On open ground like this, a flat roof is beaten at its edges. Driven rain gets behind a low upstand and under a loose trim long before a membrane wears out in the middle.

The flat roofs around Ridge are the practical sort: a single storey extension on the back of a bungalow, a garage, a workshop, a store beside a yard. People ring when a ceiling starts to mark after a south westerly blow, when water is still lying on the roof midweek after a wet weekend, or when the felt has hardened and torn where it turns over the edge. All of those want somebody standing on the roof. We check the falls, the outlet and the upstands, feel the deck, and give you photographs with a written itemised price.

Rear extensions and garden rooms. The most common job here. Where the deck is sound we take it back to boards and lay EPDM rubber, one sheet with bonded seams and very little to fail, or GRP fibreglass where there are kerbs, steps or a tricky corner, because it is laid wet and forms the upstand and edge trim in one piece. Single ply, welded at the laps, is for the bigger areas.

Garages, workshops and stores. Usually felt in three built up layers under a mineral cap sheet, often the original covering, and usually failing at a corner or where it turns down over the fascia. A modern torch on system on a dry deck is a sound answer on a big plain span. What decides it is the boards: plywood, OSB or chipboard on joists, and chipboard that has taken water does not recover.

Upstands, and why they are the local weak point. Wind driven rain does not fall on a roof, it is pushed at it. So it gets behind a covering that was only turned up a couple of courses, over a door threshold that was set too low, and under an edge trim that has worked loose. When we quote here, the height of every upstand, the fixing of the trim and the way the apron is dressed into the wall are itemised, because that is where these roofs actually leak.

Falls, and where the water leaves. Firrings create the falls across the joists, and where none were fitted you get ponding and standing water at every low spot. Tapered insulation corrects a fall from above. The drip over the fascia, the rainwater outlet, the hopper, the gutter and the downpipe then take all of it, and one blocked outlet is enough to hold water over every lap and seam on a small roof.

Warm roof, cold roof and the junctions. A warm roof takes PIR over the deck over a vapour control layer, so the timber sits clear of the dew point. A cold roof keeps the insulation between the joists and has to be ventilated, or condensation and interstitial damp spoil the decking without a leak. BS 6229 covers both. At an abutment a lead cover flashing goes into a chase cut in the joint, not a bead of mastic, and a parapet has its coping and cavity tray checked. Blisters, bubbles, splits, a crack at a kerb and a lifted or failed seam are the everyday repairs, along with rooflight, lantern and Velux kerbs and any soil pipe or vent pipe through the deck.

The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

A like for like re-cover is maintenance, so there is no planning permission to get and it sits inside ordinary permitted development, with Planning Portal guidance setting out where that stops. There is no conservation area over Ridge and the listed entries near here are concentrated in Wareham rather than in the housing, so for most addresses there is nothing to apply for. Building control still applies once most of the covering comes off, because the roof is then a thermal element being renovated. That has to be notified, and the insulation has to reach Part L, set out in Approved Document L.

What decides the price of a flat roof

No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. A bungalow extension on an open plot, a garage beside a lane and a workshop behind a yard are three different jobs, and the getting there decides two of them. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price. Two quotes for the same job are usually two different jobs.

Water through a flat roof

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops. The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. Worth knowing

Open ground, and what the south westerly does to an edge

There is very little between Ridge and the weather. The exposed side of most properties here faces south west, across open low ground and water, and rain arrives sideways rather than straight down. On a pitched roof that is a nuisance. On a flat roof it is the whole problem, because a flat roof has no slope to shed it and relies entirely on the covering being turned up high enough at every edge.

So the thing worth checking on your own roof is height. Look at where the covering meets a wall, a door threshold or a rooflight kerb, and see how far it goes up. A token turn of an inch or two is your leak in the next gale, whatever the membrane is. It is also why we would rather re-form an upstand during a re-cover than come back to it, and why a quote that never mentions upstands is worth questioning.

Ridge questions we get asked

It only leaks when the wind is in a certain direction. What does that tell you?

That it is an edge or a junction rather than the field of the roof. Water is being pushed up under a trim or behind an upstand, which is why it stays dry in steady rain. It usually means a smaller repair than people fear, once we have found which edge is doing it.

Can you fix it without replacing the whole covering?

Often, yes. A split, a lifted lap or a blister in a sound covering is cut out and welded or bonded back in. A low upstand can be re-formed and dressed. What rules out a repair is a soft deck, so we lift a corner on the free site visit and tell you which you have.

Do you work through the winter?

Yes, with sense about materials. EPDM rubber and welded single ply go down in cold weather, and torch on felt is fine on a dry day. GRP fibreglass wants a dry deck and some warmth to cure, so if the forecast is against it we say wait rather than lay it badly.

How long will it take?

A garage roof is usually a day. An extension where the deck comes off and a warm build up goes back takes a couple of working days, three where the boards all change. The quote gives you the run of days.
