Insulation in Longham

In most Longham houses the loft has been done once already, a long time ago, and what is up there now is a thin layer that has settled to less than it started at. The usual answer is a second layer laid across the joists rather than a fresh start, and the free site visit is where we measure what you have got and tell you which of those it is.
The calls come in three flavours. A bungalow where the bedrooms are cold and the hall is not. An upstairs that bakes in July and freezes in January, which is nearly always a thin ceiling. And a loft somebody has been into for the first time in years and found flattened, patchy quilt with bare ceiling showing between the runs.
All of those are ordinary work and none needs a survey report to diagnose. What they need is somebody looking at the roof space before quoting: how deep the existing layer genuinely is once you push a rule into it, whether the eaves are still open, whether the roof is cut timber or trussed rafters, where the tank and the pipe runs sit, and how much of the ceiling is buried under boards. Then you get a written itemised quote with the method on it as well as the number.
The work
Webs at ankle height: you cannot walk a trussed loft

A second layer over the original loft. Three in five homes in Longham went up between 1945 and 1982, and the layer that went down when they were built is an inch or two of quilt pushed between the joists, with decades of settling taking the rest. It is rarely worth removing. It goes in between and over: fresh mineral wool eco roll between the timbers, then a second run at right angles across the top so the joists stop acting as cold bridges through the layer. Around 270mm all in brings a ceiling to the u-value of about 0.16 that Approved Document L asks of a renovated roof, and on most ceilings here that is one day.
Bungalow lofts, which are the big ones. More than a third of the housing here is bungalows. A bungalow has the same floor area as a house and roughly twice the ceiling under the roof, so the loft is where nearly all of its heat loss goes. The catch is the shape: a hipped roof closes down to nothing on all four sides, so the perimeter is tight and the eaves are easy to block by accident. Vent trays go in first, the quilt stops clear of the wall plate, and the corners get filled properly rather than being left as the gap nobody can reach.
Anything built here from the mid sixties onward is likely to have a trussed roof: shallow timbers with diagonal webs criss-crossing the space at ankle height. You cannot walk it, you cannot board it as it stands, and a second layer means working around every web rather than rolling out in straight runs. It is slower, and it is why a trussed loft and a cut roof of the same area are not the same job. Boarding straight onto the joists compresses the quilt to the depth of the timber, so we raise the deck on legs above the full depth and board the part you actually use.
Houses of this age were built with a cavity wall, and whether it was ever filled is a question for a borescope and not for a guess. Some were done decades ago with material that has slumped, some were never done, and some should not be. Where a wall turns out to be solid, an internal wall lining built to breathe is the honest answer, since external wall insulation changes the look of the house. A chalet bungalow or a converted attic is a room in roof: rigid board rather than roll, PIR between the rafters with an air gap kept clear above, a multi-layer quilt such as TLX under a sloping ceiling with no depth to give, a vapour control layer on the warm side and the dormer cheeks done at the same time. The flat roofed garages and rear extensions of this era have next to nothing in them, and the time to turn one into a warm roof is when the covering is being replaced.

What decides the price of an insulation job

A price per square metre tells you nothing. The area is the easy part. A bungalow with the hatch in the hall and a hipped roof at both ends, a chalet with the room already in the roof, and a detached house with a proper ladder are three different days before any material arrives. Boarding that comes up and goes back is time before a roll is laid. Approved Document L sets what the work is expected to reach. Ask what finished depth is being laid, and whether the hatch and tank are on the list.

The whole village was built to one specification

Most of the housing here went up in a single long run from the fifties to the seventies, with the biggest share of it landing in the late sixties and early seventies. That has a practical consequence: your neighbours have the same roof, the same ceiling and the same original specification as you do, and they reach the same problems at the same time.
The quilt that came with these houses was a fraction of what a ceiling is expected to reach today, and it has been settling ever since. If somebody two doors down has had theirs topped up and noticed the difference, that is a better guide for your house than it would be anywhere else we work.
The same cohort brings two things worth knowing before you ring anyone. First, the cavity walls of that period are narrower than modern ones and a good many were never filled, so a borescope check is worth more than an assumption either way. Second, the roofs.
From the middle sixties the trussed rafter took over from the cut roof, and a trussed loft is a harder space to work in and a much harder one to use for storage, which is why the boarding quote for one of these houses looks different from a quote for an older place down the road. Ask anyone pricing your loft whether they have been up there, whether the deck is going on legs or straight on the joists, and what happens at the eaves. On a house of this vintage those three answers are the whole job.

It changes them completely. Bungalows are 36.3% of the housing in Longham, and a bungalow puts roughly twice the roof over the same floor area as a two storey house. Every room in the place sits directly under that roof. The ceiling is the job worth doing first here, and a top up shows itself faster than the same work on a semi with bedrooms in between.
Our house went up around 1970. Is the loft original?
Very likely. Sixty per cent of Longham was built between 1945 and 1982 and the peak was the late 1960s and early 1970s, so whole roads got the same specification within a couple of building seasons. What went in then has flattened and it stops short at the eaves. The usual work is a cross laid second layer with trays at the perimeter carrying it out to the wall plate.
Is our cavity worth filling as well as the loft?
Often, but not automatically. Detached houses are 44.4% of Longham and a detached wall is exposed on all four sides, so a driven rain check comes before any fill goes in. Where the brickwork is sound and the cavity is clean, a fill is worth having. Where there is mortar dropped down the cavity or the pointing is open, filling it walks water across to the inner leaf.
