Clearing. Debris out by hand into a bucket wherever there is safe standing beside the run, with a scoop for the silt and sludge packed into the bottom. Where there is not, it comes out on a gutter vacuum with a camera on the reach pole, working from a drive or a path. Everything is bagged and leaves with us. Then every downpipe is flushed and the run proved with water until it goes away at the shoe.

Needle and moss, not just leaf. Conifer needle is the worst material a gutter deals with. It comes down all year rather than in one season, it is small enough to get through most guards, and it mats together into a felt that holds water like a sponge. Moss washed off a shaded slope does the same. Neither floats and neither flushes, so both have to be dug out rather than rinsed through.

Getting to it. A lawn in December is not a ladder footing, and nor is a border. Where the ground will not take one we use the pole and vacuum from hard standing, and where the job needs hands on the gutter, a bracket or a union, a tower goes up on boards instead. That is why the access is a separate line on our quotes rather than an assumption buried in a rate.

Valley gutters. Where two pitches meet, the valley takes everything both slopes shed to one point, and under canopy it silts up faster than the eaves runs. A blocked valley backs up under the tiles rather than spilling over an edge, so it shows as damp staining on a ceiling. Cleared by hand, with the lead looked over at the same time.

Repairs found on the way. A dripping union that wants a new seal, a sagging length to re-hang, a bracket to refix into sound timber, a fascia and soffit gone soft under a joint that has leaked for years. We say plainly which of it is worth repairing and which is genuinely past it, and price replacement on its own line.

No rate per square metre, because a metre of gutter behind a conifer and a metre on an open gable are not the same metre.

Getting to it. A cottage set back on a green, a house with lawn on three sides and a converted barn with a low deep eaves are three different jobs before anybody lifts a bucket. A bungalow run comes off a ladder or a pole, a three storey gable wants a tower, and a valley gutter between two roofs wants a proper platform. The work at height rules are why the access is a priced line rather than something absorbed into a rate.

What is in it, and how far it has travelled. Leaf litter lifts out in minutes. Moss washed off the tiles sets into a wet mat that has to be dug out, and silt in a long run behind a hedge is heavier and slower than anything a photograph shows. The number of outlets matters more than the length, because that is where it packs.

Whether it is a clean or a repair. A joint that drips once it is running again, a downpipe blocked at the shoe, a length of plastic that has sagged between brackets: none of that is clearing, and it is the part that decides whether you are booking an hour or half a day.

Comparing quotes? Ask whether the downpipes are being run through or just the gutter cleared, whether the outlets and hoppers are checked, whether it is a clear or a clear and a check for leaks, and who takes the debris away. Two quotes for the same job are usually two different jobs.

Most of the housing here sits in or against woodland, and that produces two problems at once rather than one. The obvious problem is what falls into the gutter: leaf, needle, bud case, small twig and moss, arriving through most of the year instead of in one convenient month. The less obvious problem is that the same trees mean soft, shaded ground on the elevations you most need to reach, and a ladder standing on wet lawn or in a border is not a ladder anybody should be up.

So the honest answer here is that the access shapes the job. Gutter vacuum and reach pole work solves a great deal of it and can be done from a drive without touching the garden, which is why it is the default on tight or soft sites. What it cannot do is put hands on a bracket, a union or a valley, so where the survey finds a repair we come back with a tower on boards rather than improvise. Two practical things follow. Get the whole property priced in one go rather than the elevation you can see, because moving the access is what costs. And if a run needs a repair, ask for it to be done in the same visit as the clean, since paying twice for the platform is the expensive way round.
