A Hangersley house does not usually need cleaning all over. One elevation and one roof slope are doing all the damage to how the place looks, and both of them face away from the sun. Treat those properly and the rest is a rinse.
The calls come in three shapes. Somebody has noticed the roof from the far side of the garden and half of it is dark with moss. The render has gone patchy and green up one wall and no amount of scrubbing at the bottom of it makes any difference.
Or the gutters have given up under the leaf fall and there is a wet stripe down the brickwork. We come out, walk the whole outside, get a ladder up to see what is actually in the gutter rather than guessing from the ground, and then write down what needs doing and what does not.

Three different roof coverings. The older cottages around Hangersley carry plain clay tile or slate, the post-war detached houses carry concrete interlocking tile, and they do not clean the same way. Slate and clay are dense and shed growth reasonably well once lichen is lifted. Concrete tile is porous and holds moss into the surface itself. Either way a roof clean is a controlled scrape and clear, then a biocide treatment, never a pressure washer. On a slate roof the force lifts the slate off the nail. On a concrete tile it strips the face away, and on any roof it pushes water back up the lap and past the ridge into the loft.
A lot of the housing here is detached with mature trees over it, so gutters fill with leaf and needle litter and the valley between two roof slopes silts up quietly for years. The local aspect is north west, and a slope that gets no direct sun stays damp most of the year, so moss and algae establish far faster than on an open south elevation. We clear by hand and by vacuum, flush the outlet, and watch the downpipe run before calling it done. A valley that has stopped draining is the one that shows up later as a damp bedroom ceiling.
Walls are old handmade brickwork on the pre-war houses and painted render or masonry paint on most of what came after. Older soft brick with lime joints is hand washed and treated, because a lance takes the face off the brick and the mortar out of the joint. Render and painted masonry are a soft wash at low pressure, with the treatment doing the work and the water only rinsing. Black spot algae on render is the one people scrub at hardest and the one that only ever comes off chemically.
Out here the drives and paths are more often gravel, tarmac and slabs than block paving, and each wants a different setting. Tarmac goes if you hit it too hard with a narrow nozzle, so it takes a wide fan and a light touch. Slab patios come up well and then need the joints looking at. Where there is block paving it gets a re-sand afterwards, and we will give you a straight answer about whether sealing it is worth the money on your drive rather than selling you the seal as standard.
Conservatories, porches and the glass. Small flat and pitched glazed roofs collect everything the trees drop and green over faster than anything else on the house. They are also the surface most easily damaged, so they are washed from a pole rather than knelt on, and the frames and the gutter above them get done at the same time while the access is already there.

Changing how it looks can be a different matter here, because Hangersley is inside the New Forest National Park and the Western Escarpment conservation area takes in ground on this side of Ringwood. No rate per square metre: the same square metre can be twenty minutes or two, depending what is growing on it. A detached house with a long roof slope, a garage block and a boundary wall are three different reaches, and mature trees close to a gable decide whether a pole will do. Ground level off a lance is one thing, a roof slope another, and work at height rules decide which.

A slope or a wall that gets no direct sun stays damp from one shower to the next through most of the year. Moss, algae and lichen need moisture more than they need anything else, so the shaded half of a house here can be thick with growth while the sunny half looks almost new. It is the same roof, the same tile and the same age. It is just wet for longer every day.
What that should change for you is the specification, not the price. On a north west elevation the biocide treatment is the part that matters and the wash is only the part that makes it look finished, because anything that comes off with water alone will be back within a season.
Expect regrowth on the shaded side sooner than on the open side, and plan on a treat and check rather than a big clean every few years. It also means a firm quoting you the same method for all four elevations has not walked round the house, and that is worth asking about before you sign anything.

We are in the Western Escarpment area. Does that stop cleaning?
No. The Western Escarpment conservation area controls how things look and what they are made of, so a change of covering or a change of colour needs consent, while washing a roof or a wall back to what it already is counts as maintenance. Nobody at the National Park needs telling. Where it does bite is coatings, because painting or sealing a tile after cleaning alters the appearance and that is a different conversation.
Why is the back roof green and the front almost clear?
Because the back faces north west and never gets a full day of sun on it. A slope on that aspect stays damp right through the year, so moss beds in and holds water against the tile while the sunny side has dried by mid morning. In Hangersley that is the usual pattern. It is also why we often treat one pitch rather than the whole roof and price the job that way.
Do you sheet the beds and the pond before you start?
We do. Ground on this side of Ringwood holds water rather than taking it away, so whatever comes off a roof stays on the surface and finds the lowest corner of the garden instead of soaking in. Beds and any pond get covered, the downpipe gets a filter, and scraped moss goes into bags and off site. Heath and woodland debris comes down with it, which is usually more material than people expect.
Every house in the road has had its fascias done. Coincidence?
Not really. Over half the houses here, 53.2%, were built between 1945 and 1982, peaking in the late 1960s and early 1970s, so a whole run of them was finished within a couple of seasons of each other. The paint on the boards and the bedding at the verges give up at about the same point. A wash strips the dirt that was hiding split timber, so cleaning tells you which of the two you have.
