Nearly every loft we open in Barton on Sea already has something in it, and nearly every one is short. Half the depth, squashed under boards, and stopping a foot before it reaches the edge of the ceiling.

People here ring about one of three things. A bedroom that never warms up, usually the one under the shallowest part of the roof. A loft boarded for storage, where the wool underneath has been pressed flat and the boards sit on the joists. Or a loft gone wet, with beads of water on the underside of the felt in February.

We go up and look before we quote a depth. That means moving what is stored, seeing which way the joists run, checking the edges, and finding out whether air still gets in at the eaves. The visit and the written price are free. If the heat is going out through the walls or the draughts rather than the ceiling, we will say so.

Clearing before laying. Old material comes out where it is contaminated, compressed to a mat, or patchy with bare runs between the joists. Droppings, decades of dust and anything that has been wet go into bags and leave with us. Where what is there is sound and simply thin, we straighten it, close the gaps and lay over it rather than throw away insulation that is still doing something.

Two layers, and the second one crossways. A single layer sitting flush between the joists is the commonest thing we find and the commonest mistake. The joist is timber, it is colder than the wool either side of it, and every one is a thermal bridge through your ceiling. So one layer of mineral wool roll goes between the joists and the second across them at right angles, burying the timber, to about 270mm finished. That is what gets a ceiling to the U value Approved Document L asks for, and it is the difference you feel in the room and see on the heating bill. Glass wool roll suits most lofts here, rockwool batts are better where the roof is cut into small bays, and loose fill earns its place in corners a roll will never sit flat in.

The edges, where the heat and the trouble both are. A bungalow roof comes down low, so the last stretch of ceiling is the hardest to reach and the part most often left bare. Insulation has to run out over the wall plate, and it has to stop there. Push it into the eaves and you have blocked the air path that keeps the roof dry. Vent trays go in first, holding the roll off the felt and keeping a clear air gap so cross ventilation carries the moisture out, which is what Approved Document F is about. Cover the eaves and you have bought a wet roof.

Everything that lives up there. Recessed downlighters get covers so they are not smothered. Cables are lifted and clipped clear rather than buried, because buried wiring runs hot. Any cold water tank and its pipework now sits on the cold side, so the pipework gets lagged and the tank a jacket. The hatch is insulated on its back and draught sealed, because an open hatch undoes a good deal of what you have paid for.

Storage and sloping ceilings. If you want the loft back, we build a raised floor on loft legs so the boarding sits above full depth instead of crushing it. Where a chalet bungalow has a room in roof or a sloping ceiling over the stairs, the job moves to rafter level: rigid PIR board cut tight between the rafters with a clear gap above it under the underlay, a layer under the rafters, and the joints taped. That is a warm roof build up, and on a dormer the cheeks are where the heat goes.

Insulating inside a loft is not development, so there is nothing to apply for, and Planning Portal guidance on insulation says as much. Building control is the part that bites: regulation 23 means that renovating more than half of an element brings the whole of it up to current standard. No conservation area covers the housing here and there are only a couple of listed entries near the village. The VAT rules for energy saving materials are worth reading before you order.

No rate per square metre, because the floor area is the easy part and the awkward edges are where the time goes.

Getting to it. A bungalow with the hatch on a wide landing is one job, a chalet bungalow where half the roof is already a bedroom is another, and a seafront flat reached through a communal ceiling is a third. A hatch on a landing you can stand a ladder under is one job. A hatch over a stairwell, a crawl space you can only move through on your knees, or a loft full of boarding that has to come up and go back, is time before any material is laid.

What is up there now, and what it is sitting on. Old material that has to come out, be bagged and taken away is a cost before anything new goes down, and so is a loft full of boxes that has to be emptied and put back. Joists at 400 centres with a flat run across them is a different afternoon from a trussed roof full of bracing.

Ventilation, and the edges nobody reaches. Insulation stops at the wall plate and the eaves have to stay clear, or you trade a warm bedroom for a wet roof. Getting depth right into the corners and around the hatch, boxing over downlighters and lagging anything that now sits in the cold, is most of the labour. Approved Document L sets what the work is expected to reach.

Comparing quotes? If the loft is wet

Water running off the felt, or mould on the underside

Ring rather than use the form. Droplets on the underside of the felt, black mould spreading across the roof timbers, or insulation that is visibly damp are all telling you the same thing: warm wet air is getting into a space that cannot breathe. That does not wait, because it is the timbers that pay for it. We look before anything is added, because putting more insulation into a loft that cannot ventilate makes it worse. Worth knowing

In bungalow country the ceiling is the whole roof

Four in ten homes in Barton on Sea are bungalows, and that changes the sums. A bungalow puts its whole floor plan under one roof, so the ceiling you are insulating is roughly twice the area of the top floor ceiling in a two storey house the same size. All of it is losing heat upwards. That is why the loft repays the work faster here than almost anywhere we go.

The shape works against you at the edges. Bungalows here tend to be low pitched and hipped, so the roof comes down close to the ceiling all the way round and there is a wide band you can only reach lying on your front. That band is where the wall plate is, where the cold gets in, and where a quick job stops short. Ask any quote how the perimeter is being done and whether vent trays are in the price. On a hipped bungalow that perimeter is most of the loft.

How much insulation should actually be in there?

About 270mm of mineral wool in two layers, the second laid across the joists rather than between them. Most lofts we open here have one old layer flush with the top of the joist, roughly a third of that, and every joist left working as a cold bridge. It is also the cheapest thing you can do to a bungalow's EPC.

We use the loft for storage. Do we have to give that up?

No. What you cannot do is put boards straight onto the joists, because insulation squashed flat stops insulating. We raise the boarded area on loft legs so full depth runs underneath, board the part you walk on, and leave the rest deep. The hatch and the loft ladder get sorted at the same time.

Water drips off the felt in winter. Is more insulation the answer?

Not on its own, and sometimes it makes it worse. Droplets on the underside of the felt are warm damp air reaching a cold surface in a space that cannot breathe. We clear the eaves first, fit vent trays where the roll has been pushed in tight, and check whether the ceiling is leaking air into the roof.

Does being this close to the sea change anything up there?

It changes the fixings rather than the wool. Salt keeps metal damp and rots nail heads and clips from the outside in, so anything we refix in an exposed roof goes back in non ferrous. What the insulation does mind is wind finding an open eaves and lifting the edge of a roll nobody has held down.
