Roof repairs
One fault, found and put right
Yes, we repair roofs in Everton, SO41, just west of Lymington: a cracked hip on a bungalow, a slipped concrete tile, a leaking dormer valley or a split in the felt over the garage. We find the point where the water gets in and mend that, after a free site visit and a free written itemised quote.
Water dripping through a ceiling right now? Ring 07435 839745 and say which room it is showing in.
Maybe a hip tile on the corner of your bungalow has lifted and there is mortar grit on the path. Maybe a brown ring has turned up on the hall ceiling after a wet south westerly. Or the flat top of the dormer on your chalet bungalow leaks onto the landing every time the rain is heavy.
Each of those has one cause you can put a finger on. We look at the roof from outside, go up into the loft with a torch, photograph what is there and write down what it needs. If mending it would be good money after bad, you hear that plainly, and whole-roof work goes to our roofers in Everton.
The repairs
What goes wrong on an Everton roof, and the repair for each
About half the homes in Everton went up between 1945 and 1982, busiest from 1955 to 1964, and about four in ten are bungalows, with detached houses next. So the roof you most likely have is hipped, covered in interlocking concrete tile, with hips and ridge bedded in mortar and bitumen felt under the battens. Later houses and a small older core round Old Christchurch Road make up the rest.
Hip and ridge bedding that has cracked. The sand and cement under each hip tile shrinks away from it, and a gale then lifts the loose tile. We take the run off and put the tiles back in fresh mortar with a screw or clip through each one, or on a dry ridge and hip system with nothing to crack. BS 5534 wants a mechanical fixing whichever way it is done. One hip and a short bungalow ridge is about a day.
Slipped and cracked interlocking tiles. Their side lock only works while each tile sits tight against the next, so one that has dropped even a little lets rain in. We lift the courses above, slide in a tile of the same profile and clip it to the batten.
Rain pushed back up a shallow slope. Some of the early sixties bungalows are pitched close to the lowest angle their tile allows. In driving rain, water climbs back up the laps and in at the cut edges down each hip. The repair is new membrane where the felt under the laps has gone and properly fixed hips, never sealant run along the laps, which traps water in.
Felt perished at the eaves. The original felt goes brittle first where it dips into the gutter. Once it tears, water runs behind the fascia and soaks the wall plate. We lift the bottom courses, cut out the dead strip, fit an eaves carrier tray, lap new membrane over it and swap any soft batten. If the felt crumbles all the way to the ridge, patching stops paying.
Gable verges. Mortar under the end tiles of a gable breaks away in chunks. We rebed with a mechanical fixing or fit dry verge units, about a day for two gables.
Dormers and flat roofs. A chalet bungalow dormer has tiled cheeks with lead soakers down each side, an apron under the window, a small valley each side where it meets the main roof, and a felt or GRP top. Garage and extension roofs here, in felt, GRP or EPDM, fail at a split, a blister, a lifted upstand or a blocked outlet. A split over a firm, dry deck patches in a few hours. If the boards flex when you press them, they have soaked up water and a patch will lift off them. More on flat roofing in Everton.
Chimneys and walls. Where the roof meets a stack or wall, cracked cement fillets let water down the brick. We cut them out and fit code rated lead step flashing and soakers. Loose flaunching or open joints on the stack itself are chimney repairs.
The older slate and clay tile houses. There are fifteen listed entries in and around Everton, most on the north side of Old Christchurch Road and round Fry's Lane, several under natural slate or clay plain tile. A slipped slate is nail sickness: its nail has rusted through, and it goes back on a tingle. The Crown has a double span slate roof, and on any roof built that way the lead gutter in the middle leaks straight into the centre of the building when it splits. Yeouilton Lodge is thatched, and a thatched roof needs a specialist thatcher.
Gutters and downpipes. The ground here shrinks and swells as it dries and wets, so a downpipe emptying at the foot of the wall is worth sorting; Approved Document H covers where roof water should go. Brackets and fascias are on our page for fascias, soffits and guttering in Everton.
After a gale. Tiles on the lawn get refixed, or the gap gets a temporary sheet, and the proper repair is priced after. See emergency roof repairs.
How it runs
From your call to a written price
One person to ring from the first visit to the last. The quote is itemised, not a figure on the back of a card: access, where the fault is and what is being opened up to reach it, each tile, slate, ridge or flashing being renewed and what with, making good, and disposal on separate lines, so you can compare it properly against anyone else's.
Nothing is left open or unusable overnight. The site is swept at the end of each day rather than the end of the job, and what comes out leaves with us. If something turns up once we start that nobody could have seen, you get a photograph and a price before we carry on.
