A newer Wimborne Minster house usually has a cavity a borescope can check for a fill; the old town is solid wall that has to be lined, often with consent. The work
Old walls in the centre, cavities on the edges
Before the week starts. Behind render, a nine inch solid wall and an early brick and block cavity are the same object, and in this town the two sit within a few streets of one another.
On a Wimborne Minster house it is drill, scope, look: gap or none, what width, clear or fouled, dry or damp, empty or already filled. Minutes of work, and it is the fork in the road. Alongside it goes the paperwork question, because on a listed building the answer decides what may be fixed to the wall at all.
Monday, and what the wall will accept. On a pre-1900 wall, internal wall insulation is the practical route. On ordinary fabric that means insulated plasterboard bonded on, or batten and stud filled with mineral wool or PIR, then boarded and skimmed, with Celotex and Kingspan buying more per millimetre and aerogel board earning its place in a small room. On genuinely old fabric it means something else: wood fibre or a mineral board bedded in a lime based adhesive, so the wall carries on drying inwards instead of being sealed shut.
Tuesday and Wednesday, the slow bit. Lime based work goes on slower than a modern board and cures slower still, and there is no honest way to hurry either. Reveals, threshold and floor junction are detailed as the build up goes up rather than patched afterwards. This is where the heat loss in a lined room actually lives, and where a cold bridge turns into a mould patch if the detailing is skipped.
Thursday, and the joist ends. In an old Wimborne Minster house the floor joists are built into the wall itself. Board over them without thinking and you have wrapped structural timber in a cold, damp pocket, which is a considerably worse problem than a chilly room. They get detailed so the timber stays dry and ventilated. It is the single item most worth asking any quote about.
A different week entirely, out on the newer streets. Where a Wimborne Minster cavity is clear, dry and wide enough, it is filled from outside through drilled holes made good in matching mortar. Bonded polystyrene bead reaches the corners and stays put; blown mineral wool remains fine on a sheltered wall. Wet or narrow, and we will tell you to leave it. External wall insulation, board on the outer face with a render carrier and a thin coat over it, deals with the thermal bridge at eaves and corners in one pass, but in the centre it is a planning matter and on a listed building it is very unlikely to be the answer. It belongs to the outer streets.
Whatever the wall, the same checks. Fill that has slumped in a Wimborne Minster wall leaves a cold band at the head of the wall; a wet cavity brings penetrating damp inside with black mould behind it. The borescope reads both and extraction comes first. Then the air: trickle vents, a working extract fan, air bricks kept clear. Because insulating shifts the dew point and removes the draughts, a taped vapour control layer on modern build ups, and breathable materials on old ones, keep interstitial condensation out of the fabric.

Thomas comes out and works out which wall you have. He drills one small hole and looks through it with a borescope, which tells him if a cavity exists, if it is empty and dry, or if old fill is already there.
His quote puts each part on a separate line: that survey, which insulation and how thick, the work round reveals at windows and doors, any new vents, and clearing up. Any cavity fill goes in through a registered installer, with a CIGA certificate.
The older brick houses in the centre mostly have solid walls, which cannot be filled. They are lined inside with breathable insulation and plaster, room by room, so we move furniture, sheet floors and keep one room usable at a time. Later houses on the estates often have cavities that can be filled from outside, off a ladder or a tower. Waste leaves with us each day. Damp or old fill found on opening up is photographed and costed for you before anything more is done.
Lining a wall from the inside is not development, and Planning Portal guidance on insulation says so. A listed house needs listed building consent for either. Building control are told in every case. Regulation 23 means the finished wall has to meet the Part L figure in Approved Document L, so the U value is checked, along with the vents that stop condensation.
Cost
What decides the cost of wall insulation
Wall insulation in Wimborne Minster is not priced per square metre. The flat part of the wall is quick. Every window, door and floor junction is not.
Solid or cavity. A clear, dry cavity in a later semi can be filled in a day. A solid wall on a town house is lined inside, with the plaster, skirting, sockets and radiators taken off and put back, and that is a different job at a different price.
Access. A cavity is drilled from outside. A bungalow is reached off a ladder. A three storey front on a narrow pavement wants a tower with barriers. The work at height rules set the platform. Internal lining is done from inside.
The junctions. Window reveals, the floor edge and the party wall are where heat escapes and damp appears if the detail is wrong. That is where most of the time goes.
Old fill. Slumped or wet fill from years ago has to be extracted before anything new goes in.
Flats. The outside walls of a block belong to the freeholder, who needs to agree.
Ask any other quote whether the wall was checked with a borescope, what system and thickness is specified, how the reveals are detailed, and who makes good the decoration.
If damp has appeared
Damp or mould that appeared after insulation
Phone rather than using the form. Damp patches or black mould on an outside wall after cavity fill or internal lining usually mean either rain is crossing the cavity along wet fill, or warm air is reaching a cold spot at a junction.
Keep the room aired, and do not paint over it yet. On the first visit we look with a borescope and a moisture meter before anything comes out, because the fix depends on which of those it is. Worth knowing
On a listed building, the inside is controlled too
The usual assumption is that listing concerns the front elevation, and that whatever happens indoors is nobody else's business. It is not so.
Consent covers the whole building, inside and out, and an internal wall lining is work to the fabric by any reading: it conceals a wall surface, it fixes into historic plaster or brick, it alters reveals, it changes the way moisture travels through the structure. Any of that can require consent. Ask the council before the boards are ordered, not after they have arrived.
None of which condemns an old house to being cold. It means the build up gets chosen for the wall rather than for a U value on a datasheet. Lime bedded wood fibre or mineral board instead of a foil faced sandwich. No sealed void behind it. Reversible fixings where that matters. Joist ends detailed so the timber stays dry. You get less insulation for the depth than a modern board would hand you, and you get a wall that carries on drying, which on a building of this age is the only version worth having.
