A flat roof here is rarely the main roof. It is the outshot, the link, the porch or the garage, and those are the parts that get patched for years and then let go all at once.

Two calls come out of Breamore more than any other. Something has started dripping into a back kitchen or a utility that sits under a low flat roof tucked behind the main house. Or a garage or store in the garden has a felt roof that has gone brittle and torn at the corner, and you want to know whether it is worth doing anything with. We come out, get on it, look at what the deck feels like underfoot, and check where the water is supposed to leave. You get the photographs and a written price, and if the honest answer is a repair, that is what you will be quoted for.

The low roof at the back. Older houses around here grew outwards, so there is usually a single storey outshot, lean to or link with a flat top on it. They are almost always felt: a built up three layer covering with a mineral cap sheet, sometimes over a much older layer that was never stripped. Where the deck is sound we take it back to boards and lay EPDM rubber or a modern torch on system. Where it is not, the boards come off first.

Garages, stores and garden rooms. Detached buildings take the weather from all sides and have no house warming them, so the covering hardens faster and the edges go first. GRP fibreglass suits these well because it is laid wet and forms its own edge trim and upstands in one piece. Single ply, welded at the laps, is the sensible answer where the roof is large.

Deck, falls and insulation. Underneath you find plywood, OSB or chipboard on joists, and chipboard that has been wet does not come back. Firrings create the falls, and a roof laid dead flat holds standing water at every low spot. Where headroom will not allow deeper firrings, tapered insulation does the same work above the deck. A warm roof puts PIR over the boards with a vapour control layer laid under it, so the timber never sits at the dew point. A cold roof leaves the insulation between the joists and has to be ventilated, or condensation forms inside the build up and rots the decking without a drop of rain getting in. BS 6229 is the reference for all of it.

Where they leak. Blisters and bubbles under the membrane, a split or crack where the covering has been walked on, a lifted or failed seam at a lap, and an upstand that was never taken high enough behind a door threshold. Then the trims: the drip over the fascia, the apron into the wall, the kerb round a rooflight, and the outlet itself.

Junctions with old walls. Rubble and soft brick will not take a chase cut with a grinder, so an abutment is better formed with a lead cover flashing tucked into a raked joint or run behind a coping on a parapet. Cavity trays only exist on newer work, so on an older wall the detail has to be thought about rather than copied. Then the rainwater outlet, hopper, gutter and downpipe, sized for what the roof sheds.

The quote is itemised, not a figure on the back of a card: access, stripping the old covering, any new deck or firrings, the insulation, the membrane and each upstand, outlet and edge trim, and disposal on separate lines, so you can compare it properly against anyone else's.

Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.

Like for like re-covering is maintenance and needs no planning permission, but Breamore sits in its own conservation area, which makes it article 2(3) land and narrows what counts as permitted development, particularly a rooflight or a change of covering you can see from the lane. Building control is a different question again. Strip most of a flat roof and the insulation has to be brought up to Part L, set out in Approved Document L, and the work has to be notified. No rate per square metre, because the square metres are the easy part and what is under the covering is what decides the job.

Getting to it. A cottage outshot, a detached garage across a yard and a flat link between two tiled roofs are three different problems long before anybody thinks about a membrane. A garage or a single storey extension will often come off a tower, anything above a two storey wall wants a scaffold, and the platform has to stand while the deck is open rather than for an afternoon. The work at height rules are why it is a priced line rather than something folded into a rate.

The deck under the covering. A sound deck can be re-covered. Chipboard that has been wet for years, or ply that gives underfoot, has to come off and be replaced, and you cannot tell which you have from the ground or from a photograph. We lift a corner before quoting, because the deck is the single biggest swing in the price.

The falls, and where the water is meant to go. Most flat roofs that fail were never laid to a fall, or the fall runs at an outlet that has since been blocked or built over. Correcting it with firrings is more work than laying a membrane and it is the difference between a roof that lasts and one that ponds. Upstands, edge trims and each outlet are priced one at a time, because that is where the hours and the leaks both are.

Comparing quotes? Ask which system is being quoted and how many layers, whether the deck is being renewed or covered over, whether the falls are being corrected with firrings, how the upstands, outlets and edge trims are detailed, and whether the scaffold and the skip are in the price. Two quotes for the same job are usually two different jobs.

Ring rather than use the form. A flat roof that has split, blistered or lifted at an upstand puts water straight onto a ceiling, and once the deck is wet the damage carries on after the rain stops. The first visit is about getting it covered and dry, and we price the permanent job once we can see how much of the deck has gone. Worth knowing

A conservation area with a lot of listed fabric in it

Breamore has its own conservation area and there are over sixty listed entries in and around the village. For flat roofing that is less alarming than it sounds, because most of the flat roofs here sit behind the building, out of sight of the road. Appearance is what is controlled, so a covering nobody can see is usually a maintenance decision.

Where it bites is anything that changes the look: a new rooflight or lantern on a visible slope, an altered parapet, or a bright membrane where a dull one was. If the building itself is listed, stricter again, because works affecting its character need consent whether you can see them from the road or not, and that includes stripping an old lead flat for a modern membrane. Ours is an old lead flat over a bay. Can that be repaired?

Often, yes. Lead splits along a fold where it has been laid in bays that are too long and has nowhere to move. A lead burned repair or a re-lay in shorter bays keeps the original look, which matters on a listed or conservation area building where a membrane would change the appearance.

Do you need a survey before quoting?

We do a free site visit rather than a formal survey. That means getting on the roof, checking the falls, feeling the deck, opening a lap where it is safe to, and looking underneath if there is access. Everything found is photographed and the written quote is itemised from it.

How long does a job like this take?

A small outshot or a garage is a day. A bigger roof, where the boards, the firrings and the insulation all change, is two working days and sometimes three. We tell you the run of days when we quote, not when we arrive.

What if the deck turns out to be worse than expected?