Everton lies outside the National Park and no conservation area covers it, so New Forest District Council is the planning authority and building control, and mending an unlisted roof like for like in matching materials needs no application; Planning Portal guidance on roofs shows where that line sits. On the listed houses in the village, anything that is not a straight like for like repair needs listed building consent from the council, because works affecting the character of a listed building need consent.
Cost
What decides the price of a roof repair
No rate per square metre, because a slipped tile over a porch and the same tile above a three storey gable are one repair and two very different jobs.
Getting to it. In Everton that means the low eaves of a hipped bungalow, reached off a roof ladder or small tower, a chalet bungalow whose dormer wants a proper tower, and a two storey slate house on Old Christchurch Road that needs a scaffold. A tile over a porch or a bungalow eaves can often be reached from a ladder and a roof ladder. A ridge, a chimney or a valley on a two storey house usually wants a tower or a scaffold, so a small repair can still need a proper platform. The work at height rules decide that, which is why access is its own line on the quote and not hidden inside the repair.
Finding the cause, not the stain. Water runs along the battens and the underlay before it drips, so the mark on the ceiling is rarely under the fault. Tracing it back to a cracked tile, a lifted flashing, a perished valley or a ridge joint that has opened is part of the job, and a repair priced before anyone has looked is a guess.
What the repair uncovers. Lifting a few tiles shows the battens and the underlay around them. If they are sound the repair stays small. If the felt has perished or the battens have rotted, you get a photograph and a separate written price before anything more is done. Where patching stops being worth it is a conversation you have with the facts in front of you.
Comparing quotes? Ask what fault they actually found and where, whether access is included, what is being replaced and with what (a matched tile, new or reclaimed slate, which code of lead), whether the ridge and verge are being bedded in mortar or mechanically fixed, and what happens if more is found once the roof is open. Two quotes for the same job are usually two different jobs.
If it is leaking now
Water coming through a ceiling
Ring rather than use the form. Put a bowl under the drip, keep anything electrical away from the wet patch, and if a ceiling is bulging keep everyone out from under it. The first visit is about finding where the water gets in and making the roof weathertight, and the permanent repair is priced in writing once the fault can be seen properly. Tell us which room the water is in and whether the wind was from the south west, since on a hipped Everton bungalow that narrows it to one hip and one slope before anyone is up a ladder. Scheduled work runs Monday to Friday, 8am to 6pm. For anything urgent, ring rather than use the form, and if we cannot pick up we ring you back as soon as we can.
Worth knowing
Four hips, one short ridge, and a loft over every room
A bungalow has no upstairs between the roof and the ceilings, so a drip lands straight on a bedroom, the hall or the kitchen. The upside is that the loft is one open space over every room. After rain, take a torch up, look for a dark patch on the felt or a tidemark down a rafter, and note which room the stain below is in. That tells us which slope to start on.
A typical post-war bungalow here has four hips meeting a short ridge, all bedded at once and weathered by the same winters. The hip facing south west takes the worst of it and cracks first, with salt on the wind from the coast a couple of kilometres off adding to the wear. When one goes the other three are close behind, so once a tower is up at the eaves, re-bed or dry fix all four and the ridge together. Doing one now and another next year pays for the access twice. On a chalet bungalow, check the dormer before the main slopes: the cheeks, the valleys and the flat top are where the water gets in.

Questions
Questions about roof repairs in Everton
My chalet bungalow leaks round the dormer. Is it the flat top or the valley?
Look where the stain is. A mark on the sloping ceiling beside the window points to a split soaker or the valley on that side. A stain in the middle of the dormer ceiling points to the flat top: a split, a blister or water pooling by the upstand.
My house on Old Christchurch Road is listed. Can you still repair the slates?
Yes. Refixing a slipped slate on a tingle, matching a broken one in natural slate, or renewing lead in the same form is repair. A change of material, a different ridge detail or a new rooflight needs listed building consent from New Forest District Council first, and we say which side of that line the job sits.
Is it a repair, or has the whole roof had it?
One fault in one place is a repair. Felt that crumbles wherever you lift a tile, battens gone soft across a slope, or the same slope patched three times with the leak moving each time means the roof has little life left, and a re-roof is the honest answer. How we put a figure on a job is set out on how we price a job, and whole roofs are with our roofers in Everton.
Someone knocked after the last gale offering to fix my hips. How do I check a roofer?
Check what can be checked. Our company number 15471719 is on Companies House. Get the price in writing, line by line, before anything starts. Ask for photographs of the fault. Walk away from a knock on the door after a storm or a request for cash up front.
Who is responsible if a roofer is hurt working on my bungalow?
On work to your own home, a domestic client's CDM duties pass to the contractor, so planning safe access and edge protection sits with the roofer. Ask anyone quoting how they will get up and what stops a fall.
