On the Solent side of a house in Yarmouth the biocide does the work and the pressure does the damage. Salt keeps a wall damp between showers, so growth here is established rather than superficial, and forcing it off a painted render or an old lime jointed wall takes the finish with it. Painted render and old masonry. Nearly a third of Yarmouth predates 1919 and the biggest single band is pre-1900, so the older part of the town is render, brickwork and stone with lime in the joints, most of it painted, and old enough that the wall behind the paint is meant to breathe. That rules a lance out completely. Pressure on a painted render lifts the film in sheets and pressure on a lime joint washes it back further than you can judge from the ground, and on a solid wall that water has nowhere to go but inwards. These get brushed off dry, then a biocide through a soft wash nozzle at low pressure, then a clean water rinse.

How much of the roof is low. Slate on the older roofs, clay plain tile, and concrete interlocking tile on the post-war housing behind the town, where over a third of the dwellings are bungalows. That is the useful bit: a bungalow gives the same floor area under twice the roof, so more ridge, hip and verge to keep clear, but nearly all of it reachable from poles rather than a platform. Moss packs into the lap where one course covers the next and starts pushing water sideways under the tile, so the bulk comes off dry, scraped and brushed from the ridge downwards, then a soft wash and a biocide. Slate never sees a jet wash.

At under three kilometres from the coast, salt keeps render and paving damp between showers, so growth returns faster and the treatment matters more than the wash, and salt corrodes fixings and brackets from the edge in. While we are at the eaves we look at the metalwork, because a rusted through gutter bracket is worth knowing about before it lets go. Painted sash boxes, porches and weatherboarding are soft washed rather than lanced, because tired paint strips at surprisingly low pressure. Block paving takes a rotary surface cleaner and then re-sanding, while old brick and stone laid on sand or lime takes low pressure and a treatment. There are flats and converted properties here where the guttering is shared between households, and those are worth doing in one go rather than in halves. Drains are covered before a product is mixed, planting sheeted and watered down, and run off is put onto ground that will take it rather than left to run across hard standing towards the harbour, because pollution prevention guidance applies to a domestic job as much as a commercial one.

Yarmouth sits on the Solent and everything on the outside of a building here carries salt. Salt is the reason the same clean behaves differently on this coast than it does five miles inland, and it is worth understanding before you pay anybody. Salt draws moisture out of the air and holds it, so a wall that would dry in an hour somewhere sheltered stays damp for far longer here, and damp is what moss, algae and lichen actually need.

That is why the seaward elevation greens up again first and fastest, and why a firm quoting the same interval for the front and the back of your house has not thought about it. Salt does something else too: it crystallises inside porous render and old brickwork and pushes the face off from behind, which is exactly the surface a pressure washer then finishes off. On a salt loaded wall, force does not just fail to help, it accelerates the damage.

So the method here has two extra steps and one honest expectation. The extra steps are a biocide that is left to work rather than rinsed straight off, which is what the biocides regime the HSE administers covers and is the part that sets the regrowth back, and a clean water rinse afterwards to take salt out of the surface rather than leave it sitting there pulling in moisture.

The honest expectation is that a seaward elevation will want doing again sooner than a sheltered one, and a good plan is to do the exposed side more often and the rest less rather than the whole house on one cycle. Autumn is usually the better time, before winter damp sets everything going. Comparing prices? Yes, and we plan it as a full day or two rather than a quick call. Why does the seaward wall go back to green so quickly?

Salt. At 2.9km from the coast the air carries enough of it to hold damp on a wall face between showers, and that surface never gets the dry spell which would kill the growth off. In Yarmouth the seaward elevation goes first and returns first every time. The answer is a stronger biocide on that face and a lighter one elsewhere, rather than washing the whole house to one recipe.

The cottage is pre Victorian. Can it stand a wash?

With care. 30.7% of the Yarmouth stock predates 1919, which means solid walls, lime mortar and a face that will not survive a pressure lance. Those get hand work, low pressure and a biocide left to do the job slowly. Painted or cement rendered walls on an old cottage are the real difficulty, since they trap damp behind them and washing does nothing about that. We will say if that is what you have.

Is a pressure washer safe on painted render?

It is the quickest way to take the paint off in patches. Painted render on the older Yarmouth houses is often several coats deep with the bottom one failing, and pressure finds the weak layer and lifts it, leaving edges that let water in behind. We soft wash instead and accept that a chalky old coat will never look new. If the paint is already flaking, stripping and recoating beats cleaning it.

Most of the road is bungalows. Does that make it simpler?

Simpler to reach and bigger to clean. Bungalows are 35.7% of Yarmouth housing, and a bungalow has roughly twice the roof area of a two storey house with the same floor space, plus far more ridge, hip and verge for its size.
