On a West Moors bungalow the roof almost never fails in the middle. It fails at the edges, along the ridge, the hips and the verges, and on most houses here that is a repair rather than a re-cover.

People ring us because something lifted after a blow, a ceiling has stained, or the roof has started looking tired. We come out, get on the roof, put our head in the loft and photograph what we find. On a bungalow you can often see the problem from the garden, so a photograph sent beforehand speeds things up. About seven miles away, and the visit costs you nothing.

Ridge, hip and verge. The commonest job here by a distance. Mortar bedding of this age cracks, washes out and lets wind under the edge of the covering. We convert it to a dry fixed system screwed onto a ventilated roll, the mechanical fixing BS 5534 expects, which ventilates the roof space along the ridge at the same time. It is priced by the metre of edge, and at 50.9% bungalows this is a village of long edges.

Slipped, cracked and missing tiles, storm damage, and leaks traced back to where water genuinely enters rather than patched where the stain shows. Most of the housing carries concrete interlocking tile, with plain clay tile and natural slate on the older properties, and the fault is usually a fixing or a junction rather than the covering. Bitumen felt of this vintage goes brittle and tears where it laps into the gutter, which is the one place it has to be sound, and that is the usual cause of a wet fascia. Under it sit the battens and the rafter feet, and those are what we check from inside.

When nails, battens and membrane have gone together the covering comes off, soft timber is replaced, and it goes back on breathable membrane and treated battens with a matched tile. On a bungalow that is a lot of roof, which is exactly why we would rather sell you the edge work if the edge work will do. Garages, rear additions and porch roofs go in felt, GRP fibreglass or EPDM rubber, deck first then the falls, upstands and outlet, and chimney flashings, soakers, valleys and abutments in code rated lead.

Long gutter runs on a bungalow overshoot easily, and a second outlet often fixes permanently what clearing fixes for a season. Clearing moss and debris is ordinary maintenance and it heads off the rotted fascia below. The loft matters more here than anywhere: the roof covers the whole footprint, so it is the largest surface on the building and where most of the heat goes. Insulation, eaves ventilation and condensation are all cheaper to sort with the covering off, and Approved Document L sets the standard a renovated roof is expected to reach.

On permission, West Moors is unusually simple. There is no conservation area anywhere in the village and the council said so in writing, with no landscape designations in the parish either. A like for like re-cover is permitted development with no application and no building control, and you can generally change the covering on appearance grounds too, within the limits Planning Portal guidance sets out. Two caveats: the Special Character Areas at Riverside Road and Glenwood Road carry design guidance, and some newer estates have rights removed by condition, which shows on no map.

No rate per square metre. On a single storey house the variables are not the ones people expect. Perimeter rather than area: roofs fail at the edges, and a bungalow has far more ridge, hip and verge for the size of house. Access is in your favour, because low eaves mean a lot of work comes off a tower rather than a full scaffold. It is still work at height, and the work at height rules are why the platform is a priced line. Repair or re-cover is the biggest difference between two quotes, and on this stock that is settled in the loft rather than from the pavement.

Before we arrive, look along the ridge and the gable verges from the garden rather than at the middle of the slope, and check whether there is mortar on the path. Do not go up a ladder. Just over half the dwellings here are bungalows, the highest share anywhere we work. Put the same floor area on one storey and you roughly double the roof, and add a great deal more ridge, hip, verge and guttering per household. So a re-cover costs more per bedroom than on a two storey house, while the scaffold element is cheaper and the loft returns more than anywhere else on our patch.

The village is also flat and low on sand over river gravel. Most of it sits in the lowest flood zone, with the exposure along the Uddens Water at Riverside Road, Mannington Way and Shaftesbury Road. Roof water cannot go into a foul sewer, and on this ground a soakaway is not the automatic answer between November and March. Check your own address on the government flood risk service.

Over half the houses here are bungalows. Does that change the job?

It changes the shape of it. At 50.9 per cent, West Moors has more bungalows than houses, and a bungalow puts the same rooms under one wide, low roof. The result is far more ridge, hip and verge on every property, so edge detailing is the bulk of the labour rather than the field of tiles. The scaffold is lower and simpler than a two storey job, and the tile count is higher.

Why has the whole street started leaking at once?

They were all built within a few years of each other. Nearly two thirds of West Moors, 64.6 per cent, dates from 1945 to 1982, and 29 per cent of the whole settlement went up in the late 1960s and early 1970s. Felt, bedding mortar and nails reach the end of their working life together, so neighbouring roofs give up in the same season. On most of them the sound covering can stay and only the eaves and edges need renewing.

Is there anything in West Moors that limits my tile choice?

Almost nothing. West Moors has no conservation area and a single listed entry in the whole settlement, so there is no design control over the colour or the profile of a domestic roof covering. What does limit the choice is weight and pitch: a 1960s bungalow roof was framed for the tile that is on it, so moving to a heavier concrete tile, or down to a shallower pitch, has to suit the structure underneath.

Can the loft be sorted while the roof is open?

It is the sensible moment, and on a bungalow it earns more than it does on a house. The roof here covers every room rather than half of them, so the ceiling losing heat is the whole footprint of the building. With the covering off we can see the eaves ventilation and make sure insulation has not been stuffed into the eaves and blocked the airflow, which is what leaves felt damp and rafters black.

Will the house be open to the weather overnight?

No more of it than we can sheet up. On a wide bungalow roof we strip one slope at a time instead of opening the whole thing, and whatever is bare at the end of the day is covered and weighted before anyone leaves. If the forecast turns we sheet early and lose an hour, rather than let driven rain into a ceiling that has only just been exposed.
