Most of the flat roofing here is small and low down: a garage in a block, the canopy over a shared entrance, the flat top on a rear addition. Very little of it needs the whole covering off. Cut a corner out and look at the deck, and you know inside a minute whether you are buying a repair or a new roof.

Who the roof belongs to, and what is wrong with it

With a good share of the housing here in flats, the first question is often not what has failed but who is allowed to order the work. If your front door opens off a shared landing, the covering above it belongs to the freeholder, and the fault has to reach them or the managing agent acting for them. Ring us anyway. We will look, and you get it written down to pass on.

Where the roof is your own it tends to be a garage, a porch or the addition across the back, and you have noticed one of three things: a brown ring spreading on a ceiling, a surface gone chalky and split, or water still lying up there when the rest of the road has dried out. We get on it, cut a small opening, and photograph the boards. Both the visit and the written quote are free.

On the roof

Start at the deck, because that is what you are buying

The boards, first. Under the covering you find plywood, OSB, chipboard, or on older work plain boarding across the joists. Chipboard that has taken water swells once and never comes back, and it sags between the joists. Ply that flexes underfoot is going the same way. New OSB is what most of it goes back in, and with the deck open the joists get looked at properly.

Then where the water is meant to go. Plenty of these roofs were laid dead level, or the fall runs at a rainwater outlet that has since been kerbed over. Firrings go over the joists, or tapered insulation does the same job where the roof is built warm, so the surface drains at one point instead of holding a pool. Ponding keeps grit and moss on a cold wet surface and that is where the next split turns up. The hopper, gutter and downpipe get run through before we price the covering.

The edges and the wall behind them. Almost nothing fails out in the middle. It fails at an upstand against the house wall, at a parapet, or along an edge trim whose fixings have worked loose. An abutment takes a lead cover flashing dressed into a chase. A parapet wants its coping bedded and a cavity tray behind it. Every open edge gets a trim with a drip on it. Each junction is priced on its own, because that is where the hours are.

What goes back on. EPDM rubber lays as a single sheet with bonded laps and no flame anywhere, which is the quiet answer over a shared landing. GRP fibreglass is laid wet over new ply and cures as one skin, and it takes foot traffic. Built up felt in three layers under a torch on mineral cap sheet is the toughest walked surface of the lot. Single ply is welded and earns its place on a long garage block rather than a porch.

Insulation, and anything standing up through it. Renew most of a covering and the insulation standard comes with it. A warm roof puts PIR above the deck with the vapour control layer under it, which holds the dew point out of the timber. A cold roof keeps insulation between the joists and has to be ventilated, or condensation and interstitial damp quietly rot the boards with nothing showing on top. BS 6229 covers the build up and Approved Document L the standard it has to reach. A rooflight, a lantern, a Velux, a hatch, a soil pipe or a vent pipe gets a kerb built up or a collar formed round it, never a bead of sealant.

There is no conservation area over Stone itself, though the parish holds a great many listed buildings, and Dorset Council deals with building control as well as listed building consent.

What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. A garage in a block, a canopy over a communal entrance and a two storey rear extension are three different jobs before any covering is unrolled. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price. Two quotes for the same job are usually two different jobs.

Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops. The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. Get a bucket under it and pierce a bulging ceiling in one place over the bucket rather than waiting for it to come down. We are close by, so an emergency cover is usually the same day. Whether any of the heritage rules touch you takes one search

The parish carries a long list of listed entries, and the length of it alarms people who have only rung about a leaking garage. Look at where they sit and the worry goes. They are the manor, the barns, the estate cottages and the chapel out towards Pamphill. The post war housing and the flats are not in it, and there is no conservation area over the village, so on most addresses round here the look of a flat roof is nobody's business but yours.

It is still worth knowing which side of that line you are on, and Dorset Council's records settle it rather than a guess. Where a building is listed, or sits in the curtilage of one, consent is a separate thing from planning permission and it can bite on a garage roof nobody can see from a road. Where it is not, putting the same covering back is maintenance, and the only body with an interest is building control, and then only once you renew enough of the roof to bring the insulation standard into play.

The canopy over our entrance leaks. Who do I take that to?

The freeholder, or the managing agent acting for them, because anything beyond your own front door in a leasehold block is not yours to instruct and the money comes off the service charge. Ring us anyway. We will go up, and you get the fault written down to send on, which tends to move things along faster than a phone call.

Is it cheaper to leave the old covering on?

Cheaper on the day and dearer afterwards. You cannot see a wet deck through a new membrane, and soft boards carry on rotting with the damp sealed in above them. We strip it, look, and price what is actually up there.

How do I compare two quotes on the same garage roof?

Read them for the deck. One may be renewing boards and putting a fall back with firrings while the other is rolling a membrane over whatever is there. Then check the upstands, the outlet and the edge trims are each written down, and whether the tower and the skip are in or out.

Is it a job you can do in a day?

A garage or an entrance canopy usually is. Once new boards, new firrings and a rooflight are all involved it runs to three or four working days. Neither GRP nor a bonded sheet will take on a damp deck, so rain moves the date rather than the price.
