Most of Corfe Mullen was built between the war and the early 1980s, and almost every loft on those estates has the same story: a thin layer of wool that went down when the house was new, flattened by forty odd years and half buried under boarding. The job here is rarely a fresh start. It is lifting the boards, laying proper depth underneath and putting your storage back.

Three things get us called out. A bungalow that is expensive to heat and has a bedroom at the far end that never really warms up. A loft somebody boarded out years ago for the Christmas decorations, with the insulation squashed flat under it. And a chalet or a converted attic where the sloping ceiling is cold to the hand in January.

None of those is complicated and all three are commonly quoted wrongly, because the price gets put on the floor area and not on the awkward parts. We come out, get right into the roof space, measure the depth in several places and look at the eaves and the hatch. The site visit is free and so is the written itemised quote.

Topping up a loft that was insulated when the house was built. Sixty-two per cent of the housing here went up between 1945 and 1982, with a third of the whole village dating from the 1970s and early 1980s, and a loft of that age typically got between an inch and three inches of wool. Mineral wool, ordinary eco roll, goes down in two layers, the first between the joists and the second straight across them so the joists stop acting as a cold bridge through the whole ceiling. Full depth is around 250 to 270mm, which brings a roof close to the 0.16 u-value expected of a renovated roof today. The old compressed layer stays put and counts towards the total.

Bungalows, and boarded lofts. A third of the dwellings here are bungalows, so the entire floor plan sits under the roof and the ceiling is by a distance the biggest heat loss surface in the building. It also means more square metres to cover, and we measure the actual footprint on the visit rather than working it out from the outside of the building. Boarding laid flat on the joists caps the insulation at joist depth and quietly wastes the top up you have just paid for, so loft legs lift it clear, full depth runs underneath and you keep every inch of storage. Where the boarding is old chipboard that has sagged we will say so rather than lift and relay something ready to fail.

Plenty of houses here have a room in the roof, often with a dormer on the back built as a warm roof, and there the insulation goes between and under the rafters instead of across a floor: rigid board, PIR and foil faced, cut tight into each bay and taped, or a multi-layer foil quilt such as TLX where headroom is tight. The cold triangles behind the knee walls and above the flat section of ceiling are where the heat actually goes, and they are the parts most quotes forget.

Houses of this era were built with a cavity and around here it has usually been filled at some point by somebody, so whether the fill is still even, whether it has slumped and left a cold gap at the top, and whether it has bridged and gone damp are all borescope questions. Vent trays go in at the eaves so wool is not blocking the air path, because a warm ceiling under a cold roof needs that roof to breathe or you swap a heat problem for a damp one, and Approved Document F covers that side. Then lagging on the tank and on the pipework now sitting above the warm layer, and fire rated covers over the downlighters before anything is laid over them.

The quote is itemised, with the material and its depth on a line of its own, so a thin specification cannot hide inside a single figure. Anything nobody could have seen beforehand gets a photograph and a price first.

There is no conservation area in Corfe Mullen and one listed entry in the whole village, so this is a building control question rather than a planning one. A loft top up needs nothing. A bungalow with the whole footprint under one loft, a chalet with rooms already in the roof and knee walls to open up, and a semi with a boarded loft full of storage are three different jobs for the same address on paper. Old material to bag and take away, storage to move and put back, and eaves that must stay clear all come first, and Approved Document L sets what the work has to reach. Comparing quotes, ask what depth is being laid, whether the old material is removed or covered, and whether the hatch and pipework are included.

If it is urgent

Damp, condensation or a room you cannot heat

Ring rather than use the form. A loft dripping with condensation, mould coming back faster than you can wash it off, or a room that will not hold heat before a cold snap gets looked at quickly. Insulating a roof space that cannot breathe makes it worse, so the first visit settles which of the two you have. Corfe Mullen is seven miles up the road, so it gets seen quickly.

Radon, and why it belongs in an insulation conversation

Corfe Mullen sits in a radon affected area, at the lower end of the scale, where a small proportion of homes are expected to be above the action level. In practice that has one clear consequence for building work: if you extend, or convert the roof space into a room, building control will expect basic radon protection to be built in, usually a membrane and sealed service penetrations.

Your builder should be pricing that as a matter of course, and it is a fair question to ask of any quote for a conversion here. For a plain loft top up it changes nothing at all, because nothing you do above the ceiling affects what comes up through the floor.

Where it does deserve a thought is in the other half of what we do. Insulating and draught sealing a house reduces the amount of air that leaks through it, and radon is diluted by air change. That is not a reason to leave a house cold and draughty, which is the worst of both worlds.

It is a reason to treat ventilation as part of the job rather than as the thing you lose: trickle vents that actually open, extract fans that actually run, and the standards in Approved Document F rather than a guess. If you want to know where you stand, a long term test kit over the winter is the only way to find out, and it is cheap next to the work itself. Insulate properly, ventilate deliberately, and you get a warm house rather than a sealed one.

Why do lofts on our road all look the same?

Our bungalow has low eaves. Can you insulate right out?

Not right to the edge, and you would not want us to. We take the insulation up to the wall plate, fit a vent tray to hold the gap open, and stop there. The corner strip is deliberate, not missed.
