Roughly four homes in ten here are terraced or semi detached, which means the gutter is one continuous run over more than one house. That has a practical consequence people rarely think about until the day of the job: we may need to stand on next door's ground to reach yours.

It comes up constantly. A mid terrace where the only ladder pitch for the outlet is over the neighbour's path. A pair of semis where the downpipe serving both houses sits on the boundary. A back elevation reachable only through a shared side passage. None of it is difficult, and all of it goes better with one conversation beforehand than with a van already parked outside.

So the free visit works out the access as well as the work. You get a written itemised quote with the runs, the outlets and any repair listed separately, and a plain note of anywhere we will need a neighbour to say yes before the day.

The work

On attached housing the run is shared even when the bill is not, so it pays to think about the whole length.

Clearing. Leaves, moss off the tiles, roofing grit and the sludge and silt they turn into, scooped out by hand from a ladder and bagged, or lifted with a vacuum on a reach pole where a path or a border stops a ladder going in. Every outlet is cleared and every downpipe flushed through with water while you watch, with a rod or a camera down anything that will not take it.

Why the length matters. A terrace run has an outlet at each end and sometimes one in the middle. Block one and the water backs up along the whole length until it finds the lowest point, which will not be above the house that caused it. That is why clearing your own share of a shared run so often changes nothing, and why the person who rings us is frequently not the person whose gutter is full.

The party boundary. Where two houses meet, the gutter usually crosses the party wall on a single bracket and the downpipe often sits on the line itself. Both need looking at from both sides, and a leaking joint right at that point soaks the brickwork of two houses at once and shows up as damp on somebody's inside face.

Repairs. Sagging between brackets, a union whose seal has gone, a bracket screwed into a soft fascia, a length knocked out of fall. Photographed and priced first, then we refix, realign, re-hang or replace only what needs it, and we will not renew a whole run because one length is finished.

What it saves. An overflow puts water down the same strip of wall every time it rains: green first, then staining across the brickwork or render, then damp inside, with the fascias and soffit under the run soft by the end of it. On a shared run that damage lands on whoever is unlucky rather than on whoever left it.

What decides the price of a gutter clean

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.

Getting to it. A mid terrace reachable only through a side passage, a semi with a shared downpipe on the boundary, and a detached bungalow on its own plot are three different jobs. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.

Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.

Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away. Two quotes for the same job are usually two different jobs.

Ring rather than use the form. Water running down a wall in a downpour soaks the brickwork and finds its way to a ceiling faster than most people expect, so a blocked outlet in a wet week goes to the front of the queue. We clear it, run water through to prove it, and tell you honestly if what you actually have is a broken joint rather than a blockage. On a shared run the water usually comes out over somebody else's door, so it is worth ringing before the neighbour does. Worth knowing

You may need next door's ground to reach your own gutter

On an attached house the awkward part is often not the gutter but the standing room. The outlet at the end of a terrace run, the back of a mid terrace, and a downpipe on a party boundary are all frequently unreachable from your own land. You have no automatic right to go onto a neighbour's property to work on your own building, and putting a ladder over a fence without asking is trespass however reasonable the job is.

In practice a knock on the door settles it, and it settles it better a week early than on the morning. Tell them what the work is, roughly how long somebody will be there, and that nothing is being fixed to their house. If a neighbour refuses and the work is genuinely necessary for preserving the building, " + ANLA + " provides a route to a court order for access, though that is a long way round for a gutter and almost nobody needs it. The realistic alternatives are better: a great deal can be cleared from your own side with a vacuum on a reach pole, and where a run is shared it is usually cheaper for both households to have the whole length done in one visit than for each to pay separately for half a job. Whose responsibility is a gutter shared with next door?

In practice, everybody's on the run. A single blocked outlet backs the whole length up and it overflows above whichever house sits lowest, which is often not the one that caused it. Clearing your own share rarely fixes it for long, so the sensible thing is to split one visit.

Do you need to go onto our neighbour's land?

Sometimes, for the outlet at the end of a run or the back of a mid terrace. There is no automatic right of access, so we work it out on the visit and tell you where a neighbour needs to agree. A week's notice and a knock on the door settles nearly all of it.

What if the neighbour says no?

Then we work round it. A good deal can be cleared from your own side with a vacuum on a reach pole, and we would rather do that than argue. There is a legal route for access where work is genuinely necessary to preserve a building, but that is a long way round for a gutter.

Can we split the cost with the neighbours?

Yes, and it is usually cheaper for everybody. We can quote the full run as one job and put the same figure in writing for each household to look at, so nobody is guessing what anybody else has been told. It costs less between you than several separate half jobs.

There is a joint right above the party wall. Is that a problem?

It is the commonest leak on attached housing. The run crosses the boundary on one bracket and the joint takes the movement, so when the seal goes the water soaks the brickwork of two houses at once. We check it from both sides and price the repair on its own line.
