenance while swapping a dark mineral surface for a bright single ply on something visible from the pond or the lane is a change of appearance. And anything that stands up off the roof: a lantern over a kitchen extension, a run of rooflights, a vent pipe on a side you can see from the road. None of those is usually a refusal. They are a conversation about size and position, and a much shorter one before the covering is ordered than after it. Where the building itself is listed, consent is separate from planning and it reaches the outbuildings as well, which is what catches people on a garage.

Will the conservation area stop me putting fibreglass on?

Not where the roof cannot be seen, in which case the choice is purely technical. On something visible it is the colour and the finish that get looked at rather than the system underneath, and it is a short conversation before you order rather than a long one afterwards. We will tell you which of the two your roof is.

A gale peeled the edge back. Is that a whole new roof?

Rarely. What has usually failed is the trim and its fixings, so the covering is cut back to sound material, a new trim goes into fresh timber, and the covering is bonded or welded back to it. If the same edge has lifted twice, the fixing pattern was wrong and that gets changed too.

Can this wait until spring?

A sound covering with one open lap can. A roof with water already in the deck cannot, because every frost opens it further and the boards carry on softening whether it is raining or not. We will tell you honestly which of the two you have.

How do you get up there in a spot this exposed?

A garage or a single storey extension normally comes off a tower. Above a two storey wall we want a proper platform that stands while the deck is open, and in wind that platform has to be tied and sheeted properly, which is why it goes on the quote as its own line rather than disappearing into a rate.
